Carlton House is a nice condo development comparable to Market Street Condos & Savoy. It is the newest condominium development closest to the 2013 opening Metro in Reston. It is not directly in the town center but rather across Reston Parkway situated between the town center & Plaza America. There is garaged parking for just about each bedroom. Surface parking is somewhat of a nuance for guests, that ought to be better managed. Guests need to get a guest pass to use the spaces. The surface spaces border the Washington & Old Dominion trail where lots of visitors can take advantage of the parking. If there is no guest pass, the lot would be filled by non visitors to the private property. The pool is tiny, but on the roof. Other condominiums have a party room on the first floor while Carlton House has a nice sized room on the top level, along with a pool table, bar, conference room & barbecue space on the roof. Occasionally when I have visited there is a rotten garbage smell on the first level. The gym has free weights, a yoga room and a sauna. There is a computer lab, and movie room w/ ample seating. Carlton House has more amenities than any purchasable development in Reston. There is no rental cap, but the owners most likely would like to impose one. The fees are standard for the area. Walls, ceilings and flooring is concrete, unlike other developments, you won't hear your neighbors. Most units have a balcony. All the units have the same SS appliances, same cabinets, hardwood flooring or cream carpeting, and granite. The granite is either Uba Tuba or Santa Cecelia, it is both in the bathrooms & kitchen. All units also have washer dryers. The penthouse floor has higher ceilings, the ceiling in the kitchens mostly have dropped a foot to house the lighting and make the cabinets look nicer that they extend to the (lowered) ceiling. Unless a renter / buyer is more than 6 ft, this is not an issue. The management for the development does not specialize in customer service. The head of the development is gruff, arrogant, and difficult to work with even to respect. -2 stars for the difficulty the manager causes. As a Realtor, several clients have declined purchasing in Carlton House because of the management.
The Carlton House is a nice building as the previous writer has stated. However that is where the luxury stops. Living in this building I'm constantly surprised by the management. In the past 12 months I've had packages lost but only to be found after the attendant looked for around after a 2nd request. At first the attendante stated that I had no packages despite my UPS label showing otherwise. After my second visit downstairs and call to UPS he found it. The pool here is laughable it is 4ft. But have no fear there is a life guard on duty in case you pass out and forgot how to stand. After some routine maintenance was performed in the condo I had my spare key misplaced as the front desk associate filed it away in the wrong location. This took a day to straighten out and find. All in all this is not a luxurious experience as you would expect given the nice condo building. Buyer beware.
Carlton House is a nice enough building in a good location, but beware. The HOA ruins the experience of owning a unit here. The monthly HOA fees of $515+ are exorbitant. The services provided are standard at best, with sub-standard attitudes from staff and unreasonable overly restrictive rules and regulations. There are parking spaces available and yet guests to your home will be treated rudely and made to travel in and out to register their vehicles. The amenities are not up to par. The pool is tiny and crowded, and the work-out room and entertainment areas are small and not competative with other available condos nearby. The view from the roof is nice, but good luck enjoying it because there are always other people at the only two available grills (one of which is often not functioning properly.) If you are considering a luxury condo in Reston, our friends had good service (including polite staff, valet service, nice amenities, spacious pool and entertainment areas) at the Metropolitan. I'm sure other condos at the Reston Town Center also provide a better value and some service for the HOA fees. Do not buy or rent at Carlton House.
