Would not recommend this complex to anyone! All amenities are either closed or broken. The laundry facility has been closed for a full month because there is no hot water and the dryers don't work. I have to relocate just to do my laundry, which is an inconvenience on myself and newborn son. I have received multiple notices stating my A/C and water would be shut off due to maintenance finding underground leaks. This happens regularly. At least eight hours a day, on more than one occasion, more than once a month. No water at all! My newborn son and I went a full week without hot water. Having to relocate again just to take a shower / bath. When I asked about being compensated for the inconvenience, Management stated they were not going to do anything about compensation. I pay 704.00 dollars a month for this type of service and living condition. This complex has been more of a hassle and inconvenience than a wonderful place to live. Please, stay far away from this place. All utilities included sounds amazing, but it's not worth the hassle and inconvenience you will encounter.

Constant gas and hot water problems. I have gone days without heat or hot water here. The entire place smells awful, the carpets and central air system has a significant mold problem. Do not live here if you have lung problems, living here only a couple weeks flared up my asthma so bad that I had to move out. Also, there are drug addicts living all over this complex. I had multiple issues with junkies harassing me. Whatever you do DO NOT MOVE HERE

My boyfriend and I have been living here for about a year and a half so far. This space is perfect for 1-2 people. It's small, but cozy. Initially, moving in, we had to clean the apartment of dead small cockroaches and some live ones (tiny though). A bit of the venom stuff and they were completely gone within a week, so no biggie. One thing we do not like is the constant water/plumbing issues. At least once or twice a month, the water will be shut off due to having to constantly work on it. The current management does a pretty good job of sending out notices for that though. Other than those things though, we feel this place is pretty great. Laundry room on site, nice pools that get taken care of pretty quickly if it's to get dirty, fitness room thats small but practical, and even though we don't really use it, there's a club house that people use to give extra indoor space for those who want to throw a party, like a kids birthday party, as well as a LARGE field space for dog play or if you want to throw a bouncy house in with a kids birthday party. It's located REALLY conveniently next to the light rail stations and bus stops, so you can easily get to ASU, Mill ave, or Tempe Marketplace. It's really inexpensive rent, under $700 with all utilities included. I think most people would have a good time here, and if it's your first apartment, it's even better to start out with.

I am currently a resident at Arbour Park Apartments. I have lived at this location for 3 months of my 6 month lease. So far, this has been the worse living experience I have encountered and below I have stated the reasons why. 1. Management is rude and not helpful at all. 2. The pool has been consistently closed since I began living at this complex. My lease started at the beginning of July. 3. The laundry room has also been shut down continuously since the beginning of my lease and is still currently shut down. Management has a note on the door stating that there is no hot water and that the dryers are not working. Forcing tenants to relocate to do their laundry. 4. I have received MULTIPLE notices on my door informing me that my water and A/C would be shut off for at least eight hours a day, on more than one occasion, more than once a month due to MULTIPLE underground leaks maintenance finds. 5. Recently I received a notice from Management stating that my hot water would be shut off due to a gas leak and they couldn't give me a time frame as to when the hot water would be turned on. I ended up going a week without hot water. My newborn son and I had to relocate just to take a shower / bath. Finally, my hot water was restored. One day after the hot water was restored, I received another notice stating another underground leak was found and my water was shut off once again. After all this, I went into the office to pay my rent and asked if I was going to be pro-rated or compensated for all the inconvenience and Management told me they were not going to compensate me. I would not recommend this complex to anyone!

Most dishonest, disgusting place I have ever lived. After moving in I learned that most of the apartment is dedicated to welfare housing. There are drug addicts, gang members, and felons in most of the units. I also had things stolen without any sign of breaking and entering, meaning maintenance or some other staff member went into my apartment and stole my belongings. This place is cheap but it is far from a good deal, if you have any other option I highly recommend not living here. Also, the pool has been closed for 6+ months, as well as the laundry room. There are gas and hot water leaks, making this not only a disgusting place to live, but also a dangerous one.
