I own some duplexes in Arlington since 2005 which have been professionally managed. I had used 3 different managers before I hired Herman Boswell Property Management. I was living 1300 miles away in a different state when I purchased the properties. The previous managers lasted between 6 months to a year before I had to fire them because of poor net results. Their poor performance included too many vacancies, high expenses, non-payment to vendors, ignoring tenant maintenance requests, and most importantly bouncing mortgage payment checks. I was getting very frustrated with having to drive 2600 mile round trips every year to fire the current manager and find and hire a new one. Herman Boswell Property Management (HBPM) was actually recommended to me by one of my tenants! I thought that was a rather unique source for finding who might be a good manager. I hired Herman Boswell Property Management in February 2010 and have been completely satisfied with their handling of all aspects of my duplexes over the last 5 years. I will continue with HBPM until the day I decide to sell the property. Because of my poor experience with prior property managers, I decided to move to Arlington after I hired HBPM. The move turned out to be a very good decision because I got to know my property a lot better than on the prior brief annual inspection/manager change trips. When HBPM took over management of my duplexes, my prior manager was failing and going out of business. He created a disaster at my property with bounced checks for the mortgage, tenants leaving without notice because their maintenance requests were being ignored, and then a few weeks later found out that several vendors were not paid for work done on my units. I had to take care of the mortgage checks and work out a payment schedule with the vendors. But HBPM managed to get the tenant situation stabilized and then managed to fill all my vacant units within a year after some major repairs to these same vacant units. For hands-on owners like myself, taking that closer look at my duplexes got me very dissatisfied with the prior vendor work that I was seeing. I told my manger, Sheri Swaine at HBPM, that I wanted to try doing the lawn mowing, which later expanded to bush trimming, and even tree trimming. Then, when several tenants moved out (one bought a house and another got re-married) I told Sheri I wanted to look inside these vacant units to see if I could do any of the repairs. I started doing the interior repainting, drywall repairs to holes in the walls, replacing interior doors, adjusting cabinet and bifold doors, replacing screens, making new screens for windows that were missing their screens, and other small jobs. For electrical or plumbing repairs and exterior siding repair, I would call Sheri and describe exactly what needed to be done by her vendors. For those who are strictly investor owners (like I was when I originally bought my Arlington duplexes), HBPM has a full list of the best vendors in and around the Arlington area and I have seen their work on my units which is excellent. Vendors like getting work from HBPM because they know they will be paid quickly and small vendors in particular like being paid the same day they submit their invoice. Small vendors tend to be a lot more meticulous because they take pride in their work and they know if they do excellent work, they will get more new referral business. All HBPM property managers are licensed real estate agents and fully compliant with all Arlington and Tarrant County rules and regulations. I also like their management policies. I have never had to question or object to any of their policies. I set some general guidelines for the property as a whole but I do not interfere with the daily management of my units. My bottom line is that I wish that I had started with Herman Boswell Property Management 5 years ago. Maybe I would not have moved to Arlington and could have stayed in my beloved Rocky Mountains.

If I could give zero stars I would. I am a home owner and have been with these guys for more than 3 years. This year they did not get the renters to sign a lease Agreement...and the renters moved out mid-year. Of course they never told me the renters didn't sign an agreement. When the renters moved out there was considerable damage to the home and Charlotte Anderson and Sheri Swaine were extremely prejudice against me. They basically called me a liar saying the damage I reported didn't exist. They NEVER asked for my photos. Charlotte who is Sheri's manager yelled at me on the phone and then hung up on me. A despicable display of customer service. Then, because I stood up for myself and what I believe is the right thing, they dropped me as a client without notice. I am disgusted by the way that I was treated by this company. I paid them monthly for a service. The service delivered was never stellar. The customer service was always mediocre. I highly recommend avoiding this company at any cost. ***************************** UPDATE 10/10/14 So today I met with Mr. Boswell and the office manager Gayle, presumably to resolve our dispute. Again I felt that I was met with extreme prejudice. They both were dismissive of my position and said I had unrealistic expectations. Ultimately Mr. Boswell ended up slamming his had on his desk and yelling at me. He then threatened me with a defamation suit and said I would be hearing from his lawyer. Mr. Boswell mentioned that Sheri wasn't responsible for telling me the renters didn't sign an agreement.....it wasn't part of what I was paying for. Please....avoid this abuse by choosing a different prop mgmt company. I am so distraught by this experience....I may need to counter sue for emotional distress.

The worse customer service I've ever experienced, they talk to people as if they're doing you a favor, and quite frankly, that's just they're job, so someone should bring that to they're attention, HORRIBLE!

We have been using Herman Boswell to manage two of our small apartment complexes for over 5 years. After frustrating experiences with two previous property management companies, we have been very satisfied with the communication, professionalism and results Herman Boswell has provided us. We have developed trusting relationships with our property managers and know they have our best interests in mind every day.
