These Apartments are a joke they will lie right to your face . There complex is infesteeyond the point of fixing. Not only are the cockroaches part of your apartment but you probably have bed bud to. They say they will spray to get rid of them lol a joke their are billion in the wall they can't kill that many with spray trust me I know I use to work for terminex anyone thinking about renting here don't run run run not to mention they rent to any druggie that walks in and believe it or not their security guard sells drugs to them not a safe place to live run run run and its funny how they respond to the reviews on here but they don't fix any problems I just want to opt out of my lease they can keep every dime that gotten from me I just and done with this complex and I advise people not to come check this complex out it is bad bad bad bad I'm going to do something smarter than anybody else is done on these reviews I am contacting Arizona State Board of Health and they will be coming out to do an inspection on my dime because I don't want anybody else to have to live in a place like this if you're that curious to know what these apartments are like go out and rent the movie Joe's apartment might give you a good perspective there's no good reviews on this site whatsoever in the ones that are probably the druggies that live here that love it

If I could I would give this complex half a star!!! I would stay as far away as possible from this complex. The assistant manager is never there so you can never get anything done and when she does finally come to work she is a witch... Oh and don't even get me started on the corporate office what a joke. If you like having money, and like to be treated with respect then you willl hate it here as much as I did.

I have lived here for two months now, I've never had a problem with the leasing office, maintenance, or really anything. The only complaint I have is my neighbors are hoarders and you can smell their apartment from 5 feet away and we have bugs because of them! Other than that this is a good place to live. It's a nice size apartment for the amount me and my husband pay. I would recommend living on the side where you pay your electric because it is a lot quieter on this side.

For the love of God, save yourself and avoid these apartments. I attempted to move into Biltmore on the lake in January. After setting everything up a month in advance, taking advantage of a 150$ move in special, and driving over 1000 miles to Phoenix from Louisville Ky, I arrived only to be greeted by a completely incompetent staff. I had been up driving for 2 days, and was expecting to get into my nice new apartment. Instead I sat in a chair for literally 3 hours while the staff attempted to locate my information. After they located my info, I was informed by the manager that I could not move in under the 150$ move in special, and that I needed to pay them about 500$ more. At this point I was so tired, and angry I told the manager if I had any other place in the world to go, I would have already left. So before I gave in and paid another 500$ to move in, I asked to see the apartment I was supposed to move into. Holy crap! If you want to know what its like to live in a crack house, move into an apartment at Biltmore on the lake. The manager told me, "OH, this is a really nice apartment". It had shattered glass in the windows and bugs on the walls. Long story short, I ended up saying goodbye, and lucked into a FAR better and WAY cheaper apartment at Sunset Landings the very same day. It has been 4 months and I am still trying to get my 100$ move in fee returned to me. Every time I call, the management is on lunch break, and Im told to call back in an hour. This cycle repeats itself until it is 4 pm, and I call back only to be told that management has left for the day. When I leave a message for management, I NEVER receive a phone call back. Its always no manager to be found, and the person answering the phone has no idea whats going on because its their first day on the job. The management at Biltmore on the lake do not care about their jobs. They are pathetic, Worthless, and Incompetent. Do not waste a single second of your time with these people. I gave them 1 star. They deserve 0

Biltmore on the Lake was my first real apartment. Very very interesting experience. Rent was less than $700 a month though and I even got a 2 bedroom with plenty of space so you figure why not, right? How bad can it be? Problems: - AC sucks, and because of the concrete walls, you're sticky and hot all day INSIDE of your own apartment. you're going to have to buy 3 or 4 fans just to cool down, its like a sauna, no joke - maintenance crew comes around very very rarely, some nice people, but not efficient at all - had a whole list of problems with the apartment and within my entire year there, NO ONE ever came around to fix any of it, pathetic, it was easier just to suffer through it than waiting around and trying to reach someone on the phone - office staff continually seems to change, very weird system, a new face every month - a bit scary at night time, you wouldn't want to go around walking the complex by yourself, police always here every week, people seem to sit outside their front doors all day long waiting for the apocalypse - the doors are cheap and so they don't even close all the way without a big gaping hole to where you can see the sunlight come through in the morning, had to get really dark curtains in order to sleep at all - dishwasher absolutely SUCKS, i have to wash them by hand every time right after so it's completely pointless - no laundry unit inside the apartment, its up on 2nd floor which sucks - the breaker is always going on and off, so the garbage disposal under the sink rarely works without shutting off something else in the place - windows are cheap, mine was busted the day i got there, no one ever did anything about it - lots of noise on the weekends, everywhere smells like smoke - parking sucks, mine's way on the other side of my apartment and my friends rarely have somewhere to park i can see a beautiful lake on google images. i don't need to waste my time and money for this dump. just suck it up and pay the extra money and live somewhere nicer. trust me. im saving you a lot of liquor runs.
