So far so good, after reading some of the reviews I do have to say most of the people who give the bad or poor reviews must have been hand feed most of their life. If you want a reserved space get a covered space or a garage. For a garage you get 2 spaces in one - #1 inside the garage & #2 just outside the garage. I work nights, but will say with the apartments being at 90%+ occupancy all the time, after about 8-9 pm there is no parking left. The only thing not being used is very few covered spaces and a few garages. Get you one - it's worth it!! The lawns on the grounds are mowed twice a week, (Day sleeper annoyance, but all good). All of the maintenance crew is on que, they all know what they are doing, they have a maintenance man by the name Fidel (old guy) who is soft spoken but knows alot.. If you want to be bottle fed the rest of your life, you can move to Hebron 121 apartments across the street for $1300+ for just a 600 ft studio apartment. If $990 - $1100 a month rent is to much for a 1br-1ba, keep looking on down the road..

Very nice staff and maintenance . Parking is outrageous . Other places I have learned offer assigned parking and even the carports are included in your rent . Here they are not they are extra. Security gates hardly work . And when you are trying to get in with your card . All the cars line up for you to open the gate whenever you should be going first . Very annoying plus the dogs barking 24/7 and people doing illegal things at night in the parking lot. People leave the garbage every where .But that is not the staffs fault . The company that owns it should change and enforce more strict rules . I do like the staff and maintenance. But I will not renew my lease over the parking and the illegal activities going on . I do not feel safe here. People leave the dog poop lying or on the side walk . Cigarette butts all over the breezeways by your door . That is some residents or visitors being trashy .I feel sorry for the maintenance people for some of the crap they have to put up with . The maintenance is top notch they are right on it. But also are the office staff . It is mostly some of the people that live here have no respect for others.

I lived here for a year in 2010-11, and moved back in July 2014 after realizing that the area was perfect for the needs of myself and my daughter. I checked other complexes in the neighborhood, and none really grabbed me until I snuck in the gate here and drove around again. The grounds trump anything else in the area, and are extremely well-maintained. In my previous experience living here, I had one problem involving the air conditioner that was rectified quickly. I was very happy with my floorplan then (3br/2ba), and am happy with my floorplan now (2br/1.5ba). In the six months since returning to the complex, every maintenance request has been handled quickly and professionally. When I visited the office during the summer to discuss leasing, the manager remembered me by name from three and a half years prior. Every member of the office staff has been wonderful and helpful. My only annoyance so far has been parking, and that's been on rare occasion. I have a garage, and people have parked in front of it on several times. As it turns out, only once was it without reason. Each time, it was handled quickly, and I haven't had a problem at all since moving garages. As it stands, this has been my favorite place to live. I'm weird and prefer apartment life, and I'm pushing 40, so I've lived in quite a few apartment complexes. Emery Bay is at the top of the list.

Most of the staff was unprofessional and rude. They took months to care of our maintence requests and had animals that would get in the walls and die!!

We've been at Emery Bay for 7 months and overall we have had a great experience. The management staff has always been very helpful, polite and professional. Service requests are handled in a timely manner and the staff always call to follow-up to ensure we are satisfied with the work completed. It is a very quiet, family friendly community. Pets are permitted and although some tenants do not always clean up after their pets, maintenance staff must be on top of this because it is usually gone the next day. There are 2 pools that are well maintained. Grilling and gatherings are allowed at the pool, which is nice and gives the property a more homey feel. The city of Lewisville allows for you to grill on your patio, which was a surprise to us coming from Florida. That's a nice plus. The patios are huge and allow for a nice patio set. All apts come with a great outside storage which is right in the hallway outside your door and only you have access to. Ours is jammed packed and has saved us storage fees. There is a beautiful lake with ducks and geese that my toddler loves and a little play area with a couple of slides. Yes, the property is within reach of the landfill but in the 7 months we've been here, I have only smelled an odor 1 time. Honeslty, I forget it is there. The Hebron train station is right across the street, which is convenient to avoid Dallas traffic. My family enjoys walking to Target and Chucky Cheese on cooler evenings. The apts have high ceilings and crown molding. Large patio doors for light and since I'm on the 3rd floor, we even have a fireplace with a mantel. The only cons are that the guests rooms are on the smaller side and due to the location of the ac unit, they are warmer then the rest of the apt in our 3 bedroom. I've contacted other properties and this seems to be a common issue in 3 bedrooms at several properties. Overall, for apt living this is a great place that feels like a home. We will only move out when we decide to buy. I've lived in Las Colinas, which is down the road and honestly that apt didn't even compare to this one. So I would highly recommend Emery Bay!
