Been living at Madison Park for a little over a year for flight school. I would say the experience was generally positive except when it came time to move out. Overall I would not recommend living here. If you want to live off post go somewhere else that actually rents cheap apartments at market value (~$450 a month), besides that I'd just recommend living on post, it'll make your life a lot easier. The Good -Maintenance is fast -Newish -Close to Rucker -Pool -Ample parking -Open space behind complex to store trailers/rvs/dogs whatever The Bad -Overpriced (They know your BAH, you do not save money living here) -Technically, you can have no guests at the pool on Fridays and Saturdays. (I understand they were trying to stop any big parties, but seriously I can't have two guests on a Saturday) -Smells like chicken poop ~15% of the time -Dumpsters overflowing with trash almost every weekend -Cheap construction (Windows leaked puddles of condensation during winter etc.) -Can't clean paint/walls, they make you pay for repainting upon move out (Approx. $120) -You pay for carpet cleaning upon move out (It’s in your lease) -Black light upon move out with pets (Make sure you get them to black light on move in, even if you have new carpet.) -The lease requires a waiver of some SCRA rights (BS) -Quarterly inspections (Also several additional government ones (I think they are trying to become Title 8 Housing, just a rumor)) -Will try to rip you off upon move out. If you have any questions go talk to the people in 5700 (military) Would definitely recommended talking to housing before you rent, they will give you the low down on all the complexes in the area. I wish I would have done that.

I've been here roughly six months. Good: Ample parking, feels safe, nice apartment overall, friendly staff*, convenient to Rucker & Enterprise, affordable rent for what you get. Built in 2011. Decent office hours. Packages are dropped off there when you aren't home. Bad: Chicken farm behind the community blows an awful smell this way about 15-20% of the time (will probably be worse during summer). Quarterly inspections of your apartment. It feels very intrusive. They need to tone that back to every 6 months. The lease requires a waiver of some SCRA rights, which I didn't catch until afterwards. Neutral: *some of the staff seem like they've gotten used to military being here and take us a tiny bit for granted (probably in all military towns). I was told they won't let you reup your lease without a new copy of orders- not cool. If they try to jack my rate on me or not renew a lease because I'm military i'll be a little upset. All three apartment complexes on Freedom Drive are owned by the same company (I think it's Cotter Enterprises). It feels like it was cheaply built but is well maintained. TL;DR - It's not a bad choice for a place to live. Inspections should be less frequent and just keep in mind that these apartments have real live people here who care about being treated well. They were going through a big state inspection or something and came in a lot more than I prefer lately. However, this isn't normal.
