Prior to January 2015 this was a Gables owned property and it was awesome. Friendly staff that enforced the rules and attentive maintenance staff that fixed most issues within 24 hours of reporting it. That was then, this is now. The complex was bought by Alliance. They only care about taking as much money from you as possible. They are a conglomerate that buys complexes in order to turn a profit. Look them up online and see the reviews yourself. The office staff is rude. Maintenance will get to you "sometime in the next week".They enforce no rules. The quality of people moving here has gone way down. For 3 years we've had no issues. Over the last 3 months it's been a nightmare. Loud music and patio parties go on until 4am with no backlash. Cars get broken into almost weekly. There was an armed robbery of an apartment a few weeks ago. We've had to call 911 multiple times from couples fighting in the halls. The weight limit for dogs is no longer enforced. It's a fun time when your upstairs neighbor has 2 50 pound dogs that fight constantly on hard-wood floors. People let their 60 pound aggressive dogs run around with no leash. No one picks up their dog's poop. Most of the gates are don't work so it's a pain to get in and out of the complex during commuting hours. Alliance also charges you a $35 "convenience" fee to pay your rent online. These apartments are WAY over-priced for what you get. If you are looking for apartments in this area, there are much better places to live. If you want to pay $1200 a month for a 1 bedroom apartment next to 6 frat houses, you can always move off the UT Drag.
Unfortunately there are a lot of spoiled college kids in Austin. Parents pick up the tab and it harms those of us that have to pay our own ways through life. Yes, parking is bad. Is that the only complaint I have? Well, besides the college kids, yes. Thing is, you aren't going to find an apartment in Austin without college kids. It would also be nice if the apartment complex could give reading tests to individuals before they lease to them. If you park illegally you will get towed just like anywhere else in the city. The staff has been amazing to us and our apartment is still in top notch shape. We moved in when the place was new and are still here.
I moved in when this place was FIRST opened in 2009 and recently moved out summer of 2010. I read the other reviews, most of all are very true. However, they had a change of mangement. The newest management team really kicked the place into gear! The crazy party spoiled college kids that do not understand what a nice place they were living in got the boot due to noise violations and numerous parking violations. The noisy jerk with a bunch of basses below me had his last night of loud gaming when the new managment came in. The new management fixed the gate some stupid drunk person took out with their car. The latest management was always very helpful and open. Helped us with our complicated moving needs. Really anything anyone says bad about the place does not understand how management changed; also proving they did not have open communication telling the staff about their concerns. (If they don't know of the problem, they cannot fix it.) The only cons: crappy parking. It was very hard to have friends or family to visit. Also the gates around the property are not always closed, so you get some solicitors, and during the summer too many none residents coming to the pool. The pool area allowed smoking, disgusting for many reasons. It is not fun to step on an old butt barefooted. Some people let their dogs run around crazy, which ruined the ability to bring my calm friendly dogs to sit with me pool side in the fresh air. I spoke to management about it and all issues they were working of resolving. I am not sure how the summer went because I was not there. If I were to move back to Austin I would gladly live again, depending on what price they quoted me : P Overall a very nice place. Only four stars because the price is likely too much now. Remember if you ever have a concern about where ever you live take it up with management, they will likely fix the issue!
this apt looks nice from the outside, but....................... 1) poorly built/constructed 2) lazy management & maintenance(ice maker gas been broke for almost a month now!) 3) nothing but loud obnoxious college kids 4) constant bass from the 1st floor(i live on the 3rd!) and mgmt will do nothing about it 5) parking is a complete joke! spaces are meant for ONLY small compact cars. bring a can opener to get out of your car. 6) there is no parking after 8pm and if you do happen to find a spot its usually on the otherside of the complex! 7) windows have next to no insulation and living next to little texas rd is no fun. all i hear are cars and bikes burning down the street ALL day and night 8) the garden tub in the master bedroom is no bigger than an avg size one. just lots of space on the sides 9) overpriced! 10) did i mention how horrible the mgmt is?! i swear to god ive never been more put off or annoyed before the good: 1) washer and dryer included 2) good location 3) great place to be if you are in college and love to party 4) granite counter tops and stainless steel appliances are a nice touch 5) seems like the pool is really nice, although its been too cold to go swimming of late 6) nice layout 7) huge patio/balconies .........all in all, i cant wait for my lease to end. i want out so bad. if you are an everyday normal working individual, DONT MOVE HERE, you will have very few comfortable nights of sleep. if your looking for a non-stop party this is the place to be, i guess
