AVOID THIS PROPERTY AT ALL COSTS!!! It's absolutely TERRIBLE. Office staff is only focused on sales. Maintenance and tenant support come LAST. Parking situation is TERRIBLE and UNSAFE. Security gates always broken. No barrier to foot traffic and property is half a mile from Van Buren, one of worst streets in PHX. Often see dumpster divers on property. Had bed bugs first week I moved in. Office staff told me I brought them. I had just moved from a house I have lived in for thirty years and had never seen a bed bug...didn't know what they were. Infestation was in the walls, coming out of electric outlets. They wouldn't pay for an exterminator. I had to do it myself. I HATE THIS PLACE. CAN'T WAIT TO MOVE OUT! Oh yeh... forgot to mention the black mold. You know, the one that poses an actual health risk? All over the bathroom and kitchen sink. They told me a little bleach would fix it. It does...but then your house smells like bleach all the time since you have to do it every week. No problem...just eat out. Right? Oh, except they raise the rent every time you renew your lease. Look at office response to every negative review here. Cookie cutter...just like the lip service they pay to servicing existing tenants! On the flip side, the property does abut to Papago Park if you like to hike or mountain bike. If you just never stay in your apartment, never interact with the office staff, don't mind insects, are fine with having your rent raised without notice when you renew your lease, don't mind random vehicles in your parking space and not being able to find one on the same side of the property where you live, don't mind people racing through the parking lot doing twenty MPH while you pull in and out, don't mind people driving IN the exists while you try to exit, and don't mind fighting 50 - 60 MPH traffic getting on and off the 202 while you try to pull in or out of the property onto 52nd street...it's fine.

Nice complex, close to park, good amenities. Customer service at front desk is 70/30 had some bad experiences and extended delays (took several phone calls after online request for most recent fix on microwave) for maintenance repairs, but mostly good. Not happy with leaving experience... was told we'd pay $45 for touch ups on the walls, did the touch ups myself, spent an hour fixing them, still got charged $45, but at least they removed the cost of replacing the drip pans on the stove. Anyways, seems like that stuff should be covered by the apartment, especially when you've lived there for at least a couple years... I'm pretty sure stuff like that is already built into the monthly rent... same with carpet cleaning. All together, was charged an additional $87 when moving out. :(

My two cents: The property itself is nice and accommodating. The staff i have encountered to date have been nice and helpful especially Valerie (I think that is her name) who works in the office. Super nice to work with for sure. The walls are a little thin but that is completely expected in an apartment building. HOWEVER, I went in and paid my rent a few months in advance only to be met with a really uncomfortable reaction. I am a student and the money I was allotted goes directly to living expenses so I figured I would get the priorities out of the way. Well apparently it's not such a welcomed thing to do. I called many times before going to the bank and nobody answered or else I would have been happy to accommodate whatever they needed regarding rent differently. In fact I even asked if I just needed to put it back into the bank and not worry about it but was met with strange vibes with that too. I do not have any issue with making anyone's life easier but I do have issue with feeling like I and getting the third degree with trying to be responsible. Super bummed out with encounter. Hopefully the rest of my lease period goes smoothly.

I have lived at Red Mountain Villas since it was The Peaks at Papago Park. When I moved in it was perfect. The rent was affordable, the grounds are lovely and the location next to the park is a big bonus. I moved in Sept 2010 and have always paid my rent early, taken good care of my apartment and generally never had an issue. When I moved into my 518 square foot apartment I paid $585 a month for it. (This includes the pet rent) Over the course of 5 years my rent has slightly increased every year. Of course, this was to be expected. They updated my applicances when I requested and they offered incentives for renewing your lease. I had a beautiful accent wall painted and my place looks amazing. I truly love living there and dont plan to move anytime soon. Unfortunately that is the reason why I'm writing this review. Over 5 years my rent has increased a reasonable ~$100 (so I'm paying $690 a month + $100 more in utilities). When I went in to renew my lease this year they informed me they are raising my rent almost $100 a month for this next year. I was shocked. I cant imagine budgeting for this. $800 a month (+ $100 utilities) for a 518 sq foot apartment? I live alone, I am not sharing rent responsibilities with anyone else. My paycheck just doesnt have an extra $100 in it every month to spare. I went in to plead my case and they told me they are unable to negotiate at all and they recommended I choose a 7 month lease instead (as it's $30 less a month). I read an earlier comment about another resident having the impression of them not wanting to retain tenants. Why would they want to coerce me into a shorter lease? Perhaps, because they want a sooner opportunity to raise my rent again? I am disheartnened. I hope I can work it out. Weidner is a giant corperation and I am one person, but this is my home and I dont want to lose it.

Well I don't even know what to rate here... I just moved in. The apartment is beautiful as well as the community. However, I'm extremely upset to find that I'm sharing my home with roaches. I have pest control coming tomorrow and I am not even sure how that will help as I'm sure they're living behind the cabinets. I've never lived in a place with roaches and I don't even know how to handle it, but it's definitely grounds for me to want to leave already. This apartment is too expensive for me to have unwanted roommates in it. Let's see how this plays out. :/ Update: I just killed like 5 roaches in a row. Yay. I wish I could give a negative star for every roach I see! This is so negligent, it's ridiculous. I had pest control come in, which doesn't seem to be doing a darn thing. Oh, and pest control informed me that they were completely unaware that this apartment was ever vacant and they never even came in here prior to me moving in to make sure the place wasn't crawling with roaches. Good job everyone! I've been here a week!!! 1 freaking week and I'm already planning my escape from this place!
