The new staff that has taken over the complex is top notch. Knowledgeable, friendly, extremely professional, and willing to go that extra step for all their tenants. They make you feel as though you are part of one big extended family. The Overlook is now, truly a "Diamond in the Rough"......

So you all honestly want to know my experience here at The Overlook aprt. TERRIBLE!!! The staff like someone mentioned before me are so sweet and nice UNTILL you "sign your sole away". I have been a reliable person to pay every month, and 11 months down the road, I'm late is just a hundred dollars short of this months payment, and Summer, the Sealy manager i presume comes barging in and gives us 2 days to be entirely out of the apartment. 2 DAYS!? Now legally that's not going to happen, but because my fiance and I are in our early twentys she just assumes we're stupid and don't know the "rules of the road". The apartments themselves are a whole other level of crap. There was at one point a huge leak from the upstairs neighbors hot water heater, which leaked down into our apartment. This leak ruined ALL of out kitchen appliances and and utensils forcing us to buy more. All the maintenance guy said we're sorry for your loss ill come by another day to clean up the mess it has made... guess what? He never showed back up, go figure. Not only that, bugs. So many cockroaches. Some would ease into the apartment and infest the whole living room. Sealy promised to have a by monthly bug spray, and for 11 months...no one every showed up...Go figure. The sealy crew honestly does not care about there "costumers", they do not care about the issues you have, they do not care about your neighbors partying it up all night, they simply dont care, and they have proven this to me every time. It's trash and i feel so sorry for the people that do not take my warning, and the people that are already here. I apologize.

THE WORST EXPERIENCE IN MY LIFE! I lived here for 2 years and while yes, it's conveniently close to the university and other places, the location is probably at the worst part of Huntsville. I've heard gunshots many times. You can't exit the complex onto Sparkman without getting sideswiped by the oncoming traffic. The neighbors at the Overlook are the largest collection of a-holes this side of the MIssissippi. They will stare you down and pass you by without so much as a "hello." They are very discourteous and will make so much noise your walls will shake and your pictures will fall down. The apartments are dirty and cannot be cleaned no matter what you do. The kitchen cabinets look like somebody got them out of a junkyard. I've had to call the cops about 3 times - management tells you to call their security guard, but when I did, he did nothing, so I called the cops. In the summer time the a/c wouldn't blow out cold air, and the outside of the door was a tiny piece of concrete COVERED in roaches, so when you walk inside, you track the dirt in. You pay a nice-sized deposit that is supposed to cover after-moveout cleaning/reparation fees, but here's the kicker: they KEEP THE DEPOSIT AND SEND YOU TO COLLECTIONS WITHOUT HAVING CONTACTED YOU ONCE. No wonder people in Huntsville are so poor and on drugs. The institutions there are collections-crazy and incompetent. Luckily I have a lawyer in the family, and will utilize his help before I pay them a CENT. DO NOT MOVE HERE!!! The complex is too congested, there's no parking, the rent is not a good price for living in such a dump, and the units are downright depressing.

The management staff are just awful, horrible people. They literally will go out of their way to try and screw you over. Our lease runs up at the end of May, and they call in March to see if we are renewing. We tell them no, and now that May is here, they say our lease auto-renews because we didnt give our notice in writing, and the only thing they will do is take our 60 day notice on that day.Why even call and ask, if the answer doesnt mean anything because its not in writing? I told them that both my roommate and I are moving out of town at the end of the month, so instead of having the apt empty for a month and a half, and have to send our info to a collection agency, why not just work with us? But NOPE! They would rather screw us over, even if it means they get stiffed for the rent that they could have gotten if they just rented to someone else. And this is not by any means an isolated incident. They have tried to screw us over multiple times, and this is just the most recent attempt. DO NOT move here! The only reason its cheaper than other places is because they cant keep anyone here, and they have to sucker in new people. If I could give The Overlook less than 1 star I would.

TERRIBLY MANAGED! I have been living here for 7 months not and its been awful from the very beginning. The staff is great until you sign your lease and then once your contractually obligated to the place, the courtesy and customer service go out the window. The office staff have no respect or appreciation for the tenants that live there, (and pay their bills, mind you) and they make it obvious. When I first moved in I was told my current contract with my satellite company wouldn’t be an issue. Once I moved in and tired to have the dish installed, they came up with all these rules about the placement of the dish (can mount it on pole in ground, on building, siding, ect) Ultimately I couldn’t have my dish installed and had to pay a huge fee to get out of my contract. The women in the leasing office are absolutely no help when it comes to any issue you may be having, no matter how slight. They fail miserably in the customer service department for me. The place is overrun with young kids who hang around outside at all hours of the night. There are supposed to be several courtesy officers that monitor the place but I have seen no evidence of that. I have yet to see one patrol of the property. My car has been broken into twice already, and I feel very unsafe living there. Needless to say, I WILL NOT be renewing my lease and WOULD NOT REFER ANYONE I know to live there.
