AVAILABILITIES EMAIL UPDATE LIST:
Once an application has been accepted if there is not a current availability that suits the applicant's needs the applicant's email address will be placed on the WORLD HOUSE availabilities update email list. When a new room becomes available it is posted on the WORLD HOUSE website and an email update with a link to the website is sent to all applicants on the WORLD HOUSE availabilities update email list. Applicants interested in the new availability are encouraged to contact me about any room they are interested in. Sometimes more than one applicant contacts me about renting the same room. In this case I offer the room to the applicant with the highest scoring application and/or whose desired move-in date is mostly closely matched by the availability.
BANKING:
Bank of America is the closest bank to WORLD HOUSE, just 3 blocks away on University Way, the main street through the University District. If you would like to use Bank of America you can get a referral bonus of $25 paid to you by Bank of America if you bring a referral pamphlet to the bank when you open your account. You can get a referral pamphlet from the WORLD HOUSE manager who will also get $25 from Bank of America for referring you.
BICYCLES:
Seattle is a very bicycle-friendly city with many bike lanes throughout the city. Seattle is somewhat hilly so that may take some getting used to. WORLD HOUSE has a bike rack in front of the building and residents may also keep bicycles in their rooms if they are careful not to track dirt or mud into the house.
CLEANLINESS:
All the common areas except the kitchens (bathrooms, hallways, stairwell, laundry room, lobby, patio, etc.) are all cleaned every week by a professional cleaner hired by WORLD HOUSE. The kitchens are all cleaned once a week, on Sunday or Monday, by the residents that live on each floor on a rotating basis. Each resident cleans the kitchen on their floor approximately once every 1-2 months depending on how many residents live on that floor and scheduling considerations. It takes from 15 minutes to an hour to clean the kitchen. There is a kitchen-cleaning schedule posted in every kitchen showing when it is each resident's turn. If there is a scheduling conflict turns can be rescheduled by the mutual agreement of the residents involved or by contacting the manager.
CONTRACT:
Contracts are typically month-to-month with a one month minimum stay. In the summer 3-4 month contracts for June through August or September are sometimes made at a discounted rent rate.
DEPOSIT:
The deposit is $300 for a month-to-month contract or $500 for a set period- contract. The deposit must be paid by cash or money order (no checks accepted for deposit). The deposit is completely refunded if adequate notice of moving out is given, no room contents are missing or broken and the room is cleaned to the same standard in which it was received. Most residents receive their full deposit back. In some cases there may be some deductions for missing or broken items or damage to the room. There is also a $10/day penalty for failure to give notice 20 days prior to the end of the last month room in occupied.
DIRECTIONS:
To get to WORLD HOUSE from Red Square on the UW campus walk due north between Kane Hall and the Odegaard Undergraduate Library to the flag pole. Continue walking due north up Memorial Drive through the north UW main entrance. Cross NE 45th Street and continue walking north up 17th Ave NE one block to NE 47th Street (there is no NE 46th Street). WORLD HOUSE will be the 4th building on the right (east) side of 17th Ave NE after you cross NE 47th Street. To get to WORLD HOUSE from Sea-Tac Airport you can take a taxi, shuttle express or bus. To take the shuttle check in at the shuttle desk on the 3rd floor of the parking garage when you arrive at Sea-Tac. The trip to WORLD HOUSE cost $23 as of 8/29/02 and will take an hour at the most. For more information about the shuttle express you can call 1-800-487-7433 or go to http://www.portseattle.org/seatac/transport/shuttlebus.htm The bus costs $1.25 or $1.50 depending on the time of day and takes from 1 to 1.5 hours to get to WORLD HOUSE. To plan a bus trip from Seattle-Tacoma (SeaTac) International Airport to WORLD HOUSE you can go to the King County bus trip planning site (http://tripplanner.metrokc.gov/cgi-bin/itin_page.pl?resptype=U), enter "Sea- Tac Airport" as your starting point, "4714 17th Ave NE" as your end point and the date and time you want to take the bus.
ENTERTAINMENT:
There are 5 movie theaters and many bars within a few blocks. Pool can be played for free at a bar just 3 blocks away. There is also a bird and nature preserve about 1 mile away (20 minute walk). Downtown is also easily accessible by a 30-minute bus ride. Woodland Park Zoo is an excellent zoo, which is about a 30-minute bus ride away. FOOD: There is a supermarket just 4 blocks from WORLD HOUSE and another about 10 blocks. University Way, 3 blocks from WORLD HOUSE, is packed with restaurants of many types and ethnicities.
FOOD
WORLD HOUSE has four kitchens (one on each floor) which all residents have access to. WORLD HOUSE does not provide meals or food. Sometimes social events are organized in which many residents eat together in the main-floor kitchen. There are dozens of restaurants on University Way 3 blocks away. The Safeway Supermaket is 4 blocks west on Brooklyn Ave and NE 50th Street. The smaller Trader Joe's supermarket (especially popular with European residents) is 7 blocks to the west on Roosevelt Way between NE 45th and 47th Street.
FURNITURE AND AMENITIES:
All rooms are furnished at no extra cost (bed, desk, chair, private small refrigerator, dresser, TV, clock, radio, phone, mirror, bookshelf, wastebasket, silverware, dishes, cooking utensils, blankets, sheets, pillows, pillowcases, towels, iron, laundry basket, etc.!). All rooms are carpeted and have closets. All closets have a way to hang clothing in them and almost all have multiple shelves. WORLD HOUSE supplies residents free with many amenities such as toilet paper, paper towels, dishtowels, dishwashing soap, hand soap, replacement light bulbs, etc.
GUESTS
A guest can stay with a resident in her/his room for 13 days or less out of a month without obtaining prior permission from the manager. The guest must follow all the WORLD HOUSE rules and may be permanently denied entry to the building by the manager at any time if the guest fails to follow any of the rules. If the guest wants to stay for 14 days or longer the manger's permission must be obtained first and there is a $100 per person per month extra charge. Please see MULTIPLE RESIDENTS IN A ROOM below.
LANGUAGES:
Residents speak many different languages but the manager speaks only English and Spanish.
LAUNDRY
There is a coin-operated (quarters) washer and dryer in the building. It costs $1.25 to wash and $1.00 to dry. If a resident needs change they can usually buy it from the manager. The building also has a bicycle rack, and garden space in front

MISSION STATEMENT:
WORLD HOUSE is a privately-owned for profit institution whose goal is to make money by providing a diverse, multi-cultural, friendly, clean, quiet, studious, non-smoking, well-managed, and maintained living situation to students, interns, visiting scholars, and university faculty, researchers and staff. WORLD HOUSE has no affiliations with any other organizations be they academic, religious, political, social or of any other type.
MOVING IN:
If you want to mail some packages here for yourself please wait until immediately before you leave for here to mail them, so that you will be here to receive the packages when they arrive.
MOVING OUT:
Residents are only required to give 20 days notice prior to the beginning of the month they want to move out, although often they give more notice. Thus I usually find out about upcoming openings between the 8th to 11th days of the month preceding the opening. On average I have about 2 openings a month so there will almost certainly be an opening for the month you are requesting.
MULTIPLE RESIDENTS IN A ROOM:
Anyone who stays in a room with a resident for 14 or more days in a month is considered another resident and must have prior approval of the manager. There is $100 per month. extra charge for an additional resident in a room. Thus a room that was $400 for one person would be $500 for two people. WORLD HOUSE can usually provide a queen size bed, two twin beds or bunk beds at no extra cost. If you know someone you would like to share a room with, please have them fill out a separate application. I do not accept joint applications.
NOISE:
The building is generally very quiet and as such quiet hours are not necessary. The rule about noise is if someone complains it is too loud. This lowest-common-denominator system has served WORLD HOUSE well and noise complaints are very rare. On the occasion someone has complained the manager deals with this situation decisively and has on a couple of occasions terminated residents from the building for failure to heed requests to quiet down. There is sometimes significant noise from outside, mostly on Friday or Saturday nights on the first week of school of a quarter due to partying in the neighborhood. Different rooms get vastly different exposure to outside noise due to their floor, number of windows and facing of windows. Most people find all rooms fine but on occasion I have moved noise-sensitive residents to quieter rooms at their request. If you are particularly noise-sensitive please let the manager know in order to receive a quiet room.
PARKING:
Since a permit is not needed to park in the neighborhood and we are only 1 block from the UW, on-street parking is available but can be difficult to find, especially on school days. In the summer, on weekends and during school breaks parking is much easier. If you drive reularly on school days (not in the summer) you may find parking in the neighborhood difficult. WORLD HOUSE sometimes has parking spaces available which are directly behind the house which rent for $40-$100 per month depending upon the time of year and market conditions.
PETS:
House-trained cats are acceptable if no one on that floor objects, other pets will be dealt with on a case-by-case basis.
PHYSICAL LAYOUT:
WORLD HOUSE is a four-story building with 26 bedrooms four kitchens and six bathrooms. There are 5 bedrooms on the bottom floor, 7 on the main-floor, 9 on the second floor and five on the third floor. There is a kitchen on every floor. All the kitchens have oven, stove, sink, microwave, and a large refrigerator available for the use of all tenants (in addition to the small refrigerators in the tenants' rooms). All six bathrooms have sinks, showers and toilets and three of them have bathtubs. The bottom and top floors have one bathroom each and the middle two floors both have two bathrooms. Any resident can use any bathroom or kitchen on any floor. Rarely a tenant may have to go to another floor to use the bathroom if the bathrooms on their floor are full. In ten years of managing WORLD HOUSE I have never seen all six bathrooms full.
PRO-RATA RENT
Usually when residents move in or out partway through a month they have to pay the entire month's rent. This is because I have to have every room paid for each day. Depending on when other residents want to move in or out I can sometimes arrange for residents moving in or out to pay for only part or none of the rest of the month that they do not live in the building. Pro-rata rent is rent paid for only part of a month when a resident moves into or out of a room partway through a month. Pro-rata rent is calculated by dividing the number of days the renter rents in a month by the number of days in the month and multiplying this by the monthly rent. For example: Suppose you want to move in on the March 15th. I talk to the current resident of the room that has given notice to move out before the 1st of the April. She says that actually it would be more convenient for her to move out on March 10th than before April 1st. Thus you would only have to pay pro-rata rent for March 11th to March 31st. Now suppose that 8 months later you want to move out on November 20th. I will immediately begin advertising your room as available on November 21st through December 1st. Suppose someone comes to me and says he would like to move in on November 24th. Thus you only have to pay pro-rata rent for November 1st through November 23rd.
PUBLIC TRANSPORTATION:
WORLD HOUSE is just 3 blocks east of University Way where there are many bus routes (including express service to downtown every 10 minutes in the daytime). Seattle has an excellent bus system and a growing light rail system that provide easy transporation throughout the city.
RENT:
Rents vary from about $400 - $600 depending upon room size, view, which floor it's on and market conditions. Rent will not be increased the first year of occupancy, and might be increased after that depending upon market conditions. Rooms vary in size from 97 to 199 square feet with most around 150. Rent is due by midnight of the first day of each month. This is very strictly enforced. There is a $10/day late fee for three days and on the fourth day we begin an eviction proceeding. You can pay your rent early at any time and post-date the check for the first day of the month is you like. Rent must be paid by check or money order (no cash, credit cards or internet banking). Money order's can be purchased for a few dollars at any bank including Bank of America (NW corner of University Way and NE 47th St just 4 blocks from WORLD HOUSE) or at the Safeway supermarket (on Brooklyn Ave just 5 blocks from WORLD HOUSE). I think money orders from Safeway are a bit cheaper than from a bank.
RESIDENTS:
WORLD HOUSE has well-screened, friendly, responsible and clean residents who are about 1/2 foreigners, 1/2 U.S. citizens, 1/2 women, 1/2 men. Almost all are college students (mostly at the University of Washington) with some visiting faculty, staff, researchers and interns. Ages range from about 18-35 with most people in their mid-twenties.
SECURITY:
This is a very safe neighborhood which for blocks around is almost entirely student housing. Even at night there are many people walking around, as the population density in this neighborhood is very high. All rooms have separate keyed locks the keys to which are only available to the resident of that room and the manager. There is no curfew. All exterior doors are always locked but all residents have keys and can enter or leave at any time. No resident's room has ever been broken into in the 10-year history of WORLD HOUSE. There is a very solid bike rack in front of the house that is bolted into the ground. There is some bike theft in the area and a bike is only as safe as the lock you use to secure it. In 10 years three bicycles that were locked with very thin cable-type locks have been stolen from the rack. No bicycle locked with a U-type lock has ever been stolen from the rack.
SOCIAL EVENTS:
There are house-organized social activities for those interested in attending. WORLD HOUSE is a friendly sociable environment where it is easy to make friends, it is not however a rowdy, party house and the building is generally very quiet and quite amenable for studying. The frequency on house-organized social event depends on who lives here and what the interest level is and tends to pick up in the summer. We have irregularly scheduled game nights and potlucks. We usually have a potluck/barbecue on July 4th and walk down to the water to watch the Independence Day fireworks. Sometimes sporting events have been organized like ultimate Frisbee or basketball. There are occasionally nights out at bars or movies. If you would like to take initiative and organize a social event the manager can help you with this. If you want to use a common area (such as kitchen, lobby or front patio) for the event you need to get the manager's permission first. Permission is not needed for a small event confined (including noise) to your room.
SPORTS FACILITIES:
There are outdoor tennis, basketball and volleyball courts available for use by anyone 3 blocks away on the University of Washington Campus. The UW also has an indoor sports center free to students, with a fee is required for non- students, with a very extensive selection of facilities such as weight rooms, a swimming pool, squash and racquetball courts, exercise machines, etc. There is also a UW waterfront activities center with outdoor swimming and canoeing through a wetlands area that has interesting wildlife. Green Lake Park is about 1 mile away and is an excellent location for walking, running, rollerblading, soccer and also has an outdoor basketball court and baseball field. Ravenna Park is a beautiful nature preserve with a babbling stream and is an excellent location for mountain biking, walking or running. It is located about 6 blocks north of WORLD HOUSE. There is also the UW bird preserve less than a mile from WORLD HOUSE which is an enjoyable place to see birds and other wildlife such as muskrats.
UTILITIES:
All utilities are included in the monthly rent (heat, electricity, garbage, sewage, water, etc.) except phone, Internet and cable TV. Every room has its own phone line and cable TV line. To obtain phone and/or cable TV service a resident must contract with those companies independently. Basic phone service is available from Century Link for about $30/month. Internet service is available by phone dial-up, Century Link DSL, Comcast cable modem or high speed wireless is available in most rooms for $10/month. DSL is about $35/month and cable modem is about $60/month. To get phone service connected call Century Link at 1-800-244-1111. Please do this in advance of moving in so you will not need to borrow the manager's phone when you move in. Be prepared to give them your WORLD HOUSE address and have them connect service for the day you will move in. If the previous tenant has not yet scheduled disconnect of their phone service you can ask them to call me to authorize your service if need be.
