I would give them a ZERO, but that's not an option!!! too bad... ABSOLUTELY HORRIBLE!!! … DO NOT MOVE HERE!!! Unless you don’t mind living with RATS, SPIDERS, ROACHES and ANTS, this is a constant and management “DON’T CARE”, seriously. I am an extra clean person, my friends calls me OCD; however I still have insect and rodent issues… and by the way, don’t bother putting your name on the “list” to have your apartment sprayed because the incompetent staff will forget to add your name to the list. It took me 6 weeks of constantly asking and emailing the staff to add my name to the list before my apartment “finally” got sprayed… even though I complained about the rodents and insect issues. Oh, and if you’re thinking about writing Management, the Regional Office, Corporate Office or the President himself, don’t bother because they DON’T respond… at all!!! Cypress Lakes just want you to pay your rent and shut up… that is all they care about!!! When I reported the “rat” issue to management, I was told “well that’s because you live next to the trash area, what do you expect”. If one of the reasons you’re thinking moving here is because they have a “security gate” don’t bother… it’s usually broken, so really it’s not “secured” and by the way, the gate opener that you have to pay for… it doesn’t matter where you point it… it simultaneously opens both gates… so much for “security”. Due to the horrible services by Management (Dustin), staffs (John and Janis), both no longer there, (because the staff “constantly” changes) who failed to unlock my on-line account Cypress Lakes constantly adds “additional” charges to your account that you don’t owe, and then they lock your account when you refuse to pay it. For example, almost a year later, they still have me owing an application fee, which shows on my account that I paid prior to moving in with the date of payment… next they added a garage to my account which I did not sign any lease for, then they charge me 10% late fee (for 1 day) because they failed to unlock my account so that I could pay my rent. Prior to all the “charges” I sent Dustin, the manager an email stating that my account was locked and additional charges was applied to my account that I knew nothing of… no response. The next day I contacted Janis, she stated she does not know how to unlock the account… seriously. Prior to that, John “forgot” to unlock my account so that I can pay my rent… thus generating a late fee, which he said he would take off because it was his fault… still on there. The staff is incompetent and the manager is just there, he resolves nothing, absolutely nothing; however, according to previous staff, he will give you permission to sell alcohol to residents around the pool area. DO NOT MOVE HERE!!! Just about everyone I have spoken with can’t wait until their lease is up so they can move… ABSOLUTELY HORRIBLE!!!

I have lived here about 9 months, and haven't been incredibly impressed but now I'm sorely disappointed. The first few months were quiet and easy, but that's about the time that the noise started. I pay a premium to have an apartment overlooking the pool, and the noise levels late at night have been nearly intolerable. The courtesy officer knows who I am now, due to so many phone calls, but unfortunately he's barely on site when I call. I've called the office at least 10 times and they've not returned a single call. I had to contact corporate, at which point they finally released a memo regarding the pool's closing time (which I suggested months prior), but still no return phone call. The gates tend to be broken often, and the one by my apartment has been squeaking since October, and still no effort to fix it. I probably could have tolerated this, but to my disappointment, I just received my renewal notice, to raise my rent up $105 to $975 (for a one bedroom apt,

This place is the absolute worst, my front door was kicked in during the middle of the day, and thousands of dollars worth of stuff was stolen. That's not their fault, but it shows how safe the complex is, further more I heard of four more robberies that occurred in the year I have lived here. What is their fault is that they wouldn't repair my door that day, and I had to sleep with my door open the whole night after I was robbed. Even though my amenities key was stolen with my wallet, the complex refuses to give me a new one unless I paid for a new one, once I finally did get a new one, it didn't work. My a/c and garbage disposal both broke within a month of moving in. Also when I moved in there was an infestation of mosquitos, I called them several times about fixing this and nothing ever happened, I had to take care of the problem myself. The apartments themselves are nice enough, but there are other places in the area up to 400 dollars less a month, but if your looking for a nice place I strongly suggest tortuga or camden, which run for about the same price because this place is awful.

From 2012- mid 2014 I lived at Cypress Lakes on a second floor apartment near Alafaya Trail. My first day there, I was trying to carry my groceries from the car to my second floor apartment, it was the middle of the day and there were plenty of parking spaces open. A car pulls up right next to me and tries to pull in while I'm picking up my grocery bags, I was only going to be another 10 seconds but they honked their horn at me because they wanted the space RIGHT next to me. I thought it was pretty inconsiderate. I dropped my groceries and shut my car door. They parked and a bunch of college kids exited the vehicle. As mentioned by Chelsea, the office staff are incompetent and have no genuine interest in helping residents with problems. They're quick to charge you fees and screw up your paper work but thats all they can do. That includes the woman who responded to the user above, E. Brown, she messed up our renters insurance records which turned into a huge hassle later on. Turns out I got an apartment by the rudest neighbors I've ever come across. The neighbors above us were extremely noisy, constant stomping, literally non stop stomping some days. It never stopped, it had a serious effect on my quality of life. Then they'd move furniture and wrestle in the middle of the night, usually around 3AM. My room mate and I were startled awake at 3:30AM by loud shouting and very loud commotion upstairs. We wound up calling the cops because we heard a woman whimpering and a man screaming bloody murder. They eventually moved out and another couple moved in up there. These people were even worse, slamming the toilet seat every time someone went pee, their massive dog (a pitbull that was obviously against regulations) would bark and become startled when it heard a car outside. Since the thing weighs as much as I do it would jump off their couch and slam into the floor. We didn't know it was a dog for the longest time. One day I was frightened by a loud bang right above me so I broom sticked the ceiling, they apparently didn't think they were in the wrong because they retaliated by jumping up and down ten times and shaking my walls. They did it a few more times for no apparent reason every few weeks. We wrote 9 or 10 complaints to the main office who claimed to send out a "breach of lease" which did nothing at all to help other than make the childish neighbors more obnoxious. We kept telling the office we need them to do something HELPFUL and they ignored us and eventually let us know there was nothing else they could do about it. The neighbors to our side were selling drugs or something because I could hear them while I was laying in bed shouting at each other and dropping some really foul profanities at each other. Someone was usually asking "Where's my f*** money!?" So loud you could hear it through the walls all the way in my living room. The longest this went on for was a whole hour. In addition, UCF students would street race outside my window down Alafaya Trail every night. I never had a good nights sleep at that place. I'm a reasonable guy, I'm quiet and keep to myself. I work a real job from nine to five everyday at a technology company. I listen to relaxing music and sit at my computer while at home. I'm not asking for a lot here. Some degree of peace in my home, that's it. Apparently, I'm not entitled to that. Do not live here! Unless you're a punk college student, because you'd feel right at home at Cypress Lakes.

I would not recommend this place to anyone. EVER. I lived here for 2 years while in college. The management staff is possibly the most incompetent I have ever seen. They are completely unhelpful and are only concerned with money. I requested a copy of my lease and they never sent it to me but they had no problem turning my name in to a collections office without even giving me a warning that there were charges dues after I moved out. They are horrible and it is definitely not worth the money. They refused to help me with simple information and they had THE WORST customer service skills ever. Don't live here. They suck and don't actually act to reverse complaints.
