I will never rent from a JRK property again because, of the experiance I have had with Shadow Ridge apartments at Southlands. First very un-professional management team, and the property is always un-kept. not to mention parking.... apartment designs are nice but I would definitely reconsider if looking at Shadow Ridge Apartments.
The people in the office sweep you off your feet, trying to get you under contract. Then once they get you under contract and your money they treat you like a prisoner that no longer has rights because you are under contract!!!! Pease look around the place first before signing. The work out room has never been cleaned in the year we have lived here and the equipment is broken for long periods of time. The bathrooms at the pool area are disgusting with no toilet paper or paper towels and even dirty ladies panties on the floor. They tell you the pool is open year round and that its heated but it isn't swimmable. Its dirty with scum on the tiles walls and pretty cold. Please check out your apartment before signing too. Ours was completely filthy. Even had pee around the toilets, scum on floors, counter tops and carpet. We told the management office but all we got was an apology when what we wanted was for someone to come and clean it. The bath tub was clogged with huge hair balls and both toilets kept running after flushing. We asked for someone to come and take care of these issues. I had to clean out the drain myself to remove a huge hairball even after maintenance came because they didn't do it and the drain was still clogged. The toilets took multiple times of requesting service and after two visits from maintenance with it still not fixed I fixed it myself.
Everything that other reviewers posted is totally true. This place is a dump. They obviously do not background check any potential renters. Lived there for 2 years and it seemed to get worse by the month. I think the Shadow Ridge dumpsters must be the south Aurora dump. Always beds, furniture, TV's filling the dumpster area. Here is a list of negatives if you sign a lease with this complex... I lived there for 2 years unfortunately. * Dog poop everywhere * If you don't pay for a carport or garage good luck finding parking. * Sidewalks not shoveled after snow storm. Icy sidewalks everywhere. * Office staff rude and could care less about your concerns. * Expect to pay at least 100.00 more than new tenants for same apt if you renew lease. * Lighting for carports and breezeways burn out. It may be 2 months before bulbs are replaced. * If you don't pay your rent on or before the first of the month expect late fees. (even if the first is a holiday and the office is closed. They put a big sign on the drop box that your rent is late. * Unsupervised 8-15 year olds run around complex throwing landscape rocks. One of them threw a big rock at me when taking out trash. * I would not let my kids swim in the pool for fear of getting sick from disgusting water. * Workout room is decent but broken equipment rarely fixed. * I don't think the Jacuzzi ever worked in the 2 years I lived there. Just empty with no sign of being repaired. I have lived in a lot of apt complexes due to my job. This place is by far the worst!!! EVER!!! You can find way better Apts for the same money real close to this area.
I completely agree with the majority of these other reviews. I really wish I would have done some more research before moving in to this apartment. Before signing I was really impressed. The model was phenomenal, grounds seemed nice and the leasing agent I was working with was very nice. Move In Day: I arrive to pick up my keys and am greeted by a woman with an attitude. I was still pretty excited.. until I got into my brand new apartment to be overwhelmed with the smell of dog/cat pee. Immediately after walking in I realized that all the carpet had been torn up at the edges and corners. I had hired movers, taken time off work, rented a moving truck and had a disgusting apartment to move into. I walked back down to the office and explained to the snotty woman that my apartment was in no condition to move in. Her response: "Well, I didn't have time to check your apartment last night and the stairs were wet so I couldn't do it this morning. You can back out of your lease right now if you want." I could not believe it. Just a month ago when I was at the pool I tried to use the women's restroom to find the toilet overflowing with toilet paper and human feces. So I tried the men's.. same issue. I went in to the office to tell them and their response was "well, we thats the grounds keepers job, and we are in the process of hiring one so we can't really do much about it." Unfortunately, theses are only 2 examples of several I've experienced in the couple months of living here. Needless to say, I am counting down the days until my lease is up. I will never live in a JRK property again.
While the apartment itself, layout and facilities are pretty decent, the community, parking, management and their services are sub-par. I moved in mid-summer last year figuring everything would be just fine. A month later they filled nearly half of my buildings already limited parking spots with landscaping materials, which took over a month for them to use and get them out of the parking spots. Other tenants don't pick up after their dogs, if you walk in the grass treat it like a minefield. We would constantly get high school kids and people who we've never seen come to our parking spots, or reserved carports to smoke pot and even have sex; when reported to the leasing office nothing was done. We were also lucky enough to be able to hear the two garages underneath us every time they open and close, including our upstairs neighbor and every step they took, knowing exactly what room they were in at any given moment. Including the awesome midnight to 7am sexual encounters they experience as their headboard hits the wall. Also when we moved in we had a decent view of some mountains as well as able to see Southlands mall, that was quickly ended when the apartment complex started expanding into another field, which it surely would have been nice to know 8 out of the 12 months we were here there would be construction going on 30 yards away. There would be times that they would work in the middle of the night, flood lights shining into our windows and heavy equipment being operated at 2am. We also no longer have any views of the mountains and can't see any part of Southlands mall. There was a neighbor who got evicted by the leasing office, for violent behavior. When they left, they left a bunch of trash in their apartment and the leasing office was nice enough to throw all of their trash out onto the grass, and into their old driveway and halfway into mine - such an eyesore and pain that I had to re-throw all their crap out of my way, it sat there for over a week. Unless you pay for a garage or carport, there is less than one parking spot per apartment, so the complex urges people to park on the public street, in a bike lane, which becomes so crammed you cant see far enough down the street to even drive the 25mph speed limit. And what tops off our choice to leave their complex is that for the exact same thing we've been paying for for the last year, they decide 80$ is a good additional amount per month to stay here, no thanks. We will go live in our 3-bed/3-bath/3-car garage for the same amount per month as you were wanting to charge us. Now that we have moved out, they are trying to take our whole deposit. Charging us 75$ for cleaning carpets, we had them vacuumed and shampooed before we left. 36$ for the stove drip pans, we bought brand new ones, left the packaging, and put them on the stove. 50$ for touch up paint, never put a single hole in the wall, painting or damage, never painted any of the walls etc. So should you decide to live here, be ready to get f*cked over when you move out. Even if you leave it in better shape than when you moved in.
