These crooks over charged us for a crappy 1 bedroom apartment for 2 years. We were told new carpet was standard for every new tenant what they don't tell you is if you stay any less then 5 years you will pay a pro rated fee for replacing the carpet for the next person ( loss of carpet life). When I pointed out how skechy that was they decoded not to charge me anymore money beyond the security deposit they already had. 5 years later they have decided to refile a grievence against me and refuse to return my calls. The pool/ hot tub are always under repair and the security gate is a major pain. You will be miserable here. You will never come even close to seeing your security deposit (in the end you will probably have to pay the same amount again just in carpet wear). Seriously, run away... they claim it cost almost $1200 to replace carpet in a small 1 bedroom. The decision to rent my first apartment here makes it in my top 5 biggest mistakes as an adult.

10/2015: have downgraded by one star. I still stand by my original post. However, the office recently has had problems in notifying residents about maintenance work. Notably, the asphalt work. NO pre-notification was given. I first knew of it when I got home one night and the back entrance was blocked off. No big deal. Then two days later I'm at work and get an email saying cars are being towed. A couple of hours later another email, with the map of the complex and which areas will be done when (being done over a five day period). And these two notices referenced that notification had been done via door to door postings. Not true. I spoke with several other residents and they also did not receive a notice on the door. The complex is now being painted. My front door was painted four days ago and thankfully a notice was posted right beside the door to warn me of wet paint. That is good. But that notice is still up. How long does it take for the paint to dry? I'd take it off myself, but the trim is not done and I'm afraid that the sign is the clue to the painters that there is still work to be done. The email yesterday about carport painting - when are they starting painting today? How far do they expect to get? I appreciate that you are putting notices on the carports themselves, but what if I decide to stay in over the weekend and don't get out to the carport to see if a notice has been posted since I parked? Fortunately for me I now have a job outside of the house, but up until a few months ago I worked in my home and I could go for days without leaving. Office: since you are able every month to send out the email about the sewer/water/trash charge to everyone, even those who have paid it, surely you can use that same method to notify us of maintenance work. And please don't assume that everyone leaves their apartment every day. Original post: I have to disagree with the previous poster. I've been here 5 years. It has only flooded once, about 2 weeks ago. At that time, a flash flood alert was active for the entire county. And I'm on first floor in one of the lower areas. Part of one bedroom had about half an inch of water. It is an older facility, so yes, items are going to die and need to be replaced. My central air went out about 4 years ago, in July. It was replaced in 24 hrs. Maintenance has been great. They come by twice a year to replace filters. Office staff could be a bit more personable. People are generally friendly. I feel safe; have never had any awkward moments. The only break-in that I'm aware of was about 3 months ago, when someone forced open one of the mail boxes. Postal service and office immediately notified us. Office is good about publishing coyote notices when needed.

Strongly discourage. I urge anyone to avoid anything associated with Lyon Communities. The only positive thing about this complex was the maintenance crew and some of the staff members. Even though the guys have done great work and been extremely attentive to problems, the issues that Lyon Communities refuse to fix are more than Autumn Chase alone can fix. If you rent here, be prepared to be flooded every time it rains. From a small amount of rain, over 35 units flooded (that have been reported so far) because of cracks near the siding and base of the apartment. This is not from a large amount of rain, it's caused from poor quality of the apartment. As a result, bedrooms are disheveled and belongings are sopping wet. This has happened almost every time it rains or snows. Autumn Chase has been vey attentive to the issues and has done everything in their power to fix it. However, Lyons Communities seems to avoid the root of the problem, yet rent is frequently increased for all. When talking to Lyons, they talk of a lot of plans and promises but don't follow through. The same issues keep occurring year after year without any action from Lyon Communities. I realize Autumn Chase and carpet cleaners can only do so much but the root of the problem needs to be fixed. Save your time and look somewhere else.

Just looked at the place and the reviews. As an "old girl" wise to the knocks of life, was looking at the reviews for this place. On Saturday, the representative was very upfront, and I'm wondering other than seasonal downfalls and less than desirable business center & fitness center hours, what issues might become a problem while living here. The tenants seem to be friendly judging by driving thru, parking seems to be fair & if problems exist, it seems a mature approach would solve the issue. I don't really see any ligit complaints on google. Should I move in?

The apartments have a nice lay out, grounds are well kept, except for snow removal. Both my daughter and I slipped on ice and snow during the winter, due to lack of up keep. Power bills were OUTRAGEOUS!! 1 bedroom $100+ and the apartment was still cold. Terrible insulation, old windows, and the walls are thin (I could hear my upstairs neighbor going to the bathroom!) Also beware of upstairs neighbors with dogs. Mine let their dog urinate on the balcony and it came right down on my patio. If you have any pets, don't plan on getting ANY of your deposit back. I had the carpets cleaned and the apartment was in nice order. They charged me for carpet replacement! You could tell on initial move in the carpets were already old and wore. They kept all my deposits plus $300! Then threatened collections if I didn't pay within a week! Unbelievable! They did end up working with me to pay in 3 months, but still it was ridiculous! Sure it is the least expensive complex in Highlands Ranch, but you get what you pay for. Spend the extra money and go to a better place.
