I moved in here despite the previous ratings. It said it was under new management, it was close to work, it was in my price range. Worst idea I've ever had, worst place I've ever lived. First thing was the rats. Oh yes, rats. And I'm on the second floor so these aren't rogue rats who got in the door, no they were coming in through a GIGANTIC hole behind my dishwasher AND my fridge. This issue was put off and put off and put off until I finally presented them with a letter stating Florida tenant laws regarding vermin. The issue was then fixed SAME DAY. It's magical how they can only fix the issue when you tell them your rights as a tenant. Next was the washing machine. It stopped draining. They came out, took a cursory glace, and told me they'd have to wait for warranty. THREE WEEKS without a washer. Three and a half weeks, and promises of return calls (none of which actually were returned) I found a note on my couch. "Clog in pipe, issue fixed." Could they have done that three weeks ago? Yes, they could have. Might I add, also, that I have a note on my file that is printed with every work order that specifically states "DO NOT enter premise without tenant on site" as I have two small dogs that like to rush the door, and this complex is right next to a very busy road. My dogs do not respect strangers and would not listen to them. I have started to have my dogs locked up at all times when I am not home because these people just let themselves into my apartment at will to fix issues or, as far as I can tell, because they just felt like checking in. They do not attempt to call me, as requested. I work 10 minutes down the road and have repeatedly stated I can come home for repairs to be done. They have repeatedly ignored this. Next they decided to paint the buildings. Great. They put notice on all our doors to please remove all furniture from the patios for a two week painting period. Well the two weeks came and went, the buildings are currently half painted. Yes, half painted. When questioned, apparently there was a change in the paint color and they are debating which they would like to go with. Due to this, nothing is permitted to be on the patio until FURTHER NOTICE. They have no idea when this window will be completed and I haven't seen their painting crew on site since the two week window ended, two and a half weeks ago. I am afraid in my own apartment, if I come out of the shower and didn't hear the door there might be someone in my apartment for some unauthorized reason. I cannot use my patio (and when I hung a blanket out there to dry, since the washer doesn't even try to spin dry anything anymore, they came into my apartment while I was at work, took down the blanket, and put it in my closet for me). Absolutely awful, these people have no idea how tenant laws work. I will be leaving as soon as my lease is up, if not before, and warning anyone and everyone I know to avoid this place like the plague. Not to mention the neighbors who like to stand outside and talk at maximum volume. AT THREE IN THE MORNING. But that's not the fault of the complex, just crappy neighbors.

I have been living here over a year and it is now under new management, so my review may not reflect the anticipated changes. After a rocky start obtaining a key for the mailbox (blatant lies from the manager), all has gone well. We went through a period of high evictions, which seems to have eliminated any problem neighbors. The turnover of neighbors remains high, however this is an amazingly quiet area to live as the apartments are very close together and noise can echo. There are two pools, which is great if one is crowded and a tennis court, which I don't use, but is there. The apartments are recently renovated, and the main living area is all tile which is great for having two dogs, just wish it was all tiled. Maintenance is a huge issue when renting. Have made many calls for basic issues over the last year and a half and only one issue with a water heater taking a bit longer than I would have liked, but in fairness, I didn't press the issue over the weekend. Our maintenance staff is the best! So, I wrote this to share that previous issues that others complained about, no longer seem to be true, I love our maintenance folks and have continued to stay here and not regretted it at all. While it is most likely the rent will go up with the anticipated changes, (washer/dryer included, dog exercise area, valet trash), this place does warrant a good look to see if is a good fit for you. The location is excellent, a few minutes off the I4 on exit 92 close to downtown and and Altamonte Springs. Planning on staying, depending if and how much the rent increases.

The apartment complex is quite, however the new management team is seriously lacking. The new fixture are ok but the remodel craftsmanship is poor. Their was a rat in my first floor pantry and I informed the management team. They not only took all day to act but, if I was not firm about it; I would not have gotten address at all until Monday. There has also been break in into mail boxes, and the on site management are not doing anything about it. USPS states that management co is responsible for mailboxes. Nothing has been done. Make sure you have every thing they say in writing, with time, date, and signature. Save your money and time .... Look elsewhere

This apartment complex is horrible. Let me first start with the office staff, they are nasty, rude, unprofessional and just plain useless. The maintenance are just there for show. They never fix anything and always say i'll be back and never do you have to keep calling to get them back into your apartment to fix what needs to be fixed for it to only break again in a few days. Theres roaches, ants, mold, holes in the walls, the tiles in the bathroom and the tub are painted over. the apartment just stinks. Save yourself the trouble and keep looking. They are talking about new apartments and a new higher rent rate with the same issues their tenants have now. just check out apartment ratings theres a lot more no's then yes and the yes's are the staff members not actual tenants. can't wait to leave.

I signed a lease in July and was never able to move in because they never finished the renovations on my apartment. After paying all of the fees and signing the lease they finally allowed me to see the apartment. There were a plethora of problems ranging from broken fixtures to a bathroom that we couldn't actually use. The renovation was shoddy at best. We asked them to address our problems and have it fixed by the end of August, giving them plenty of time. Nothing was done. We had to leave our other apartment on Sept. 1st and had nowhere to go but the couch at my parent's house. It is November and they are finally going to let us out of the lease, but are demanding that we pay an additional $550 for an apartment that we never lived in. They claim this is because they didn't know we weren't living there until October, despite our continued conversations regarding the fact that the apartment was not, and is not to this day, move in ready. They also had the grace to say they COULD charge us $10,000. By the way, I only know this because I called them. They did not inform us of this additional charge in anyway. I'm lucky I called them when I did, because they planned to send it to collections this Friday. Some of the apartments here are probably nice, but based on my experience, and that of my downstairs neighbor (who had to call Altamonte Code Enforcement just to have some exposed wiring fixed after it injured his child because The Ashley wouldn't do anything about it) I would not recommend this complex to anyone.
