The place is nice enough, and yes, the grounds are taken care of. Rent: They raise the rent every time the lease is renewed. 6 month and 12 month. When I started looking for a house, I renewed my lease for a 6 month lease, and couldn't find a house for a while. They raised my rent every time the lease was up. Maintenence: it is a minimum of 2-3 weeks before they get to you. While they're there, you tell them that there's something else you needed checked, and they tell you that you need to make another request and wait another 2-3 weeks. Sometimes, it feels as though the request never gets to maintenance, so I ended up calling several times for the same request. Late fee: for the time that I was living there, our family had never once been late on rent. There was only one time when we were late, and that was only because we were misinformed by the office receptionist that we had an extra day of grace period. We explained the situation and they told us that they have no control over the late fees because the central office handles all of that. How do you get a hold of them? You have to go through the leasing office. Of course, we ended up paying the late fee regardless of the situation. Move out: Now, we've moved out. I've lived there almost 3 years, and they charged me for carpet cleaning. Most apartments change the carpet after 12 months, so if I'm on a 12 month lease, I don't pay for carpet cleaning. When I asked why I charged for that, they told me they were trying to be considerate, and only charged me for the cleaning, instead of the price for the entire carpet change. Another of the tenants that we know are moving out despite the fact that he loves the apt because he feels the same way about poor management and too expensive.

I have lived here for the longest year of my life! The manager sylvia seems nice at first in order to get you to rent then it all goes down hill from there. If you are three days late she harasses you and and sends your file over to the attorney in order to stop the process you need to pay an additional $500 dollars.If you are late on yor utilities she sends you a pay or move out notice within three days! The manager is constantly over your shoulder looking to see what your browsing on the internet in the club house. Way to expensive for everything falling apart including the cupboards!! Please consider this a warning to all families save your money! Oh yeah and they love to break in to cars here too..
