HIDDEN FEES. COMPLETELY INADEQUATE PARKING. RENTS HIGHER THAN ADVERTISED. I've lived here about 10 months. Common area uncovered "free" parking is completely inadequate, with carports and garages being an expensive additional cost if available. Good luck parking near your unit after work. There are cars parked illegally all over the place, sometimes making it hard to get in or out of my paid carport. Have no idea how Fire Dept doesn't have these cars towed. There are hidden fees you'll be billed for such as common area use of water and electricity for use of pool, spa, gym areas and who knows what. Never explained to me when signing contract, and It definitely goes up in the summer months. Line item billing adjustment descriptions are vague, and I've been double billed for different items in the past, you'll need to read your billing statements carefully. There's trash receptacle "benches" outside your door which accomodate about 2 bags of trash. There are no optional trash dumpsters, so if they don't come pick up trash, it piles up in the hallways. This has happened on numerous occasions. Outdoor spa was open last winter, but now is covered, must be a new policy. Pet friendly development with some renters having very large dogs and feel they don't need to clean up after them. Dog crap all over the place left behind by owners. Dog bag box empty for weeks at a time. Hidden fees and additional parking costs make this a poor value. First red flag was advertised rents were not available. All available units were priced above advertised rates. They charge more for updated units, with older units being in average condition. I have an older average unit, and was still priced above advertised. On the plus side, the maintenance crew has been excellent for any items needing repair. I'll be out of here as soon as lease is up. The longer I live here, the more I dislike the place. Updated: Yes the common area fees are tucked into the 26 page lease agreement, using a check box that a 3rd party handles the billing based on Sq Ft of apartment. No estimated costs were ever relayed to me. The issue is, the sales office did not explain that upfront, or what it includes. "Common area" fees were never fully described, nor are they in the lease. The fee description is limited to "common areas". I have no clue what all it covers. I'm assuming it covers all common areas as my fee of approx $35 this month, multiplied by the 364 total units is over $12,000 collected. Secondly, Item 21 (10) in the Parking section of the lease states you may have vehicles towed if they are parked in a space reserved for another resident. When I had someone park in my additional fee carport, the sales office told me I had to call a towing service on my own, you don't handle that. Lastly, yes I'm in my second unit, due to initially renting a unit too small. I was in the smaller unit for about two months, then had to vacate, reapply, and pay fees again, including non-refundable application and admin fees. And just an FYI, since your online renters access deletes the bill after you pay it, I asked for a ledger yesterday and discovered you doubled billed me on 7/1 and 8/1 for my pet fee. Please refund the amounts.

Bella Springs is awesome. I lived there only short term of the summer but I couldn't of been happier there. There staff was amazing and helpful when needed. I would recommend this place to anyone in the Colorado Springs area! :)

My husband and I adore our apartment. It's beautiful and the surrounding area is always well maintained. The ladies in the office are always willing to help out. The parking situation isn't bad unless you're coming in after dark. No crime, mostly nice residents. Only complaint is that the dog bags are always missing.

Moved in 3 months ago and it's been great. Management is responsive, maintenance requests are answered right away and the grounds are kept beautiful. So far so good!

Cant say anything bad. I like my place, love my closet! Thanks for putting in the new grills by the pool! So far everyone in office and on the maintenance have been very nice and helpful! I wouldn't mind working in the office just to help them out. I was in there working on my homework and saw how busy they were. It takes a lot of patience to deal with some of the people that were just in there to complain, not sure if I am cut out for that put I would be a good sales person because I really do like living here! Also, I do not have the same problem with parking, I simply rented a private spot, makes it easy. So I would give Bella Springs a good rating and yes, I would definitely refer them to friends. Check them out!
