I would do a "0"....these lowlifes create a facade and say anything to rent even free rents....however, these units are mold infested behind the walls they just paint over it. No green board in shower areas and pretty soon your floor warps and produce wet spots....#1 illegal as hell if they dont disclose because it is a health and safety issue......caused by the 1st or 2nd neighbors sewage!!!!!!!! The frame work behind and above are rotted out and will one day collapse. Several buildings that have bulkhead anywhere around....just go look at the brick and you will notice a red-orange line and below....this is due to the cracked slab and the bulkhead preventing natural FLOW DURING FLOODING RAIN. The lovely foundation crack that goes from one side to the other acts like a creek and sends the water flow thru the walls in the building. This also contributes to the green/white dots or stains in kitchen, bath, etc. And creates the ideal environment for the SERIOUS illness-causing German Cockroach infestation....Google that particular species so you know they will never go away because they live in all the electrical components inside your fridge, stove. Microwave and also hide in the cabinet corners, cracks, under sinks....they look like coffee grinds as eggs and you wont miss them...male looks like a small black beetle and female is a huge, long red-brown....kill! Shells dry and will cause respiratory problems. I did mold tests and sent petre dishes to lab from several areas inside as well outside to compare spores as either prevalent in or out and consistent of health dangers...the spores inside were indeed comprised of black mold. Also make sure they show you yoyr apartment before you sign lease...we were handed a different key and it smelled horrible! This excuse was followed with " it has been vacant and needs to air out.....i already knew it was mold. Ive been an investment and real estate broker on Gulf Beaches 11+ years....mold is common and a serious lawsuit if not disclosed. Once they know you are pissed they ignore you and start treating you like assholes. They forgot to tell me that the complex was just classified not long ago as a dangerous area and have had many deaths documented and no the gates dont close and yes the fat mustache man is a perv and picks on children...keep them away frim staff. I paid 1000/mo for this and apparently the last building in back are still paying 1/4 of that!!? .i have all kinds of pics and am now happily elsewhere. If you lawyer up, I will 2nd that....i am also a consultant to real estate attys because many have never practiced. Good luck if you too, followed The Gateway road! Leya

THE WORST, spider crickets, busted pipes (one in ba and one in kitchen), toilet wasn't even mounted to the ground... the AC broke every other week, had to use window units for months because they wouldn't come fix it like PROMISED.. cried bc I hated this place so MUCH. Made cheaply and the office staff doesn't give a single shit!

I have an employee who is also a college student at UCO in Edmond. He has asked me more than once for information to handle a dispute over predatory practices this housing complex is burdening him with. After reviewing all his contracts it appears to me that they are threatening him with finacial and legal burdens to force him into paying several hundreds of dollars in fees that were not agreed to in the begining of the lease. As a father of two future college students I will have no attachements with this property management company.

1 star is much too high for this cesspool. I lived there for only a year, and that was far too long. In the year I lived there my room mates and I had a flood, kitchen drawers fall of, multiple problems with the A/C and/or heat, and no window screens on a third floor apartment. My room mate and I both called and stopped by the office multiple times to ask when they would be fixed and were answered with many different excuses. They fixed our A/C one time and every other time myself or a room mate did it. Then the glorious day came: move out day. We requested someone walk through our apartment with us to show what all was wrong with the apartment and told we had to make an appointment. Lo and behold we waited around 30 minutes after the agreed time for 2 guys to come in for 30 seconds and say everything was good and that we would receive our deposit in full. This was over a month ago and I still haven't received a single cent back. Thus said, if you brave any type of lease agreement with these morons, may the odds be forever in your favor.

A zero would be better. Trash everywhere. Poor service. No parking. Grass isn't mowed enough. Oh yeah. Had mice 3 times from other neighbors, the response was "that is surprising since there is snakes in the creek."
