Pretty mediocre experience living here. About the only thing it has going for it is that it is located decently in Carrollwood. The apartment complex is old and so are the appliances in them. Expect them to break frequently. In addition to this, maintenance has absolutely no clue how to fix anything. Our hot water heater broke and it took them 5 days to replace (cold showers are fun) and they did such a poor job with the plumbing that my air filter is almost impossible to change now. Same thing with the garbage disposal. Old one broke, new one installed (improperly). They failed to tighten the pipes to it causing it to come undone flooding underneath the sink. I was able to fix that myself (they literally did not even hand tighten the connectors) and discovered that the drain for the dishwasher was never even attached to it, just dangling underneath the sink so that it floods if the dishwasher drains. In the new managements efforts to spruce up the exterior of the complex, they have completely neglected the fact that their are residents on the inside of them. Additionally, rent had become way overpriced for a small 1 bedroom. I should be living in a new luxury apartment for this price, not some ancient crumbling mess. Many reasons not to renew a lease.

Had nothing but amazing experiences since I arrived, right before a new company took over the complex. They have only done good things to the property, both aesthetic and functional. There is a slight roach problem but we believe it to be from our neighbors and, hey, this is Florida after all. Crystal and Annabelle in the office are AMAZING!!

Even though I have lived here for a bit over 4 years I do not recommend others to rent here. I have had awful experiences with neighbors (including being spit at, and burglarized). On numerous occasions the administration did not do much about this and easily dismissed our complaints. The apts. are out-dated and therefore maintenance is difficult to upkeep. Our dog needs monthly flea medication, which is costly, all year round - TONS of fleas everywhere!. If you rent here, make sure your pets are protected by strong flea medication. Every year they significantly raise our rent and now that there are new owners the new rates are sky high! Did not expect this considering these apartments are so old, out-dated, and you are surrounded by rude neighbors. Yes the lake and wildlife are pretty to look at but not enough to stay here another costly year.

I have lived here for 3 years. Management is okay. Maintenance does the best they can and are quick. All appliances work except my dishwasher doesn't rinse well. The grounds are well kept for the most part, sometimes the dog trash overflows and runs out of bags. Monday is lawn maintenance day. The complex feels safe enough for me to walk my dogs at 2am but make sure you don't leave any valuables in your car or forget to lock it, there has been some theft. Pool area, fitness and business center is always kept clean and everything in working condition. If you sit by the pond you can watch the ducks, feed the turtles and see fish swimming around. If you decide to live near the pond make sure you have noise cancelling headphones the toads can get really loud a few times a year. I did have noise complaints not so much from the people in my building but from a house in the neighborhood across the street. I would recommend this complex to anyone.

I just recently moved in here and I like it a lot. Its a great community overall. The office staff and maintenance is knowledgeable and responds quickly to needs. The property is well maintained. The best part is they're pet friendly, which is a major reason I chose this community. I like taking my dog for a walk around the lake and the pet pick up stations are a huge help. I would highly recommend this community to anyone who is looking for an overall great place to live.
