I wish someone had told me how horrendous this place is before I moved in. I have only lived here for 2.5 months and its been the worst 2.5 months of my life. The place is infested with roaches, even though I pay $25 each month for pest control, and also invest in my own private pest products. ITS absolutely nauseating waking up each morning to roaches all over my apartment, on the walls, in the bath tub, in the kitchen.... everywhere. my toilet intermittently makes gushes and the toilet water gushes up. I told maintenance and they claim there is nothing they can do. Whenever something needs maintenance in the unit it takes days to get maintenance out. The complex is old and dated and things go bad very often. They charge each tenant $25 each month for garbage, even though there is only one dumpster in the complex, and it is not kept up. Like the other reviewer noted, YOU DONT see your unit until you sign a lease. The fist day I saw my unit, I opened the door to the overwhelming smell of cigarette. They have sealed all the holes in the unit to prevent the smell, and still it is still here. My asthma have returned, and my 5 year old daughter is now a second hand smoker, I would estimate we are both breathing 3 packs a day. The first day I walked in the unit I almost fainted how old moldy nasty and run down the unit was. The office staff can be very mean, and act like your a bother when you have a maintenance request. To my knowledge non of the staff lives here, and I can see why. I am paying for a lake view, and my view is of a nasty retention pond. I am worried about what sort of infection must be breeding in it. I keep my blinds close, the lake is the last thing I want to see.... Save yourself DON'T rent here. If you need to rent here take my lease, so I can get out of this Hell. I don't even think this place deserve a half a star, I see 5 stars on here and I am convinced that the staff are reviewing and giving themselves 4 and 5 stars. I have talked to other neighbors and they don't like it here, and here only for their own specific reasons, not because its a great clean place to live. Essentially, they have given me an apartment that is unlivable, yet I have to pay big rent for it. I am moving from New Tampa, which is much new and nicer community and my rest was cheaper there. I pay over $1000 each month, with my rent and all the fix charges they apply. Its definitely not worth the stress. I will try to help others the best I can by post on every social media possible, my experience at Lakewood Place Apartment. Anyone reading my post that can give me some legal advise, please do. I am very unhappy in this unit, I hate coming home and try to visit friends as often as I can to avoid it. If I had 2 months rent laying around, I would pay just to get out. I am worried for my health and that of my daughters. I went my entire life avoiding cigarette smokers and now me and my daughter are forced to breathe cigarette smoke while we sleep and or are just in the unit, HEPL!!

I signed a lease last month after seeing a beautiful model apartment. I was told someone was in the ONLY upgraded unit that they had available so I wasn't able to view it but was promised it was just the same & I'd even have a gorgeous "lake view". I even agreed to pay the extra $100 a month for the "upgrades". On July 31st (move in day) I went to finish my lease and get my keys. I was not allowed to do a walk through until every document was signed and my renters insurance in hand, I felt that was odd considering we had to wait over an hour for my insurance to get figured out.. Finally, everything is done. I am handed my keys and shown on a map where my apartment is.. I finally find my unit and the first thing I see is a dried up retention pond (my gorgeous lake view).. A maintenance man meets me there to do my walk through. I opened the door and a smell of cigarette smoke/ mildew hit me in the face. I could not BELIEVE MY EYES! This place was DISGUSTING! An animal had scratched/eaten all of the corners of the base boards, there were black marks and nail holes all over the walls, the closet door was broken and not even attached to the tracks, the counters were covered in a thick white nasty film, the grout in the small (not large like i was told) was filthy, the carpet had stains all over it. I called down to the front office and demanded someone come there and meet me now to see all of this, instead they sent another maintenance man! He was even shocked and admitted they dropped the ball, offered to have the cleaning service come back, put foggers in my a/c unit for the smell and throw in accent walls for free as they touched up all the black marks and old holes ( I just want to add that their maintenance staff is amazing, they stayed with me the whole time and were very concerned over how upset I was, they treated me with nothing but respect and I appreciate that) This was still not acceptable. My whole life was in a uhaul truck in the parking lot with my movers waiting for now 3 hours and I'm in tears. Thankfully, they let me out of my lease with out any question. I'm guessing this happens a lot.. I was promised a complete refund and it would be mailed to me with in 10 business days. So all in one day I packed my house up, switched over my cable, mail & electric, hired movers and rented a uhaul truck.. All to have it all unloaded back into my previous place and everything now switched back over.. Here are 21 days later, STILL NO check in the mail.. I was told by Kim via Email that my check was generated on August 4th and was being mailed from Colorado. Today I emailed letter her know i have still not received it and this was her response Hi Brooke, I understand your frustration and apologize for any delay. I can place a stop payment on the original refund check and have a new one issued if you like however, once I do this, if the original arrives you will have to discard it. This process takes several days to complete however, once it is processed then I can request an overnight delivery to an address where you would sign for the package. Please let me know if you would like for me to do this. why would I want to have to wait "several" more days???? It's like this nightmare is never ending, I am SOO happy I do not have to be stuck in place for a year! I do NOT recommend Lake wood place. If it sounds to good to be true, It usually is. Update 8/26/14 after my original refund check got "lost" in the mail, today I finally received another one that had to be reissued and overnighted.. however, of course! It's not even close to the right amount, Called the corporate office, do you think anyone answered the phone?????? NO they didn't! so the nightmare continues.....

I LOVE Lakewood Place in Brandon ! I am VERY SATISFIED and I highly recommend it. I have been there for one year and I just renewed my lease. The staff is FANTASTIC, they do the extra mile and they always reply to my emails on the same day. They are very friendly and accommodating. The maintenance is FLAWLESS, it’s easy to place a service request, they respond really fast, they are very knowledgeable & qualified and they work hard to get the best results. They can be trusted and I find very convenient that they can proceed to the repairs during my absence while I am at work. They even replace light bulbs! The community is safe & clean and I never had any issues with the neighbors. The appliances included I have in my apartment are great brands & models and in excellent condition. I do a lot of trendmill in their 24-hours gym while watching tv. There is a total of about 12-14 machines/fitness equipment. From what I have seen, there are two swimming pools, one hot tub/spa, tennis court and a place for volleyball and racketball. There is always space in the parking. Big K-Mart is right next to it and they have everything. The Brandon Mall is very close too. With the selmon expressway, it takes me about 15-20 minutes to be in downtown south tampa. I think their prices are very reasonable but I am quite new in the area so it’s hard for me to compare. Everything is really well organized, it’s easy to do the payments online and to place service requests. They take my well-being seriously and I thank them for that. Keep doing the great work! -Jean

Although my neighbors are nice, quiet and respectful, my apartment (and my neighbor's) was broken into a few months ago. The police were obviously involved and I contacted management to let them know of the situation. I never heard anything back until I got a note on the door, warning the neighborhood of the recent break-ins. I went to the complex manager inquiring about an increase in security and she said that they think their security is suffice at this time. I live on the fence line and see several people a day jump the fence. Building lights will go days or weeks without being replaced, even after a maintenance request is submitted. Last week my neighbor had an attempted break-in (someone claiming to be with the political parties.) He contacted management and police. Today, I had an attempted break-in as well. After calling the police I once again called the office to tell them about the incident and the lady simply said "Ok, thank you." I am totally disappointed in the management. On a different note, I had problems with my shower pouring into the people below me. It took five trips (running the shower, filling the tub, emptying it, run empty dishwasher, run empty clothes washer, repeat) for them to figure out the problem and fix it. It was quite a pain but at least the maintenance staff is much more personable and caring than the management. The grounds keeping is less than satisfactory. Garbage and pet waste is not disposed of and line the streets and stairwells. The dumpster is always overflowing, quite the eye-sore. I, personally, would discourage anyone from living here and look forward to my lease expiring.

We've been living here for about 2 years and have never had any problems. The rent is very reasonable, the grounds are maintained well, and the office staff have always been polite. The best asset at this place is the maintenance staff - AWESOME! You submit your service request online and it's always taken care of within 24hrs. When we had the compressor on our A/C go out last summer the part they needed to fix it had to be ordered and wouldn't be in until the next day. They actually put in a brand new window unit temporarily so we could at least be comfortable until then. The only issue we've ever had has been semi-noisy children upstairs, and I can't really blame the complex on that. All in all, no real complaints.
