!!!!!!!!!!!!!!!!!!!!!!BEWARE!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Do not move into these apartments. Yes they are cheap, in a good area & are somewhat nice, THEY WILL SCREW YOU OVER IN THE END. Me & my roommate (we're both girls) moved in in December of 2014. Things went okay through out our lease, the maintenance people came when they were suppose to (most of the time). We had some smelly neighbors and their cooking would seep through the walls and make our apartment smell. They replaced the carpets before we moved in and we never spilled anything them, there were no rips or stains. Nor were they dirty. We just finished up our lease and while we were finding out all the details about moving out we found out about some hidden charges that OF COURSE they didn't mention in the beginning. They were going to charge us $50 to replace the stove drip pans if they were tarnished, which you can get a set of 4 for $10 at lowes (which we did). They were going to charge us $75 to clean the carpet. We already decided we weren't going to get our $250 deposit back because they were taking out our last 2 water bills from it and whatever else they were more than likely going to charge us for. When it was time for us to move out we cleaned the whole apartment as we were suppose to do to the best of our ability. We recently got a bill saying we owe $300 to repaint. There was normal wear & tear, definitely nothing noticeable if we didn't know about it, and you could probably get it off with a magic eraser. We accidentally left a pizza in the freezer & they charged us $75 because that was considered cleaning. We there was a burn mark on one of the bathroom counters and they're charging us $50 for that as well. This place will seem good & cheap in the beginning but you'll end up paying a crap ton more than what you should. Oh & they're charging us $7 for a burnt lightbulb in our laundry room that never worked in the first place. DO NOT LIVE HERE!!!!!!!!!!!!!!!!

Without bias or unfair judgment, I say with complete confidence, that Oxford Oaks Apartments represents unsuitable apartment living. I have lived here for three years. In these three years we (my family and I) have experienced a litany of management changes. Although there has not been much transitional difference between management, I have not appreciated the inconsistency in administrative practices that often leads to miscommunication between the renter and the staff. Adding to the level of miscommunication is the very passive aggressive nature of the staff. This demeanor is understandable considering they must conduct business, collect rent, and ensure that all parties are pleased and are held in accordance to the law and policies set forth. However, any good repore exchanged with staff members is generally farce. Bottom line, Oxford Oaks is running a business and they will use every means necessary to obtain any amount of cash inflow they can. They adhere strictly to the Oklahoma rental laws in order to establish their reasoning and advantage against you. Unfortunately, the law protects them and like most laws, they consider matters of dispute to be very "black" and "white"; left with little room for "grey area" negotiation, explanation, or consideration of "special circumstances" no matter how ethical your reasoning may be. Three years ago, paying $750 per month (including utilities) I moved into my current apartment; now I pay $860 per month (excluding electricity) for a two bedroom apartment. The carpet is (I would estimate) to be at least ten years old. I was unaware at the time of move-in that all three apartments surrounding me directly had new carpet. This is something I would have negotiated into my lease if I had known beforehand. The carpet in addition to being old has extensive stains, tears, thinning, and extensive wear-down. All of this damage occurred before the signing of my initial lease. This is something, as a first-time renter, should have been more careful about. Unfortunately, when I move out, this is something that will likely result in a cost to me regardless of my role. The cabinetry is extremely dated composite plywood with imitation wood grain pasted on the exterior. The edging and finish of the majority of the cabinets was damaged before my move-in. With the exception of three outlets of many in the apartment, they are loose and often make it impossible to plug in a vacuum cleaner or simple cell phone charger. The fixtures include: 1 very dated ceiling fan, and approximately nine (cheaply made) light fixtures. Of the nine that are supposed to be present, I moved in with only 5 present. The five present were unclean, chipped, and or left with paint drip markings. The ceiling fan, when turned on, wobbled uncontrollably; eventually forcing us to remove the blades. The solitary fixture is present, without use, without blades. One would ask, if I have submitted maintenance requests; the answer is 'yes'. Of the 10 requests I have submitted, I can recollect four occasions, in my three years residing in Oxford Oaks, where maintenance has been left unfinished or competed in an unsatisfactory way. For example, I identified a tear in the middle of the living area carpet. I requested it be attended to. They attended to the tear by cutting out a 3 in. x 3 in. piece of scrap carpet (different color and texture) to replace the torn area. I now cover that area with a rug as it is unsightly. There are four more places with holes that were there prior to move in, I dare not report them as to avoid four more odd patches! My concern fell on deaf ears regarding the carpet; insisting that in order to replace the carpet, all items would have to be removed from the apartment (on my dime and time). Again, it is a business and anything Oxford can do to save money or reap it, they will exercise any means necessary even at the expense of the renter's comfort. This is not a "get what you pay for" environment. Customer service, maintenance, and living conditions are MEDIOCRE at best.

Despite what you read on here it's not that bad. It's also not the greatest apartment complex. I've lived at Oxford Oaks on two different occasions. Pretty nice place, neighbors were kinda loud and our garbage disposal kept breaking, but other than that it wasn't bad. Good place to start for a college kid.

I really hated living here. The leasing agents/staff of the "office" were very passive-aggressive. I have an eating disorder and they made fun of me for it. I gained weight and had to hear about how "fat" I was. One of them blatantly lied to me about when rent was due. I was charged a late fee for her lies. They apparently fired their pest control person and did not rehire one for a couple of months. There were cockroaches everywhere! There were even some outside. You know there are a lot of cockroaches when they don't have room to hide from you! I lived in #1211. I should add that that particular apartment is stigmatized property. You should ask them about that. One of the leasing agents/"staff" stalked me and I had to call the police. If you live here and have anything, and I mean ANYTHING remotely remarkable about yourself, expect to hear all the leasing agents' opinions about it. I used their gym a lot, but the a/c was off in the Summer. That could make someone very ill. Heat stroke is a medical emergency. On several different occasions, I witnessed exhibitionists/voyeurs when I was at the gym. You have been forewarned.

Apartments are okay, nothing special. Pool is always closed. The real issue is the management. They will jab you for extra money in any way possible. They are pretty terrible about not answering their phones and giving different answers to different roommates for the same question.
Some errands can be accomplished on foot.
