I lived here for a little over 2 years and overall it was a good experience. I lived in one of the older units, and while some of the aesthetics were a bit dated (cabinet finish, light fixtures), they were in good condition. The grounds are very pretty and peaceful; my niece used to love to go look at the turtles in the lake. There was one manager whom I found to be rude and condescending, but 90% of my interactions with the staff were positive-- the ladies in the leasing office were nice, professional, and helpful, and the maintenance staff members were also very nice and did great, fast work. I was a graduate student at UNF while I lived here, and I liked that it is NOT a student complex and it is within a reasonable distance to campus without being too close. During the day, the parking lot is mostly empty because people are at work-- I take that as a good sign in an apartment complex. It is in the Mandarin area and very conveniently located-- RIGHT off 295 and down the street from Publix, drug stores, and other conveniences. The machines in the laundry facility were out of order more often than I liked, but there is a pretty good air-conditioned laundromat down the street that I used a lot. While Mandarin is a good area overall, this is still an apartment complex and seedy things went on from time to time-- I had drug dealer neighbors for a couple of months (they were eventually evicted and I got a great neighbor) and there were a couple of periods where there were a lot of break-ins (but I felt that the staff was very proactive about letting the residents know upfront so we could be on-alert). I never used the tennis courts, but others did and seemed to enjoy them; two of the three pools are very nice and the third is small but fine; the gym is small but decent.

Wasps are everywhere. They charge you every month for taking care of pests. I have two nests in my balcony and have requested it to be taken care of 4/5 days ago, and nothing has been done. I've called 5 times and every time was told it would be dealt with that afternoon, but nothing has been done. The last time I called I was on hold for five minutes waiting to speak to a manager. As someone who is allergic and can't take care of this on my own and because I pay monthly for them "taking care of pests", that it wouldn't be a big deal.

Horrible! Glad I moved. The apartment are so old that the pipes break all the time. They really don't care if their negligence destroys your property. Also the are very expensive and they raise the rent by 120 dollars if you decide to resign. They don't change the carpets after every move out. They don't even steam clean or shampoo it every 6 months like some places. My apartment was broken into while I was home. They didn't care. Also even if a carpet is used by a previous tenant and you some how damage a spot guess what you pay 75% of the brand new carpet for someone else. I spill ed bleach going from the linen closet to the kitchen because I was trying to clean the sewer water that overflowed from the kitchen pipes and they definitely took advantage of it. Water always overflowed and it was sewer water. From the first day I moved in to the last.

just a warning maintenance will enter your apartment without notice and it does not have to be an emergency. For an example replacing one of the plastic drawers in your refrigerator is not an emergency. A heads up notice would be nice

This place looks nice, but from the moment i signed my lease, the staff let their bad attitudes unleash. They pretend to be nice and helpful, but their attitudes suck!! The apartments are cheaply made. They dont have basic things like linen closets or even coat closets. Their is nowhere for you to keep clean towels and things of that nature. Not even a spot to hang up a jacket when its cool outside. When it would rain, my roof would leak, and they never fixed it. They only sent someone out to look at it, and never came back. My building was infested with bugs!!!!! I had ants in my kitchen, and despite the fact that they charge you every month for bug extermination, they would never come to my apartment and spray!!! They charge you rediculous fees for rediculous things. There is only one dumpster in the whole complex, and its very far!!!! There is also no security. I came outside one morning to find my neighbors car sitting on 4 blocks. To sum it all up, this place sucks!!!! i would not recommend it to anyone!!!!!!!
