DO NOT AND I REPEAT DO NOT LEASE HERE. THEY WILL FOOL YOU BY PUTTING GOOD REVIEWS ON THEIR SITE, BUT DO YOUR RESEARCH. I'M EXTREMELY DISGUSTED WITH THIS PLACE. THE SAD PART IS I CAN'T EVEN SAY IT'S THE APARTMENT. I HAVE AN UPGRADED UNIT, SO IT'S FAIRLY NICE HOWEVER ITS SWARMED WITH FRUIT FLIES AND WE ARE VERY CLEAN, PEOPLE. NEVER LEAVE A DIRTY DISH , AND CONSTANTLY SANITIZING THE KITCHEN. WE'VE TRIED EVERY REMEDY WE COULD FIND ON GOOGLE. TELL THE OFFICE, THEY SAY IT'S NOTHING THEY CAN DO. THE STAFF IS HORRIBLE, THEY ARE ALL SMILES WHEN YOU'RE TOURING AND ABOUT TO SIGN YOUR LEASE. ONCE YOU SIGN IT'S PURE HELL. GO IN THE OFFICE, THEY DON'T HAVE TIME TO ANSWER, A MANAGER CAN BE SITTING RIGHT THERE AND THE LEASING CONSULTANTS WILL TELL YOU THEY AREN'T. IT'S BEEN SO MANY ISSUES WITH THESE PEOPLE. THEY SWITCH PROPERTY MANAGERS ALMOST EVERY 3-6 MONTHS. THE NEW ONE JUST MOVED IN NOT TOO LONG AGO AND PRETTY MUCH RENOVATED THE ENTIRE APARTMENT VS TRYING TO FIGURE OUT WHAT TO DO WITH THE FRUIT FLY INFESTATION. MY KEY AND MY ROOMMATE'S KEY BOTH STOPPED WORKING, I WENT TO THE OFFICE THEY SAY IT'S BECAUSE OF MY BATTERY IN THE LOCK ON THE DOOR (IT'S KINDA OF LIKE A HOTEL ROOM KEY) THE YOUNG LADY PUTS IN A WORK ORDER AND THEN ONE OF THE MANAGERS (WHO BY THE WAY IS THE NASTIEST ONE IN THE OFFICE, EXTREMELY RUDE, REFUSES TO ASSIST YOU, GIVES THE UGLIEST LOOKS WHEN YOU WALK IN THE OFFICE, EXTREMELY UNPROFESSIONAL --SHE'S LISTED IN PREVIOUS REVIEWS) MADE A REMARK TO THE YOUNG LADY ABOUT ME NOT BEING ABLE TO GET IN MY HOUSE THEN LAUGHED... BUT ANYWHOO SHE GETS HER KEY, LET ME IN AND I HEAR NOTHING ELSE. CALL THE OFFICE A COUPLE HOURS LATER AND THEY SAY MAINTENANCE HAS LEFT FOR THE DAY AND I WOULD HAVE TO WAIT UNTIL TOMORROW. IF A TENANT IS LOCKED OUT OF THEIR OWN HOME, YOU WOULD THINK THEY WOULD MAKE THE WORK ORDER A PRIORITY, AS IT INCONVENIENCES PEOPLE TO NOT BE ABLE TO GET INTO THEIR OWN HOME! DO YOU THINK THEY CARED? NOPPPEEEE! THEY DO NOT MAINTAIN THE TREES, TONS OF DRY ROTTED OLD TREES ON THE PROPERTY THAT ARE FALLING LEFT AND RIGHT. ONE ACTUALLY RECENTLY FELL ON MY CAR, NO ONE FROM THE PAVILION NOR PEAK CAMPUS CARED TO HELP WITH THE INCIDENT INDICATING IT WAS AN "ACT OF GOD" WHEN IN FACT THE TREE WAS ACTUALLY DRY ROTTED AND NOT PROPERLY MAINTAIN, NOW DIFFERENT ACTIONS HAVE HAD TO BE TAKEN TO GET THE ISSUE HANDLED, IF ONLY EVERYONE COULD ACT WITH DIGNITY AND NOT BE MONEY HUNGRY. AND THAT'S NOT EVEN THE HALF OF THE ISSUES HERE, MY AIR CONDITION FREEZES TO THE POINT IT STOPS WORKING AND THE ICE HAS TO THAW OUT. WE PUT IN A WORK ORDER, INSTEAD OF FIXING THE PROBLEM, MAINTENANCE JUST CHANGES THE AIR FILTER. I CAN GO ON AND ON, DO NOT SIGN HERE. YOU'RE BETTER OFF AT THE WOODLANDS.

My son has lived here for two years. During the first year he had some trouble with another tenant and management was right on the spot to stop the problem, actually sending the other tenant packing for breaking the terms of the lease. They do have a new cap system which is the norm for these sorts of developments. Its pretty clean, recently modernized and leans toward serious students instead of the party all week end warriors. When my son moved in they even had a state trooper living there. One other big plus for this place is they have an aggressive bug control program. I have read a lot of reviews about infestations but my son hasn't seen or heard of that happening here. If you want to complain about anything it would have to be the simple fact that this place is run like a business and doesn't put up with any crap. They do expect the tenants to take care of their units, and are very clear about the fact that you will be charged for damages that go beyond expected wear and tear. Document everything when you move in and make sure you and your roommates all understand and respect each other. If a roommate makes a big stain on the floor, he/she shouldn't expect everyone to cover the cost of the damage. My son was told to warn his roommates that if he does find damage, he is going to report it to management. Its not that he doesn't care about his roommates but he isn't going to get burned playing the nice guy either.

DO NOT LIVE HERE!!! New management is horrible! They will charge you for any and everything. They will treat you with warm hospitality when trying to get you to sign a lease, but after signing the lease, they treat you like crap. Around leasing time they had water coolers in the two TINY gyms to entice potential residents, but after about a month the water coolers were removed. They also locked all the public bathrooms that they had available to residents and placed a sign on the bathrooms that say residents must go to the clubhouse if they want to use the bathroom, and the problem with that is the fact that when you're in the gym at night and you have to use the restroom, the club house is ALSO LOCKED! They try to have promotions where they act as if they treat their residents the best, but it is only sporadically, once they feel their promotions have done a good job in polishing their image, all of the amenities are taken away. The roommate matching also sucks, they don't take fully into consideration your rooming profile. The furniture is also cheap! The "wood" floors are actually made of plastic, the beds are a little bit thicker than an air mattress it is basically foam wrapped in plastic sitting on top of a metal crate, my air conditioner constantly breaks, my dishwasher has broken, and the dryer won't completely dry unless it is far apart from the wall. Living here is not worth the headache.

Great place to live! love the resident events and all the awesome pool parties!! just one thing that needs to be fixed is the maintenance staff! i know they are busy with other issues but not one resident should have to put in a maintenance request 10 times before the issue is fixed.
