I've loved living in The Polos since the I first moved in. The apartment was super clean when I first moved in. I previously lived in The Woodlands and I find The Polos staff to be much more helpful and nice. Compared to the Woodlands, my appliances hardly ever break and if they do the maintenance does a very good job of helping you out fast. My air recently broke and because they could not fix it immediately they put in a portable AC which helped a lot. It was fixed the next day however, very fast. They always call before entering my apartment. The staff is also very understanding and attentive when you have a problem. It's quiet and so beautiful here! I love it!

These reviews cannot be more accurate! Take it from me, I've been a resident for two years now, and I will not recommend this place to anybody. The amenities are the only good thing that I can say about this community. People in the office here are very rude, very unhelpful. Maintenance is terrible, I stopped putting in work orders for most simple things that I know that I can do a better job at fixing. I've been screwed over with fees that wasn't my fault and was never remedied because staff would rather argue with their customers. I truly hope management/corporate take steps to fix this, this could be such a great community to live in, but it's not and eventually that will hurt them. Also, sometimes takes a few days to hear back if I e-mail/call with questions. Our apartment looked absolutely nothing like the midleading model they show you. My appliances are yellowed and outdated, mold and mildew everywhere in this apartment, and my move in condition was truly unacceptable. I found towels from the last tenant who did not clean/patch up the wall. I also have a huge bug problem, mostly roaches. I have found they are coming in through these half inch gaps at the top of my pantry and also from the gaps underneath the bathroom sinks. I really wish that I could have had a much better experience here, and I am glad to see that I am not at all alone since these reviewrs are saying the same things.

I have lived at the Polos for almost 2 years now. I will be leaving at the end of my lease, this August. In my time here, the Polos staff has been rude, unhelpful, and inconsiderate. They do not keep track of their maintenance staff, nor give notice of intention to enter the apartment. They will lie to you to placate your concerns and do nothing about the issues you bring up. If you file a work order that requires more than one visit, they do not track how many times workers have entered your apartment and consider it a "courtesy" to call and let residents know if somebody will enter. The Polos pet policy (which I will grant that they are up front about) involves and initial charge and a monthly fee... none of which goes toward handling damages caused by pets and none of which is reimbursed at move out. It is $35 per month per animal for pet rent. It is literally rent for your animal. Damages caused by the animal(s) and flea spraying the apartment after you leave is additional cost to you. I have stopped putting in work orders, because I cannot trust that I will be informed when somebody will enter my apartment, nor can I trust that they will not re-enter after the work has been finished. After all, as long as the order is left open, they can come and go as they please. The management is a group of careless bullies with little mind toward renter rights and the assumption that their lease somehow usurps Florida law. I would not recommend this complex to anyone. The units themselves are nice enough, but nothing special for the price. In my personal opinion, the manicured property grounds are not worth the terrible management, sketchy maintenance, and (frankly) illegal landlord practices.

When I moved in everything seemed really nice, but as time went on I realized I made a terrible mistake. The apartments are outdated, dingy, none of the appliances work, neighbors are loud and inconsiderate, the amenities are not as advertised. Problems: -The kitchen sink drain was covered in mold and had fly eggs, which I had to clean myself. -The dishwasher did not work and still is not fixed 8 months later -Toilet and shower were disgusting (mold in toilet/ previous tenet's hair was clogging the drain). -You cannot walk through the grass without stepping in dog poop. -Neighbors are always revving their engines early in the morning. -Neighbors are always blaring music very very late at night -Other residents do not abide by the speed limit signs and speed through the neighborhood (where children are playing!!!) -Parking is always full -Trash area is never kept together, which allows for litter and awful smells to move through the complex -They promise fast, free internet, but it never works. I had to call the cable company five times before any solution was reached. (Still experiencing a lot of problems) -Most of the office staff is helpful, but there are several employees that are lazy and do not attend to the issues of their tenets. I'm not telling you not to live here, I'm just giving my impression of the facilities before I came here and what it was actually like. It was very stressful to try to get anything fixed or repaired. I looked at several other apartments before choosing, so these are my recommendations instead of the polos: -tivoli -lexington crossing -hunters run -enclave I hope this helps somebody avoid unneeded stress.

The WORST apartment complex in Gainesville. I got charged with over $400.00 in move out fees and one of them was a $200.00 carpet fee which is outrageous. I lived here for a year and when I went to go talk to the manager she said that carpet is expensive and she pro rated us because we only used 1 year of life on the carpet. Does that even make sense? I had to put in multiple requests to get one thing fixed and it never ended up working. They are unprofessional and want to charge you a ton of money to move out. There are cockroaches in the bathrooms and the walls are paper thin. The rent is cheap but not worth it to live here please look elsewhere.
