As of 12/13/14 the complex has been sold, again. This place has been sold more times than a toxic mortgage. The last company wasn't the best, but they were competent. Now we've got an entirely new company with new people who don't seem to know what they're doing. Say what you will about the former owners, we knew them, they knew us, and things worked. Now we've got an entirely new company that doesn't know the complex, its residents, or anything. The website doesn't work, can't pay rent online, can't make service requests, and once again residents are in the dark. They didn't even tell us until everything changed. This complex has its share of problems, like any complex. Appliances break down a lot, it's very noisy from the traffic, and parking is tough because everyone seems to have 2 or more cars. If you're handicapped you're screwed because someone is always parking there who shouldn't. They turned the handicapped space for vans, where you can unload a wheelchair, into a reserved paid spot. So if you have a wheelchair or a handicapped pass this is a terrible place to live. The material used to make the balconies is a cross between Styrofoam and stucco. The light fixtures are the stupid GU-10 variety, so you have to get your light bulbs from the complex; Note: You can find converters on Amazon for about $1 each. The gym is usually left to fend for itself, the so-called grilling area off the pool hasn't been cleaned or used in a decade, and the apartments lack any proper insulation which makes utilities pretty darn high. Saving grace? Location. Cost. The problem with this place is the rent is low, but that means whichever company is running it this week only puts in the bare minimum so that it doesn't look completely like Section 8. I am not happy Olen has bought the place, and based on the reviews of their other properties, it looks like it's only going to get worse around here.

WORST EXPERIENCE I EVER HAD! If I could give the Reserve at West Paces zero stars I would. I moved from across the country and had my first day set for my lease and the front desk would not send me the proper lease signing documents. I could not open the lease and had very little help in doing so, basically a "good luck" if you cannot open it that is the only format we send it in. Shortly after moving in (about 4 weeks), the front desk called and said WE MUST MOVE OUT OF OUR APARTMENT no later than 2 weeks, we had to move into another apartment or leave. We had no other choice. Upon forcing us to move out of our apartment into another apartment (due to "structural risk of the building") we were offered NO MOVING EXPENSES or any other help. After MULTIPLE conversations and trips to the front office they gave us very little moving expense help. There were ALWAYS cockroaches, millipedes, spiders and bugs after multiple pest control calls. Our car was broken into within the first month of living there and they conveniently park the huge dumpsters right behind your car where you are supposed to park leaving you no room to back out if you need to leave. The cars got damaged for the dumpsters sitting right behind the car and when I called the front office they said "sorry." The apartment had power washers come wash the outside of the buildings and sprayed mud all over the cars parked outside and when we called the front office, again, they said that was not in their control. Upon the end of our lease, we went to let them know we were not renewing and they said if we left before our NEW lease end date (they moved our lease agreement forward two months because we were forced to move apartments, therefore they changed our lease date) that we would have to pay them one month EXTRA rent AND the moving money they gave us after forcing us to move apartments. The front desk was never helpful and did not care about our living. We had TWO LEAKS in our ceiling and had to continuously be calling the front desk for issues we were having. I would never suggest or recommend this apartment complex to anyone. There are many places around West Paces to live that are far better than this. Our living experience here was horrible and stressful to say the least. Good luck if you choose to live here.

This has been the absolute worst living situation. The noise level is awful. You can hear everything in the apartments above you and there is no one to complain to. I would never recommend anyone to this complex.

Semen filled condom placed on car in Buckhead Apartment Complex- 3rd auto vandalism in 72 hours Management refuses to place cameras in dimly lit parking garage to protect residents. On August 12th, a resident of Reserve at West Paces, a Riverstone Community, was surprised to find masking tape with derogatory words placed all over her brand new, X6 BMW. After carefully removing the masking tape, notifying her local Buckhead police, and contacting her management team, she thought some unruly neighbor had misplaced rage at the wrong person. “I expected to be surrounded by a better caliber of neighbors and their guests considering I pay a premium to stay in this community”, the resident said. After not receiving so much as a courtesy call from the management team, on August 13th, her birthday, she walked down once again into the parking garage to find two more poorly written threats, signed by the same disgruntled neighbor, threatening to “key her car”, because she pays for two reserved parking spots instead of one. Again, she contacted her local authorities, and asked neighbors to sign a petition asking for security cameras to be placed in the garage, after learning over 10 of the residents have had their cars stolen or vandalized within the past six months to a year. More alarming, is when she asked for the assistance of her management team after receiving over 50 signatures, she was instructed NOT to speak with him, and he referred her to two people within Riverstone, one of which who is on vacation for a week. She then emailed several people within Riverstone Residential for a solution, to no avail. Today, she went to her car after picking her child up from cheerleading, to find a semen filled condom placed on the car. “We will find the culprit with fingerprints and DNA”, advised local Buckhead Police Authorities. “The terrible thing is that there were so many negative online reviews about the management and how they operate this community. I wish I would have listened before I moved in.” No response from the management team within the Reserve at West Paces or Riverstone Residential has been made at this time.

I've been a resident for about 10 months now. When I was looking for an apartment in the area I was a little scared by the poor reviews. To be honest I'm not sure why there are so many. Like any apartment complex there are going to be issues. However, the staff here goes out of their way to resolve them in a timely manner. Especially when it comes to maintenance issues. I've had a few issues but all of them were addressed by the staff or management. If you're looking for a nice and quiet place to live in this area you can't beat the prices for some of these units. If you're skeptical I strongly suggest you look for yourself. I was pleasantly surprised when I moved in here. : )
