we been here for almost a year. we moved from a 4 bedroom old house which didnt have air condition. we moved to westbrooke commons 2 bedroom for the air condition. Long story short for the whole summer from when we moved in, in April till winter our air condition didnt work. The owners refuse to fix it. we have called about the air conditioner 6 times every month until winter. So when our lease is up we are leaving. i dont want another hot summer. Its not worth paying 1060 bucks a month when things like this arnt fixed. we have never been late for rent always on time. It is sad that this place has left this bad feeling with us of something so little that needs fixing.

I visited the complex on November 1st. After filling out the application and submitting my initial fees ($200) postmarked on the 10th, I was told that rent had increased by $100/unit and they would not honor the initial paperwork they gave me. They also refused to rent on a 12 month lease as they had "filled up their lease end dates" for the months of December and January. When I read through the lease paperwork, there were several addendum which were not at normal for a lease agreement. This included the ability of the landlord to enter the unit at any time, without prior notice, for situations including touring potential tenants. In one part of the lease it noted that this was only for 30 days prior to lease end date, but another section claimed the right at any time during the lease period. This is illegal in NYS. They must provide 48 hours written notice to you before entering, unless it is an emergency situation. There is also an addendum for "Additional Rent" which requires you to pay for exceeding the utility threshold set forth by the leasing office. There is no notice to what the threshold is or how much it will cost you. The landlord is not required to notify you of such "Additional Rent" and does not have to remind you of it's due date (even though they never told you it was due). If you do not pay this amount, they will charge an additional $75 late fee for the "Additional Rent" you never knew you had to pay. I refused to sign the lease here. It seems that they have a monopoly on housing for RIT students with pets, but I advise you to look elsewhere.

Second year here and thought it would be better. I am just finishing up my HCI Masters at RIT. My roommate and I have an upgraded townhouse that is much nicer than the apartments at either Crittenden, Rustic Village, and Clayton Arms. We have a moldy basement from constant water leakage. They pump the water from your sump pump about a few feet away from the apartment complex so your backyard will be pretty muddy. (They did lend us a dehumidifier to dry the basement.) Now not everything about this place is bad. Jeron (in the office) is always kind and courteous, but much of the rest of the staff is not so nice. All in all, It's a reasonable place for the price, but there are some serious management issues going on here. It's the ladies and the person above them. Had to give an update. Westbrooke towed cars. They have the right to do so if the permit is not on the vehicle or in the correct visitor parking. However, they can't write a note a week before explaining there's too many cars? They have never towed in two years and honestly write a note for every single thing. I'd have to say a shady deal went down and somehow Westbrooke made money from this. I should say my car, nor my roommate's car was towed. However, all these RIT students trying to get to class? I will certainly be talking with some of the directors at RIT about this. I had a long tong with maintenance today. They were very respectful and courteous. Management is the problem! The ladies and the person above them.

TERRIBLE PLACE TO LIVE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! the only reason i gave it a star at all was because i had to. all they do is make up rules to get your money. for example, the emailed me today telling me i need to put a 30 day written notice in..even though my lease ends in less then 30 days. and now they're charging me until the 22nd even though my lease ends on the 7th of next month. they make stuff up to get more money from you. the people in the office are beyond rude and speak to you like you're a child. if you're planning on living here, change your mind. AWFUL.

Where to begin..... The management comes up with new policies when they feel like they want to charge you money. They come up with crazy fees and try to charge you again when you've already paid them. The four people that work in the office are never on the same page! If you ask them a question about the unit they never have an answer. Don't worry though, they'll "call you" with the answer. Yeah right! The basement in my townhouse flooded. There is a small window in the bathroom that doesn't provide enough ventilation, causing mold to grow. There were bird's nests in the siding. Not enough parking. They say they enforce their parking policies, and they do for a week, but then it goes back to being a pain. When it snows they do a horrible job of salting and plowing. 6 months before my lease was supposed to end I asked if I could transfer my security deposit to a friend moving in. I was told that would be fine and all I had to do was sign over my security deposit. Well two days before my friend was supposed to move in we were told we could no longer do this due to a new policy that was decided a month ago. When I asked why wasn't I informed I was told "We decided to not notify any of the residents of the new policies." No explanation and help trying to get my now homeless friend into an apartment or townhouse. These people are heartless and really only care about getting your money. DO NOT LIVE HERE!
