Lived here for a couple years & the location was great. Apartments are so close you can hear everything (you know what I'm talking about). I hated the community laundry & guest parking situation. There were times I had to park across the complex to get a spot. And don't get me started on the zoo on July 4th weekend. The gym & main pool is nice and easy access to the back bay trail. Oh yeah the onsite market and dry cleaning is a convenient.
We have lived here 4 years and the continue to try to raise the rent approx. 10% ever year and then say to you, 'we appreciate your business!'. If you appreciated our business, you would try to secure some loyalty by not increasing the rent so severely every lease renewal! The apartments are riddled with problems, as another reviewer wrote, you will have ants as your roommates. We also had a flood and feel we were dealing with mold issues subsequent the living flood. Great amenities mind you, shame you can't live i the areas where the facilities are! The rouse here is the entice you by signing up with a reasonable rate and then as we all know, everyone dislikes moving and Park Newport knows this. Then every year you have to battle with them to deter a rent increase. They then say, 'well your apartment was below market value!' That would be agreeable if the apartment was up to par with what you should expect for market value place. Anyhow, if your just staying for a year and you get a sweet deal, go for it! But long tern…nothing but hassles, sub par service from the residence services. Oh one good thing, the maintenance staff are very nice, but rest assure you will get to know them well as Park Newport is rotting away! Love Beth & Sean UPDATE - TO REVIEW - The Leasing office once it was clear to them the construction (roofs being repaired) would be a considerable inconvenience to us, maintained our rent letting us know on the 11th hour after sent in our - notice to vacate. We were pleased to receive this, and that finally Mr. Rogers had a sober thought to check out how bad the work station was, situated below our deck. Anyhow, we signed up for 6 more months with trepidation, but again pleased they took the initiative to try to keep us here; let's face it, they would have not have been able to rent our apt. out with a junkyard stationed below. No doubt we will be moving out, again this complex has been a love/hate experience - if you get a really good deal below market value or you are a young spry - go for it, again the amenities are awesome! - Great location as well…bike ride to balboa & take the ferry to the sand. Ask for a deal, residents are always moving in & out, sorry there is always vacancy here. This place is better then the Coronado Apts., for sure! I'ver heard worse stories regarding that place.
I was planning a relocation from Hawaii to California and inquired with Park Newport to learn more about their community and townhomes. I spoke with Adrian, a leasing agent, on several occasions and can't say enough about his level of professionalism and the genuine thought and care he provided throughout the experience. Not only did he answer several questions via long emails and phone calls, but he also took the time to personally take photos of the interior and exterior of the unit that I was interested in. It is very difficult to lease something sight unseen, but after working with Adrian I felt very comfortable. Although I ended up choosing to live in Aliso Viejo for personal reasons, I would highly recommend working with Adrian and considering Park Newport in your search for a new home. Absolutely outstanding customer service!
It's been three years that I've been living in this community;the weather, facilities, view, even the maintenance..you name it , it's just awesome. like any other places has its own flaws and weaknesses , and office people are not really helpful and productive! so I kind of agree with the previous comment.
Overall a really nice and affordable place to live in Newport beach
