Do not live here, you will regret it every single day until you find a lawyer to help you end your lease. This place is damaged with no hope of turning it around. Mold, leaks, bugs, appliances that do not work, damaged floors and showers that will take months to get repaired. If you manage to get them repaired, something else in your apartment will get damaged in the process of repairing the original issue. They claim the never have parking issues, every single night cars are illegally parked all over the complex due to insufficient parking. If you are lucky you will find a parking spot on the completely opposite side of the complex. Have spoken to 30+ residents that all have the same issues and will be reporting them to the Better Business Bureau to help prevent anyone from making the mistake of living here. calling corporate offices will do you no good as they never answer the phones and will not return any messages that are left.

Personally, my good friends just moved here in June, and they have had many issues. Mold and mildew is seeping through the walls from the water heater leaking. Trash is never disposed when needed to, and the gates never stay closed. The office has terrible attitudes, and procrastinate their issues. This makes me see how unprofessional, and utterly lazy this complex has labeled themselves. Spider infestation, and broken air conditioner. Maintenance is terrible with time management, and achieving tasks and problems they are paid to do. Terrible drug affiliated areas in this complex as well. I would not advise any family or anyone in general to live here. Everyone of these responses from the workers haven't done a damn thing. I don't live here, but I will be sure to spread the word on how terrible and unsafe it is to waste a dime. There is no way they could pass health inspection, and I believe that's illegal in an establishment.

All I'm going to say is if you want to deal with pipe bursts, leaks, no hot water moments, spiders galore and the worst apartment maintenance team ever, you probably shouldn't move here. I'm convinced that whoever the new management is does NOT care about the tenants. They are only concerned about "the check". Period. The staff is nice but, that means absolutely nothing when you're constantly dealing with almost deplorable living conditions and unprofessional maintenance workers. I can't wait to end my lease. DON'T WASTE YOUR MONEY! False advertisement is Landmark's expertise. Lesson learned. :-( 8/19/15 Although Bryan came in today, nothing was resolved. Two maintenance men showed up, observed the leak and they seemed VERY concerned about it. They SWIFTLY left the apartment telling me that they would return immediately and that they needed to go to our neighbor's apartment above us. They left the door unlocked and NEVER came back. I don't know what else to say or do at this point. Somebody in maintenance either needs to be terminated, the entire maintenance team needs to be replaced or they need to participate in some type of intense customer service training. Judging from other reviews, maintenance seems to be the ongoing issue amongst other tenants at Landmark. I won't say any names because I understand people need to eat and take care of theirs but, so do we. Why do we have to continuously deal with this especially since we aren't known to you guys as the tenants who don't honor their rent? We've been quite patient with everyone thus far. Last week a maintenance man came into our apartment after we called the emergency line because we had no hot water. He checked it out and told us we needed a new thermostat because of the leak. He said and I quote, "What I'm going to do is order you guys a new thermostat and I will definitely be back tomorrow morning to replace it". I haven't seen him since. This is the same gentleman I dealt with when we experienced the pipe burst and flood about 5 months ago. He said he would be back to assist in fixing the leaks in the master bathroom. Last Thursday was the first time I've seen him since March. Kind of ridiculous, right? Maintenance never follows through unless YOU or someone else who works in the leasing office calls. Instances like this reassures me that renewing the lease would be unwise. The lack of communication and horrible follow through we've experienced is beyond frustrating. It's not worth the amount of money we pay every single month. I'm confident you would be frustrated if you were in our shoes. I do appreciate your professionalism and quick assistance when we come in to see you. Thank you! However, at this point, I'm very sure that staying here isn't the best decision for Bryan and I. A miracle would have to occur. We work to hard to live in a uncomfortable environment. It's become a daily headache at this point. This place needs million dollar T.L.C to compete with other properties who have good reviews and less building issues with competitive rates. I hope things get better for Landmark. I really do. The staff in the leasing office is to good and to nice to be associated with these types of issues. Unfortunately, it falls back on the leasing office staff because you are Landmark's eyes, ears and voice for the tenants. It's disheartening to see a property that has SO much potential to be one of the hotspots for young professionals in Nashville, go to waste because "the powers that be" only put in enough to get by. The maitainece here is a JOKE. It either takes several months for them to show up or several request every week for a month to get them to show up. The structure of the building is horrible, we pay too much for what it is. Every little noise made outside or from the neighbors is able to be heard. The parking lot is a crumbled mess. Would be a neat idea if they tried to fix something around here. I can get a newer apartment with utilities included for the same price I'm paying here. I feel as if this was a waste of money. It took over a month after the normal time for the pool to open. Oh, and the "jaquoozi" they have.... Hahahha yeah it's been broken since I moved in, that was in OCTOBER OF 2014, it's now JULY 2015!!! We have had an ant problem for TWO months now. And spiders have now become a problem. The "pest control" NEVER came, our work order for maintence was probably ignored, AGAIN or it got changed to complete when they never come. The only thing I like here are the staff in the leasing office. They have been very friendly and helpful. Save your money, I guarantee you that you will regret living here. What a joke.

This apartment complex has so many issues- the rent is somewhat low compared to most of Nashville, but it's simply not worth it. The staff is incredibly nice, and I really do think that they're trying their best. However, it's not enough. I had a HUGE cockroach problem in my apartment. I put in countless work orders, visited the office, and called the office--which usually went straight to a call center that has absolutely no control over anything. My apartment was sprayed for bugs several times, but it wasn't enough. No matter how immaculately clean I kept my apartment, I found about 5-7 giant cockroaches per week. On top of this, the trash compactor breaks constantly, so garbage piles up in a huge mound at the entrance, there are frequent pipe breaks that cause water to flood your apartment, maintenance takes about a month to complete an order, the gate on this "gated community" has been broken for over a year, and my billing was messed up on three separate occasions. Landmark has great online marketing--they have a well made website that features them as a "luxury" apartment. However once you sign a lease and are locked into an apartment, you unfortunately find out that it is the exact opposite of luxury.
