the place looks very nice and well maintained. i just finish singing my lease and so far the experience has been Wonderful i can't stress how great and helpful Lisa has been! everything was done fast and without hassle I'm really looking forward to moving in soon.
It seems as though the newcomers (@Joel P, Deannine Mann) to this property have eaten up the facade (for those of you who don't know: an outward appearance that is maintained to conceal a less pleasant or creditable reality. @google for the definition) of this "near-ghetto" they call a "Luxury Gated Community". Especially if they have seen the newly renovated apartments. Not to make anyone have regrets but :) THEY GOTCHA! Lived here 5 years. After new management won't be living here anymore! Parking.They don't patrol and cannot control who parks here. Previous management had a towing company and they would surely tow, I use to see cars get towed almost daily. Dog Poo. You can't get away from it. Previous management kept the pet areas stocked and cleaned for the times when you forget a poo bag while walking your dog. "Approval Process". Apparently there is some sort of guides and step and paperwork maintenance has to file to do things like replace a 20 year old AC unit after 6+ failed attempts to fix it. I was told they have to try A then try B then try C and tell management about each failed attempt and just maybe they would get a new one. I had a water leak at one point from the apartment above mine in multiple places. They instructed maintenance to re-seal the molding on the sealing where the water leaks originated from. I mean I guess that works. They refused to fix the cracks, stains and paint falling off the ceiling from the damage and I assume that is because at some point they are going to update this unit. However it is a sight for soar eyes. Lanai screen. Had some bad winds and must have knocked something over and pushed the screen out of the rubber holder in the aluminium. I called a record 14 times and after attempting to fix it without the proper tools etc and a 2 month wait time they put in a new screen. Somehow the screen door piston/closer literally broke off the metal frame, The 2x2 inch square of metal is missing out of the frame. Well to fix this we will just get a wood block, paint it white, and screw it all back together. What a joke. Ignorant and disrespectful: When you call with an issue you will most likely get a response of "Well i'm not a maintenance person so I can't possibly know what they will do." Since you know, the last 6 times I have called about the AC unit and each different type of solution has failed they couldn't possibly know what to do. Unfriendly and really don't care about the residents. Previous property management knew me by name where I lived and my phone number. They would always say hi, ask me how its going, be polite help resolve any issues, work with you on anything. I've called new management at least 30 times in the past 3 months they have no idea who I am. They were quick to try and lighten the mood when I started talking about wanting to see the renovated apartments though. I used to always see management out an about doing things, helping people, even cleaning. I have NEVER seen anyone from the front office out. Only maintenance. Unannounced visits and request for entry: One time they showed up at my door with no notice and was like can we come in. We want to measure the room sizes on the back 2 rooms so we know which one is bigger. I'm like your joking right? "We really can't help you with anything". Just had a rental car vandalized and filed a police report. I walked into the office per the Sarasota County Sheriff's department instructions to notify management. I was greeted by a man and woman on the phone. As I started to explain and the woman on the phone told me "I'm on a call I can't assist you and I don't have a fax number held out her hand with a card". Literally that was it. The worst part was in the midst of explanation a painting contractor walked in and I was quickly and rudely interrupted by the woman on the phone to assist this contractor. But apparently they are understaffed and she couldn't get off the phone to assist my with my police report per the request of the Sheriff's Department to notify management.
The property is wide open so that I am free to walk around the lake and FYI if you are a runner, running around the lake and following the sidewalk in front of the clubhouse etc is a quarter of a mile. I personally tracked the distance myself. They have recently upgraded the fitness center and I cannot wait to see what they are doing to the clubhouse! I moved my Mom in with me to a 2/2 open plan and we have been here for 8 years. My 8 year old nephew absolutely loves to come over and go swimming etc. We have no problem with the new management, I know that some things our not within their control especially if a resident never reports water leaks in the upstairs units while we have a The albatross after being shot with a cross bow, once good luck after that shot cursed. Water is the curse. It’s really has been nothing major and the staff has attended ASAP. This is our home, I enjoy how much the everyone in the office has put together community events, so we can all get a chance to at least put a name with a face. So if you're looking for a quite and open complex, check out Gateway Lakes. Also enjoy a serene bike ride or walk from Gateway to Benderson Park
I have to agree with the other reviewers. If there was an option for 0 stars I would have selected that as well. When I first moved in, the place was owned by a different company, and they were amazing! The office staff used to be friendly and helpful, and there was never a problem with maintenance or landscaping. The utility bills used to be cheap, and you were only charged for things that you used, water wasn't split through the community like it seems to be now. I had an $83 water usage bill for a month that I wasn't even in Florida! With the exception of one person, the new office staff is horrible. They are very rude and completely unhelpful. If you call up with a question they brush you off like you are inconveniencing them. Maintenance is a joke. We would fix our own items as well, since it took several weeks to even get someone into your house after placing a service request. Things just seem disorganized and unkempt. The grounds and the pool are always dirty. there are plenty of better housing options out there. Unless you want to live in a place that is maintained poorly, your talked down to, and you're treated like an income source, go elsewhere.
Gateway Lakes is the LAST place you'll want to live!! If I could review this without any stars, believe me..I would! My boyfriend and I signed our lease here in November of 2013. We fell completely in love with the location, property, and property management team. Unfortunately, in April of 2014 the property was bought out by Wood Residential. Let me just say since then, we can not WAIT until our lease is up. We have contemplated breaking our lease many times. Since this new team has come in, the whole place has gone to ----. Living here now is like living in a glorified ghetto. The grounds are very poorly maintained, long grass, dog poop everywhere, massive ant hills all over the place, only 1/3 of the outside lights work, wires sticking up out of the ground in multiple places. The maintenance staff is slow and lazy. We have started just repairing things ourselves. The office staff is a joke. The girls in there are so catty and rude. They make no effort to get to know you. They shift the blame when something is wrong instead of just apologizing and don't ever try to get the name or number for someone higher up because you will get the ultimate run around. Our mailbox was broken for four days and no one had the decency to tell us-in fact, we called the office and the lady, MARY ANN, told me that it wasn't her responsibility to notify us that our mailbox was broken and then hung up on me. All of our mail was being sent back to the Post Office because the leasing office refused to hold it in the mail room on property. FOUR DAYS before we found out and we found out from the mail delivery man. He said that he notified the office and they couldn't have cared any less. We had bills, packages, documents, etc. backed up. Had we found out any later, all of our mail would've been returned to the sender due to negligence of pick up. There is no parking, ever. When we moved here there was a parking system in place with marked visitor parking now, if you pull in here after 8pm you will be walking a mile from your apartment. The safety of this area has really gone down and almost all of the outdoor lighting is burnt out so as a young women at 9/10pm walking that far from my car to apartment, I do not feel safe. Finally, when Wood Residential took over this property, they screwed all of the billing up. We used to get two separate bills-one for rent/pet fee and one for water/trash/pest control. Now, it is all on one bill and every month there is a huge jump in the price. We have called and called and called to speak with someone and no one ever answers. Our water bill went from $30 to $96 in one month...we are only two people in this apartment and we are not wasteful. I make sure to tell everyone I know and meet to not even consider living here! I have posted reviews on multiple sites. Save your money and go elsewhere! This complex is not worth anyones time or money. The new leasing agents talk a good game but really really research and shop around before committing anywhere.
