This apartment complex was "ok" 4 years ago; however, their standards have dropped significantly over the 4 years I was a resident here. The apartments are priced high and the overall quality is poor. You can hear your upstairs neighbors, no matter how quiet they are. Conversations are always heard through walls because the place was built as thinly as possible. Numerous buildings, including the one I resided in, had foundation issues and I suffered numerous leaks throughout the entire time I lived here. The front office staff is basically just grown children with bad attitudes. No one there is professional and they constantly lose packages and hand packages out to the wrong person. Did I mention they're entirely unprofessional? The manager of the facility is basically a tyrant, she feels she can do whatever she wants and can enter your property without notice, even have the maintenance guys jump the fence to your patio to do whatever she pleases. This happened once to me and I overhead the maintenance guys explain they didn't like having to do this. My apartment contains numerous firearms and I always have one with me; thus, seeing someone jump my fence without being welcomed in can be a scary experience for someone so, perhaps, the manager should give it a go sometime and see how she likes facing the end of a 9mm Glock when you enter onto someones property without being welcomed in. Oh yeah, not to mention I had two people in the period of 4 years attempt to break into my apartment while I was there and they ran for their life when the door swung open to reveal what they didn't expect, so don't believe you're in a safe place because a 12 year old could break into these apartments due to their crappy construction. The overall quality of the tenants has dropped, drastically! They seem to be lowering their standards to get more people to rent these slightly above project housing grade apartments; therefore, you're hearing loud music being played in the parking lot, I've seen people just sitting in their cars doing drugs, drinking and, eventually, you'll see them passed out in their car from the previously mentioned activities. You're also likely to find vehicles in a state of condition where they're leaking fluids all over the place and, on occasion, just sitting there not working. Finally, they're unrelenting pricks who run the place, plain and simple. Most places I have lived for numerous years, paying rent on time and hardly ever complain, typically work with me when I have to end a lease just a few months early from the end date, not stick me with the entire "penalty" amount because, surprise, a lot of other places take notice you've been a long time tenant and not try to stick you with all the typical fees you would find if you were just a 6 month tenant in your first year lease, which is understandable; however, 4 years there and having rented garages too, always paying rent on time, and hardly ever complaining proved to be nothing of value to these people. If I were you, just stay away from any MAA property in general but you should absolutely avoid Providence at Brier Creek because, in time, it'll be reduced to nothing more than overpriced project housing being run by little children who have no sense of professionalism or solid background in any type of real estate management.
Problem with people picking up after their pets. I pickup after mine and pickup after the ones you don't. I get tired of stepping in it and tracking on sidewalks and pavement. It tracks into everyone's home and pets also step in it. It's a health issue for everyone even none pet apartments. Children also walk in on streets and sidewalks it gets everyone. We need more cleanup stations for those that are to lazy or don't care. It also gets into our water when it rains and drains into our water systems.
My husband and I just renewed our lease for our second year here. Like any apartment there are good points and bad, but for us the good far out weigh the bad. About the location... The location is great. We laugh about being 30 minutes from anywhere. It's also a really short drive to some great shopping, movie theater and dining and walking distance to a pub and pharmacy. About the apartment... The apartment is pretty standard, nothing extraordinary but not even close to the crap some reviewers post. Rooms are a good size. Closet space is great (at least in our 1 bedroom). Appliances are a bit dated. I agree with some of the sound comments. The property on it's own is very quiet, lots of families and no loud parties, yet. It's a nice neighborhood to walk around. I never feel unsafe. But the apartments are very thin walled. You can often hear your neighbors walking, talking loudly or playing loud music. I always hear when the people above are showering. Utilities are reasonable, but we are in a 1 bedroom below ground level. About the staff... The repair staff is usually quick to respond to digital repair requests. Repair requests made through the office seem to take a bit longer. The office staff is polite and helpful. The grounds maintenance staff is out there every day. It's not perfect, but nothing is. Sometimes the office staff is busy and you have to come back in order to speak with a person. The garbage dumpster gets a little over loaded after the weekend. Some people don't pick up after their dogs. All rather normal problems you expect to run into. About the facilities... I haven't been to the pool, but it looks nice and people are always there enjoying it. The cabana area and grill by the pool look nice too, but again no personal experience. The gym is small and doesn't have the best equipment, but for a basic simple workout it does great and usually there is only one or two people there when I go after work.
