Have been a resident almost 3 years. New apartment manager "Dana" is an incompetent. Very young and inexperienced. I am a disabled resident who has been displaced due to the paving of the parking lot. Promised a ride on the golf cart from another parking area in the complex to my building 2 so that I could get to my apartment at night after work. Now told that "if" the people in the office aren't busy when I get home they "may" help me. I am not able to walk as far as she is telling me I have to walk. Just asked to be carted around the outside on the roadway to the back gate next to building 2 and I could make it from there to my apt. There are "liability" issues she brought up. She has no idea about liability issues should I fall trying to navigate this paving as she is suggesting. Dana says if you are disabled it is your problem to solve your own issues as 'every other resident'. If you are disabled or have even a temporary health issue do NOT expect help from Cooper's Hawk. Marianne Chamberlain is the nicest person there and she has no authority except what Dana tells her. This apartment complex is in violation of Americans with Disabilities Act and does not offer any assistance. Even my apartment STILL after months does not have a working smoke alarm in it. The wires are dangling from the ceiling. There is a short in the wiring to the smoke alarm and instead of calling an electrician to fix the problem, they leave me without any alarm. So many code violations. The lighting on building 2 overlooking the parking lot is out - so it is pitch dark when the sun goes down. Safety is non-existent since we have had gunfights in the apartment complex, including one in which someone was actually shot. Every time they initiate the "gate codes" and then nothing happens. Since I moved in there has been NO gates that lock except the front gates and they have to padlock those. But if you think you are going to get any response from this manager - think again! The management is all very nice and cooperative UNTIL you move in. The prior manager Cindy was difficult to work with at times, but when you did get her attention, she was most helpful. Not this new manager. Do not rent here if you have an opportunity to rent somewhere else. You will see that the apartment complex replied to this review; however, I'm sorry, I can't GET to the leasing office because of the paving going on and not being able to negotiate the tar on the parking lot . . . sorry, but this response is too little, too late. I've already taken it up with the corporate office in Memphis, Tennessee.
Problem arose with apartment complex and I was responsible to pay for something I was not supposed to per the signed lease agreement. Management broke the agreement with me. Entered into negotiations with them via the BBB with no resolution - offered to enter into arbitration and Coopers Hawk was not interested. Escalated to level of regional manager and was not listened to. Sent complaint to Florida Department of Agriculture and Consumer Services, also to no avail thus far. Beyond that, the lighting outside our apartment is out and very scary to navigate after 7 pm. Problem with the door sweep, it needed to be replaced because the left half was missing - letting air out and bugs in. You could see light coming in from the outside. Submitted two work requests and still not fixed, gave up. Staff jumps through hoops to give time to people interested in new apartment but once you're in the community you're last on the list. Side gate has been broken since we moved in 3 months ago - when there were "plans to fix it"
Over-priced, shoddy work/maintenance. This place is simple, not at all fancy like the neighboring complexes but they advertise it as such. Their "upgrades" is a cheap chandelier and painted doorknobs... not worth the extra price. There is no hot tub anymore and the gate might as well be taken down. It does not work and has not worked for at least a year.
Calling this place "gated" is a joke, it is always broken. The staff at the office is rude and seem annoyed at any maintenace request. And don't expect anything to get fixed with only one phone call. Standards are low and manners are poor. Avoid this place. You can do better!!!
