These are average apartments at best. They have not been updated for probably 15 years and that's no joke. Richdale definitely could update the apartments and justify their prices, but that isn't going to happen soon. They have a lot of turn over in the office, so don't rely too heavily on one staff member because they probably won't be there the next time you go into the office. Richdale also doesn't go by the market rate for their apartments. They go by availability and really whatever they want to price them at. The price could be $635 one day and the next day it could be $700. There were a few positives at Lionshead. There's plenty of outside space for your dog to run if you do have one. Also it's located in a pretty good location in Omaha if you're looking for a more quite neighborhood. I also got all of my deposit back when I was sure that I wasn't going to get any of it back, so that was a great surprise. Overall there's definitely better options in Omaha for what you end up paying at a Richdale community. You're almost just better off moving to Midtown/Downtown for the price they could charge you and I find Midtown/Downtown to be a more desirable location for me.
Every single review on here (besides the most likely fake good one) is accurate. Never move there unless you want a headache for the next 11-13 months (because they managed to cut our lease a month short somehow). Unless you like living with broken appliances and being lied to every single time you call.
You do NOT get what you pay for living in these mediocre apartments. Me and my roommate moved into a 2 bedroom 2 bathroom apartment within this community on January 1st 2016. We were excited for this move because of the model apartment they showed us. We were told our apartment would look similar except our countertops would be grey and our cabinetry was supposed to be dark oak and black appliances rather than white... FALSE, we have one black appliance the others are white, countertops and cabinets are white mind you we paid extra to have the updated look. Our fire place is chipped and not working properly. Bathrooms are disgusting, the tile is chipped and looks like mold along the bathtub from previous tenets, the grouting is horrible in the shower and on the tile floor along side of the tub. NONE of the cabinets in the whole apartment(bathroom and kitchen) properly shut, washer and dryer are loud as can be and don't function correctly. Our carpet isn't correctly installed and windows leak air. Needless to say they got us sold on a fake reality, our apartment looks nothing like the one they showed us. We even specifically asked to see the home we would be moving into and they showed us something completely different than what we actually received. Honestly the moral of the story is SAVE YOUR TIME AND MONEY, look elsewhere. They are horrible with customer service, takes weeks to get a service request filled. Lost my packages, received them 2 weeks after UPS said they delivered them. There is never ever ever parking open in front of your building, almost always have to walk 2 or 3 complexes away. Although animals are allowed in this community no one cleans up after them. I'm getting out of my lease ASAP. I was warned to not get involved but I did anyways due to the urgency I needed to move before the new semester at UNO and deeply regret our choice. OMG I almost forgot the biggest part, we found roaches in our dishwasher, called the office and it took them a week to send over an exterminator.
DO NOT RENT FROM HERE. Any person on these reviews giving positive reviews have been set up by management to do so. This place is the most dogtrash managed complex I have ever been a part of. My first problem arose when my AC started leaking all over my floors and carpet, it took 2 weeks to get the problem resolved. Instead of bringing in a shoppe vac to soak up the water, maintenance brought in a large floor fan and left it in there running for 5 days before coming to address the leak. They got the leak under control, not fixed, under control, but I still didn't have cold air for over a week! When they came to address the AC they turned off my hot water heater and couldn't figure out why I didn't have hot water after calling two different times, and took 3 WEEKS to get my hot water back. Due to all of the water leaking constantly my apartment developed mold. They moved me into another unit and said the problem would be fixed after the weekend, called Monday to say it wouldn't be fixed until Friday, called Friday and said it would be fixed the following Monday.. I've been out of my apartment for over 2 weeks now and its finally fixed, but they left all of the dry wall pieces all over my apartment and when I asked them to clean it they got into my closet and opened up a brand new Swifer sweeper out of the package I had just bought to clean up their mess!!! Who the hell does that?? Not only that they turned my AC down to 66 degrees the entire 2 weeks they were in there and when I asked customer relations if they were going to pay that bill Shayla in customer relations replied "well are you going to pay the bill for the 2 weeks you were in the other unit?"... ARE YOU KIDDING ME? I shouldn't have to!! What else did their people take liberty to in my apartment?? Bottom line is that this place is trash. Poor quality apartments, even for the price, extremely rude corporate people. They have screwed up so many things I don't even want to get started on here as far as my bills and extra fees, their customer service skills are literally nowhere to be found, and they take weeks to complete even the simplest of maintenance tasks... it took 2 weeks for them to just bring me a 9 volt battery to replace in my smoke alarm. PLEASE DO NOT CONSIDER THIS PLACE. I am currently waiting to hear back from Better Business Bureau to report everything and have them investigate how awful this place is being run. This place needs to be put on blast by everyone who lives here because corporate does not care about their tenants or their happiness whatsoever. UPDATE 3 months later--- Since all of my previous problems I am now down into the last month of my lease. My dishwasher has now broken 3 TIMES. First time they came out to repair they tried to fix a pump, immediately broke the next day. Ordered a new dishwasher which took over 3 weeks to come in. New dishwasher broke within the month and is now sitting locked in my apartment because the water in it that won't drain literally smells like rotten eggs. I had to wait another week and a half for a service man from the dishwasher company to just come look at it. Got repaired just in time for me to move and for them to show the apartment. Shocker. I am also developing mold above my shower from what I am assuming is a leak from upstairs and all they did was paint over it. I have contacted a lawyer to be ready to file in case they try to take my deposit after all of this mess. I have now been paying around $600 a month for the smallest one bedroom you can imagine that at times hasn't had A/C, heat, hot water, and now a dishwasher. On top of that my car window was broken out literally right in front of my apartment in the middle of the night and a bag was stolen out of it. It even took this place 3 days to clean up all the glass out of the parking spot. The only good things about this place are the manager Amber, Ariella in the front office, and a couple of the other staff. They seem to be really good people who have to adhere to whatever garbage orders corporate gives them. STAY AWAY.
I have lived at LionsHead for a year next month, and will definitely be leaving when my lease is over. I have had nothing but problems since the day I moved in. For example, on the first day living in my apartment, I found a dead bat on my bedroom floor. About a month into living here, I was harassed and threatened by another tenant, which escalated to the point of my vehicle being vandalized in the parking lot. The management offered me a garage at full price ($60/month), and promised to "up the security near my building"...To this day I have never seen a security vehicle ONCE. More than a few times, I have gotten up in the AM, unable to take a shower because my building's water has been turned off without notice. All in all, I didn't feel that I got what I paid for. I would strongly recommend looking elsewhere for apartment living.
