The apartments were nice and spacious but they were way overpriced for what you got. The staff was nice until we moved out. We asked them to call us about any problems with move out and they never did. We got a statement from them about our security deposit and they charged us over $1200 for cleaning and repairs. We were charged $20 to clean a mirror that we cleaned. We were also charged $125 to paint the apartment when the paint looked perfect. They also charged us to put all new carpets in when the carpets just had normal wear and tear. DO NOT live there they will overcharge you for everything. They only care about making money and not about their residents. If you live there plan on not getting your deposit back. I had heard from other people that they charged for things that did not need to be replaced but now I know first hand.
My husband and I have lived in quite a few apartments in the Portland and Eugene area and have NEVER had a problem until we lived at River Terrace. On the day we moved out and turned our keys in, we informed the lady at the office to call our cell phone if there are any issues about the apartment. She wrote down our phone number and forwarding address. 3 weeks pass, and we do not hear from River Terrace but we get our security deposit check. We were shocked they charged us 35.00 for a crack in the refrigerator crisper (even though we wrote it down on our move-in inspection list), 20.00 for the four drip pans and rings even though I wrapped them in foil to protect it. Since we forgot our to retrieve our handmixer, popcorn popper, and a couple of glass dishes from one of the lower cupboard, River Terrace charged us 20.00 and classified it as "abandoned goods" even though we went back to River Terrace to retrieve our forgotten items. It was not until we reported River Terrace to the Better Business Bureau that River Terrace realized they made a mistake and will be refunding our 35.00 since the crisper was charged in error. My family is also in the apartment rental business in CA and know how it is to treat their tenants with respect and integrity and to run their business ethically. Unfortunately, we just happened to receive a bad apple and we will be careful and do a background check on any apartments before we decide to rent it. It is a shame that River Terrace have unethical business practice which their only goal is their profit bottom line, not the well-being of their tenants. We will not be recommending them to people we come in contact with.
Not worth the cost and the unhelpful staff. The appartment is big but you hear everyone around you, like they are in your appartment. I was basically called a liar by the manager when I kept letting them know the dishwasher was leaking and they couldn't find the leak because they didn't run it long enough, so she didn't want to fix it. The staff seem to only care about possible new tenants and not current ones if we missed getting packages since no was there to accept them, when we would try to put in a work order often no one was in the office, or they won't even answer the phone! I would not live there again and now after reading the other reviews I am fearful that we will be charged unreasonably apon move out.
AVOID River Terrace! Absolutely horrible staff. CHEAP construction. The community doesn't pick up after their pets- poop EVERYWHERE! The staff seems helpful and nice UNTIL the lease is signed. Expect fake smiles, fake attitudes and fake people while dealing with River Terrace! I wish I would have read the reviews (which ALL rate the place poorly) before moving in! They only care about your money. . . honestly I can't say enough bad things about this place! I'm counting the days until my lease ends!
A horrible place to live. There's no air conditioning - and they overcharge you for everything. They even charge you $20 for the heater pans and charge you almost $300 dollars for cleaning and other insignificant stuff. If you stay here - kiss you security deposit goodbye. Even if you ask them to have them call you if they had any issues with the place, they won't do so but charge you for insignificant items. I recommend everyone to find some other place to stay - its not worth trying to deal with these guys.
