About the house - I have rented it for the last eight years to Quinnipiac students (QU & Town of Hamden approved) and have had no issues with any of my tenants and they haven't had any issues with me or more importantly the neighbors. Upstairs the house has four bedrooms, a kitchen (with fridge, oven, dishwasher), a living room, and a full bathroom. Downstairs is another full finished living room, a full bathroom, and then storage space which includes a washer and dryer.
Outside you have a full backyard with a deck and then you have a driveway that can fit three cars and being at the end of a dead-end street you also have options for street parking.
Besides rent, your other bills will be for TV/WIFI/Electric/oil, but I will take care of your water bill. I will also make sure the grass is cut, leaves are raked, and will take care of any snow removal that is over 8 inches. We will provide salt/shovels for any snow removal that is less than 8 inches.
The heat is oil and will be the tenants responsibility once they move in. When you move it, the tank will be at 1/2 a tank, which usually lasts until November/December and then tenants usually have to fill up twice after that. (Could be more depending on how high you turn up the heat).
I have insurance on the house, but I believe some tenants have taken out their own insurance, but it is not necessary.
The rent is $2800 a month.
