Awful experience! Don’t recommend to anyone! Here are details: I lived in Avalon apartment for 3 years, the first 2 years was with Avalon Fairway in MD and the last year was with Avalon Reston. I moved 2 times WITHIN Avalon due to personal reason. Avalon charged me standard cleaning fee (~$200) for my 2 within community moving out. The standard charges showed that I know how to take care of everything and maintain everything in good conditions. However when I finally moved out from Avalon, I was charged ~$800, 4 times the previous charge! They replaced the old kitchen vinyl floor and charged me $400 on all the cost, then charged additional $400 for carpet cleaning. The kitchen floor was old since I moved in and there was a small missing piece. The missing piece was recorded on check-in list and I keep the document. But this missing piece became the primary reason when I asked why I was charged $400 on kitchen floor on my first call. Later when I showed the proof, they denied the reason. I explained everything to them and nobody listened to me. They insisted to charge ridiculously $800 on me. Even worse, In Avalon Reston my car was towed by 3 time, $160 each. They worked with a notorious towing company called JDR. When I moved in, nobody in the office ever mention to me their EVIL car towing policy. The first towing was due to expired plate sticker. I just moved to VA state and didn’t have time to do it. Then my car was towed at night without any warning or notice. The towing company is supposed to put a notice on windshield for 24 hours before towing, but they didn’t. The 2nd towing was for a rental car I parked near the building. The 3rd towing was because I didn’t park the car strictly in lane. All 3 car towings occurred after middle night. So stay away from Avalon. They might be friendly when you are still a tenant. Once u decide to move out, they will charge whatever they want.
Current resident. Had a billing issue and walked in to get an explanation. The associate we spoke with was clueless and kept having to ask her manager. Finally asked to speak with the manager. The girl asked, and the manger (who we could see through the huge GLASS WALLS of her office) put her hand up and said "I'm too busy right now." I asked the associate when she thought we might be able to speak with the manger and were told "possibly in two days. She's off tomorrow." We left and I deployed the next day. My wife has called THREE times since, with not so much as a return call, or email. I wouldn't recommend anyone move into a place where management made themselves unavailable to their customers. And now in full disclosure, if you're thinking of moving in, they don't tell you that there are NO dumpsters ANYWHERE ON PROPERTY! You have to put your trash in your car and drive it to the front gate.
Archstone Reston Landing (in Reston VA) in the process of giving new parking decal included in their agreement [ for existing residents ] a new $5 per night [ You heard it right it is per night ] parking permit for visitors [ The first night being free ]. Never in my history of renting I have been asked to pay parking fees for visitor [ at the rate of $5] and Reston is not parking challenged. I lived in Arlington area and even there my apartment did not charge parking fees for visitors. Also, in Archstone Reston Landing the rents are too high, and the utilities are way to expensive you pay for EVERYTHING!!!! [ atleast this is okay we consume we pay ] but parking at the rate of $5 per night is a RIP OFF!!!! So will to fork out this if you entertain visitors you are okay if not make sure your visitors dont stay more than a night or choose people who don't have cars!!!
