HUGE COCKROACH PROBLEM (COCKROACHES SPOTTED DAILY). PLEASE READ BEFORE CONSIDERING LIVING AT THE PROMENADE TOWERS. My roommate and I moved into the Promenade Towers in August of 2015. We started to see cockroaches show up around November 2015 and have been dealing with them ever since (it is now March 2016). Our apartment has been "treated" in one way or another probably close to 10 times, and my roommate and I still end up killing a cockroach or two every day. For several of the treatments, we have been required to empty all cabinets in the kitchen and bathrooms (1-2 hour process) and restock everything once the treatment is complete. Since we kept needing weekly treatments and the process took so long, our short-term solution was to keep our stuff out, resulting in our kitchen being sprawled out on our living room floor for several weeks at a time. When we asked management for possible compensation for the reduced standard of living we have been experiencing, we were denied. Their stance is that since they are acknowledging all of our requests for additional treatments, their hands are clean. Believe me, I understand the price looks nice. It is definitely one of the cheaper places you can live while still being close to Downtown. Growing up in the countryside, I thought I could handle a couple of bugs now and then (I was aware people had roach problems here before I moved in). But the problem is so much worse than I could have ever imagined it. We have been dealing with this roach problem for over 5 months now, and it appears that we will be dealing with it until we move out in August. Management is frustrating beyond belief. Please, please, PLEASE don't make the mistake I did and disregard the negative reviews. Once you see the first cockroach, it will already be too late.
COCKROACHES EVERYWHERE. I started seeing cockroaches 5 months ago. Despite multiple "treatments" from management each month, the number of cockroaches I kill every night has yet to decrease. I have asked management many times what the next step for addressing the issue is and they REFUSE to do anything other than suggest more treatments. After a dozen or so failed treatments, you'd think they'd seek alternative means for addressing the issue. I guess not. Dealing with management might be more frustrating than having to live with cockroaches. Will certainly be moving out when my lease ends.
I don't know about the rest of the people on here. To be honest, I think others are expecting WAYYY too much, especially for how cheap it is to live at the Promenade. We have a 1150 square foot 2br/2ba apartment with 2 balconies for $1362 a month with parking! You can't find a studio for that price down in the "hip" part of DTLA (e.g., 6th and spring). As far as roaches go, we are on the 3rd floor and have not had many issues. When we first moved in there were a few here and there, but that was only because the previous tenants had trashed the place. After that first month, I think I see maybe a single bug a month (if that). Also, everyone talks about the water being shut off all the time, which is a load of bull. We have lived here since September and it has only been turned off once (maybe twice) in 5 months. In a complex with 600+ units, you have to expect some maintenance every once and awhile, otherwise you are just being unreasonable. Long story short, the Promenade is good for the price. While the gym sucks (1980s equipment), the pool is beautiful, as is the water garden above it.
Just moved out of Promenade to go elsewhere downtown. Water is turned off about 3x/month during the day for repairs. As someone who works from home, this is a major issue. The elevators are extremely slow, and parking is a huge pain. Laundry machines (specifically the dryers) are not adequate. Guest parking staff is unreliable, especially early morning or late night. Overall this is a mediocre complex for a great price. You get what you pay for! Another warning--management WILL try to screw you out of your security deposit. Cleaning fees, painting fees, etc--whatever they can get, even if the apartment is clean as a whistle when returned.
立地が良いです。 リトル東京まで徒歩で３０分ぐらい？ 車で行けば５分もかかりません。 部屋からの景色は絶景。結構、どっちのタワーでも景色は抜群だと思います。 （シティー側でもそうでない方でも） 中庭にはジャグジーに温水プールもあります。 一つ残念なのは駐車場から部屋までが遠かったことかな。 近かったら近かったで扉の開け閉めがうるさいでしょうし。一長一短といったところでしょう。 一階には韓国人のオーナーが営むコンビニ…というより雑貨屋さんがあります。午後10時まで開いているのが魅力的ですし、タワー内の移動でたどり着けるのも治安的に安心でした。 日本人にはあまり会ったことがありませんがアジア系の住人が非常に多いです。アジア人にはお勧めかも。
