This is an okay place to live if you are new in town and don't have time to search for good apartments and your workplace is in south bay area. Pros: - Convenient for workplace commute in the south bay - Proximity to AMC and restaurants - Quick and helpful maintenance staff Cons - Proximity to Levi's stadium has caused the rates to go up even though the apartment itself is nowhere near the quality that you end up paying for. You will get much better/newer apartments for the same cost elsewhere. - The garbage bins are always overflowing. - Kids running around making lot of noise and toys, garments left in the common areas. - The leasing office staff is very rude and there is no sense of any customer service whatsoever. For example: If you go to talk to one of them; they don't offer you to sit, they will be constantly looking into their screens barely acknowledging your presence there. - After you leave the apartment, they actually threaten you with letters and automated voice messages to pay any dues as if I am running away somewhere [you have my contact number and forwarding address. You just need one human being to pick up the phone and make a call]. This is how a resident is treated at equity. - There is no transparency with their checkout process. They told me that they would have a pre checkout inspection and would let me know if I need to take care of anything. They did not provide me any such feedback after the inspection but made ridiculous charges after I left. First they did not return my security deposit and then they charge me for repainting the walls. According to their policy you cannot be present during inspection; so they get a free hand to claim whatever they want.
For the price everything about the Arches sucks. Value wise this is place you rent if you need an apartment quick or you are just starting out but, for what they want in rent (1900 for 1 bedroom) there are plenty of other better places around. I did not renew my lease and I moved out but, I still have to deal with their management (who doesn't respond / I have left them two voice mails today) because, they said I never turned in my keys. I left them in the apartment per a conversation with another person in their management but, apparently they don't communicate well even between themselves in management let alone their customers. So, I am sure they are going to blame this on me and charge me for another day or two or three until they figure out the keys have been in the apartment ever since my lease ran out. Argh just entirely frustrated with this place and want to put it all behind me.
I think one star is actually too much for this community, but just the system enforce the minimum one star. The community is very old that lots of the facilities not working most of the time (like laundry, lighting, plumbing etc.), the pipes are so old that the water coming out has a color, even after filtering the water still looks yellowish. I have to drink bottle water everyday. The shower always not working, water either too cold or too hot, and now there is water leaking from upstairs. And if anyone decide to live here, ask about the terms clearly as they are not clear on the terms in the contract. I have to move out early as I bought a new place, but they are charging 1.5 times rent as penalty which normally it is one month in other communities, but the problem is that the 1.5 times wasn't stated anywhere on the contract nor the website, so basically it is really whatever they want to charge, and you only know it when you want to move out, I'm okay to pay that money, just I'm not happy that it wasn't stated anywhere which I feels like they can charge aynthing they want which is unreasonable. This seems to be what other tenants are saying too is they just charged unreasonable fees. As well the staff are not helpful which they act like it is your fault on everything and you basically have no choice and do whatever they said because their contract isn't cleared and give rooms for them to bully you in anways. I really would not recommend living there especially there increase after one year is big too compare to what the quality provided, just cannot say how terrible it is. I really want to have a negative star given to them :(
Wish there were - stars.. Stayed there for an year and will never recommend this to anybody. From Day 1 they will try to swindle money and wont provide anything in name of service. Bunch of irresponsible, rude and cheats.. First they lost my money order for my deposit then kept of claiming that I never paid that. Even when I proved that i paid they forced me to pay again and left me to get the money back from western union. haven't seen more shameless people than these. Repairs request will take ages.. even if they do , it is sure to break again in few weeks. Quality of apartment - Very bad.. poor material used which keeps falling off..beware of cabinet door falling on your head..even worse is the wardrobe sliding door coming off and falling down.. Security Deposit -- Never expect it to get back. Infact they will send you an inflated bill to swindle more money from you.. if you leave a single mark of the wall they are likely to charge you for painting the entire house.. My suggestion -- Never move in here.. you will Repent... anything can be better than arches..
I have been living in The Arches for the past 6 months. The staffs at the Leasing office do not respond properly. they always continue what they are doing while responding irritates me a lot. they don even spare 2 minutes to answer. i don wanna stand before them for any issues again. My apartment is good, but i too have very low pressure in shower, muddy and yellow water in all faucets. the faucets are of low quality ones.wardrobe slide doors comes off. Blinds are not fixed properly. the materials at children's play area looks very old and damaged. Often thinking of moving out of this community but don wanna break lease and pay unnecessary lease breaking charges
