The only thing you pay here is for location. It is very closed to the shopping center. Kiko at the office is so nice and she does everything she could to help. These are the only reasons I added two stars. We have been here for 4 months and had 8 maintenance requests. We had issues with the kitchen sink since we moved here. It clouds up and disposal gets broken. Yesterday kitchen sink broke again and they had one maintenance person working and could not get our sink fixed, We ate out tonight and tomorrow we will not be able to have breakfast and make my child lunch for school because the sink is full of water and under sink is leaking. Coming back from work to a kitchen that stinks and cannot wash anything is horrible. The master bathroom sink smells horrible, we do not even brush our teeth there from the smell. Also, the pipes make sound each time you turn the fossil on. Our rent is more than what is advertised right now. The people who enter after us pay less. We cannot wait for our lease to be over to move out. If you are looking to rent this place, do not look at the reviews on the website because I wanted to add my review but there was no option to add a review. The whole apartment complex smell horrible because there are dog pee everywhere even in the elevators. It is not worth for the price you pay.

My family has lived at Del Mar Ridge for over 5 years now and we love it for so many reasons. First, our home is very big and spacious. Our bedrooms are huge with tons of closet space. The living room and kitchen are also big. Even the bathrooms are big! It is a 2-bedroom and it is 1300 sq ft! We have wood-looking flooring in the living areas and it is so easy to keep clean. (We do have a 7-year old boy and a dog) We have 10-foot ceilings which helps it feel even more spacious. And we live in a corner home so we also have a very big balcony, too. Second, we love the neighborhood. So many conveniences within walking distance. There is a community park directly above our apartment where my son and dog can play. The Del Mar Highlands shopping center is a block away with everything we need, including the Cinepolis movie theater. (Such a treat!) We're in a great school district and just a couple of miles from the closest beach. It's a fabulous area. Third, whatever needs to be fixed in our home will be done within a couple of days. For having lived here for over 5 years we really have not had anything serious go wrong, but whatever it was, the maintenance staff took care of it quickly! They are really responsive. And Seth and Kiko in the office are great! Very friendly and accommodating. These are the main reasons we love living here, and to be fair, there are things we don't love. I unfortunately just find that people can be inconsiderate and think the rules do not apply to them. As a renter that has been my experience in every single place I have lived. For example, some people here do not pick up after their dogs and I do not understand. We don't have issues with noise, parking or anything else, just inconsiderate pet owners here and from the condos across the street. But that is just apartment living and does not change the fact that we love our home and have no reason to look elsewhere.
Great location. Good size. Rent increase every year is an outrageous amount, major turn over in units due to the increase. It seems they let anyone move in here- "secured" doors have been broken, gated locks-broken, elevators broke down. Parking is terrible at best. Not much visitor parking and assigned spaces are extremely small, often leaving it nearly impossible to enter thru the car door! It is pet friendly which is nice if you have a pet and nicer if your a responsible pet owner-not all are. Pee in the elevators crap on the sidewalks and of course barking. You have to pay their utilities up to $150 each month for water, sewer, garbage (in addition to sdge). You enter service requests on line and you have no other choice but to agree to allow them entry "at any time", (during work hours). The pool is often too dirty for my liking. The business center has dinosaur PCs and the printer is black and white only and the fax has never worked for me. The business center is also only available during their open hours (so no after dinner business or sunday or holiday use) the exercise room is ok, similar to that of a hotel work out room, sadly when equipment needs repair it just gets removed and not replaced. The grounds and exterior often look dirty, unkept as does the interior old carpet and paint scratches or stained. The maintenance guys are generally nice and friendly im sure they are underpaid and appear over worked. The management has changed just about once a year. The fire alarms often malfunction and one recent night they did so at 2a waking the building up and again the following night at 10p so the fire department said they will not respond anymore unless someone calls to say there is a fire. We have also been without hot water a few times for several hours (discovered upon waking and unable to bathe etc)... and if a delivery is made to the office in your absence you may not know- if the driver does not leave a note- the office may or may not inform you!- the management/co talk a god talk but it isn't necessarily the one they walk!
I lived at this place for two years. The first year was actually not bad at all...the second year I sadly cannot say the same. They charge way too much money for all the problems that occur at this complex. Also the management is horrible. For the money...it's definitely not worth dealing with loud neighbors, people parking in spots, and poor plumbing issues.
