I have never wrote a review online but this one WORTH IT .. Becarefully guys, this place is a scam! When i moved in, people were so nice. I read about moving out and the office wil charge you anyway so i decided to clean the apartment and make it in better condition when i receive it. Yep, I did, I cleaned it and I was 100000% positive i followed all the rules to hand the apartment key, there was no way, i repeat no way i made a single tiny mistake. After I moved out and front and back calling between me and the office to get my deposit back, first they said we kept getting the check we sent you back, then i confirmed my address, which was wrong, even though i gave it correct (I have a picture of the paper I wrote the address on it), you never know, may be the post office crazy, new place I moved to .. etc. eventually i received the check, it was $68 and some cents, my deposit was $150.00. I asked them why it was almost half, first they told me that you left the bathroom dirty, well i have pictures prove I DAMN cleaned it, special the bathroom, there is no way, after I confront them, second they said, you returned the key late, well I returned the key on Sunday May 31st around 7:40pm and called at the same time and left voice mail to emergency that i left and dropped the key in the mail box which is exactly what i have been told to do because i called a week in advance telling them i am leaving on Sunday May 31st and you guys do not work on Sunday, should i return the key on Friday? the representative at Zender Family Limited Partnership said no! You can return it on Sunday and drop it in the mailbox which I did. I was thinking to sue them because I have a complete great case. Well, I never did because of one reason, which is I was just finishing my green card paperwork and adviced that it does not worth it, even though you can walk in to small county court and walk out with fat check (maximum) but you do not need noise around this time since you have great clean background record. I took the advice, I am a good person but you know what Zander apartment, you're lucky cause i was planning to walk into court with jury not small county court .. Man, if the time goes back, I would definitely sue your asses. Stay away guys, this place is nothing but troubles, a lot of them ..
I wish I could give this place 0 stars. I have never had so many problems with an apartment company before. Zender was terrible and Indy Flats (The company that bought them out) isn't doing a better job. My bathroom ceiling fell through and they took three days to come in and fix it and then when I said that the "new" ceiling tiles looked just as bad they simply painted over them. They've painted over everything, actually, to make it look "okay" and not deal with the real issues. I have had bedbugs several times and each time they spray you have to remove all of your stuff and wash and dry your entire wardrobe which gets incredibly expensive and they still can't keep them out! The Rotherwood building is too old and should not be allowed to stand anymore. The Indy flats staff does not work on Wednesday for whatever God forsaken reason and therefore if you have issues on a Wednesday you're going to have to wait to get it taken care of. When the office is supposed to be open, they hardly answer the phones so it's just as hard to get service during regular business hours! They'll let anyone live there including an individual with multiple personality disorder who harassed a good number of tenants. They also have a huge roach problem that they wait to spray for until enough tenants complain about so that they can handle it in bulk. This has been the worst living experience I could have ever imagined. I would not even recommend this place to my worst enemy.
Notice all the five star positive reviews are using the same verbiage. That's because they are probably written by a marketing staff member. My friends warned me that their collective experiences with Zender, now Midtown Flats, who own almost 20 apartment buildings downtown, were terrible, that I would be burned, and my experience would be horrible, but the Zender employees seemed so nice at first that I did not listen. A lot of the reviews deal with maintenance. Initially, when I first moved in, they fixed both the gas leak in my apartment and the collapsed bathroom ceiling right away, but I have been calling them for months because the ceiling is falling in again, and I have not heard any calls back. Additionally, they must have two sets of staff, one for the phone and one for the office, who do not coordinate their information. Typically, the phone people will give conflicting information to the office staff, and it can be confusing to find out which story the managers will accept as correct. If they have any computer errors, which the office staff frequently blame for issues, fees will automatically be tacked on to your account with no way for the staff to reverse them. They will have to be paid in full by the renter. Additionally, the apartments are run down and over a century old. Initially I wanted a place with history, but the places quickly feel warn out down and past their prime, with little storage space and no modern amenities. There are many apartment complexes in the area that can be had for approximately the same price which, had I not been moving in from another state, I most likely would have picked instead. Save yourself the headache, and live somewhere else.
I rented from them in 2004-2005 or so at the building at 221 E. Michigan. They were very easy to deal with, especially in getting at least one friend of mine a month-to-month lease (we're corporate). If I ever came back to Indy, I would call them first.
I have been a tenant of Zenders for thirteen years and have been extremely pleased with the property and management. Whenever I have needed anything done the response is quick and things are done well. The rent is very good for the size and quality of the apartment I would gladly recommend Zender's to and potential renter.
