If I could rate this complex 0 out of 5, I would. I recently left Parkview Townhomes on August 29th, 2014 after living there for the past 2 years. Overall my experience living there was acceptable. Outside of management constantly changing, witnessing several common domestic violence disputes, and a next door drug bust I personally never had an issue. My up most complaint comes after moving out. The week before, I completed what was called the pre-walk through to determine what needed to be taken care of to avoid charges. The walk through lady filled out an assessment only addressing that light bulbs and a few blinds be replaced. Everything else was perfect. (which I want to add, it was. We worked extra hard to make sure this place was just as good as it was when we moved in. Although I suspect the majority of others leaving at this complex are not as respectable based on what I saw). Almost a month after moving out I was notified of an outstanding balance for rent, trash, and a carpet cleaning service was under my and my roomate's name from Parkview. I was notified after a rental history report was done from my next apartment complex. Neither of us received a letter of notification at any of our new addresses (which Parkview was certain they sent, though had no proof). None of use were contacted by phone which they had all three of our phone numbers. Parkview obviously made no attempt to contact any of us for this outstanding balance. Furthermore I would like to address the charges. We were charged for 3 days of rent for turning the keys in on the third of September instead of the 31st of August. That was a mistake on our part, but considering the loyal tenants we were, who were late on one month's rent out of two years, would be respected enough that you would wave this charge. Or at the very least inform us the day we returned the keys that we would be charged for this. Next we were charged for July and August's trash service on August 27th. This was only 40 dollars of the outstanding balance, but it would have been great if this was explained to us the day we returned the keys. We had no idea this was on our account, and the management team could have saved us from dealing with this outstanding balance if they would have notified us the day we returned the keys. Or notified us period. Lastly the carpet. The carpet was surprisingly left in immaculate shape even I will admit. After having a professional cleaner clean the carpets they were perfect as it was mentioned during the "pre-walk" through. However we were still charged 85 dollars for a carpet cleaning after moving out. On October 10th, 4 days after it was brought to our attention that we had an outstanding balance at Parkview, we paid it in full at the office with a check. Luckily they did give us an adjustment for the carpets but not until after I provided proof of receipt. On October 24th, the day I am writing this, I get a call from a collections agency reporting I have an outstanding debt from Parkview and it was reported to them on October 22nd. 12 days after we paid Parkview in full, in person, they reported our outstanding balance to a debt collection agency without ever notifying any of us by certified letter or simply giving us a call. By the way this is information that I had double check by the agency before righting this review. I strongly recommend do not rent from Parkview Townhomes. Like mentioned in other reviews on here, their management is unorganized, unlawful, unprofessional, and not pleasant to work with. My experience leaving the place is absolutely the most frustrating experience I have dealt with.
Absolutely awful management team. Handles all situations poorly. Personal skills are abismal. I had to transfer to a new state for work and the landlords ended up charging me over 8,000 dollars to terminate the lease. They will use every loophole available to squeeze every penny possible out of you. The house itself was disgusting, the neighbors were incredibly loud, police didn't even respond to the numerous noise complaints. I would rather live on the streets of Wichita with the homeless population than deal with this rental company again.
I signed a 10 month lease at Parkview, I am grateful it was not any longer than that; The experience was VERY POOR. Maintenance requests were not handled timely, my garage was off track and unusable for two weeks before my work request was addressed. Most days the posted office hours are from 9 a.m. to 6 p.m. but the staff was seldom present during those hours. There seemed to be a constant staff turnover, reducing resident privacy, increasing disorganization, and providing poor service. I submitted a typed and signed notice to vacate the premises more than 30 days prior to my lease expiration. I vacated my unit and submitted my key before the final day of my lease. Management lost my letter and put out a collection against me. They stated that I could not afford the rent and remained in the unit past my lease agreement. This information was inaccurate and never provided to them. Interesting fact is I moved into a BIGGER property with a HIGHER monthly payment because the rent was being raised and the property was not worth the new rate.
I currently live at Parkview Villas, and I enjoy my home here!! I moved into this property in 2010, and even though, management had changed in July 2013, I am still having a positive living experience. I would recommend Parkview Villas to anyone.
I have lived here for three years; the new management are very bad. Maintenance requests were not handled timely, I have been waiting for 3 weeks now, In the past, maintenance response to your request in 24 hours. Safety lights on parking area are not working any more.
