Pros: 1. Nice apartments 2. Nice area Cons: 1. Horrible parking as @Jeffery M. mentioned if you have a life and are not in the house around 7pm each night you will have nowhere to park and will be towed. I've been towed twice! The complex has acknowledge that parking is an issue, but even after expressing my concerns nothing was done. I was told to park across the street at the high school. (If you have children you will be crossing a major street near highway 6). Where I could likely be towed as well! Also, expect to have no guests because they will not be able to park anywhere either. They need a parking pass to park inside the gate (the office closes at 5:30pm) if you get home after this time your screwed. The parking lot by the front office is full after 5pm. 2. Money taken out of my account without being notified of additional charges. I was charged for a carport that I don't have and there's an additional fee for valet trash that was not accounted for in our monthly rent for several months. Instead of calling or sending an email mentioning the oversight, in which the staff had not charged us for valet trash they simply took our money without authorization. Note: I don't have an issue with the additional fee. I have an issue with money being taken from my account without notifying me. I pay my rent on time and in full each month. This is customer service 101. Simply, there are tons of nice apartments and nice areas in the vicinity. Go view other apartments where parking is not an issue and the customer service is superb.
I have lived in this complex for two years. This has been my experience. Pros: -There is a lap pool and a casual pool. -There is no audible noise from the nearby highway. -There is no problems with flooding. I think the nearby spillway makes it a non-issue. -The complex uses Comcast for internet, and I personally have had no problems with the up/down speed or latency. -I have had no problems with the Valet trash service in the last 6 months. Previous to that it was very problematic. -In the last two years, I have only been notified of a break-in once. -My apartment had all new appliances. I'm not sure what other residences may have. -There is a very large population of foreigners, mostly from India. For the majority of the day, older female women are walking the complex, watching everything that goes on. I'm fairly sure this is the reason that there is so little crime in the community. -In general, my neighbours keep to themselves and are quiet. -The rent for this complex is a bit cheaper than the surrounding complexes (in my experience), but not appropriate to the lower quality of apartment and service you will receive. Cons: -When I have maintenance problems or complaints, I go speak directly with the assistant manager. This seems to be the only way to get what I need. The phones generally aren't answered, and any messages I leave by phone or email seem to get lost. -Parking is a big problem in this complex. There seems to be enough for everyone if you include the public spots out front. I pay for a covered spot so that I don't have to fight for parking. The parking spots will not be adjacent to your apartment - you will have to walk. It is difficult to have guests over as they may only park in the public spaces in front of the leasing office, which are normally taken. Guests usually have to park at the school across the street. Note that if you pay for a parking spot you will have your car towed if you park anywhere else, and anyone using your spot that is not you will also be towed. -The maintenance staff is just a few people. They're nice, and generally good, but they are overloaded. They're mostly on top of the big tasks, but if you need little things done it can take months. -The apartments are older. There were some poor repairs done on my apartment, such are door cracks painted over, or gaps in molding filled in with sealant. The door isn't airtight so insects get in - and maintenance isn't sure how to fix this. -The power flickers sometimes. My lights will dim and my computer will crash. I'm not able to leave the computer running for this reason. -You cannot have any mail delivered here. Regular mail will frequently be delivered to other people in the complex, or across the street. I get at least a quarter of my neighbour's mail. This is a problem with the person who delivers the mail. When it comes to UPS or Fedex packages, everyone I have spoken to in the complex loses packages. According to the leasing office the packages are not delivered even though the staff signed for them (because they sign once for lots of packages that aren't necessarily delivered at once). You can't contest these disappearances as they were signed for. -The community is gated but the gate code has been the same for so long that all the delivery places know it. I imagine that its just for show at this point. The gate is infrequently broken, and usually stays broken for weeks at a time. -Two new tenants recently moved in adjacent to me. My neighbour has made a number of complaints, but she had to call the main company of the leasing office just to get a notice of noise complaint served. -There is a courtesy officer in the complex, but you'll never reach him by phone, and he will not respond to any messages you leave him. If you have a noise complaint, or there is a suspicious person in the complex you need to call the police. -There is a playground, but the children in the area prefer to play team sports. There is no area for this, so they tend to play between the apartments. Balls tend to go in windows.
The apartment complex is located in the Energy Corridor and close to a great school, Barbara Bush Elementary. We live in the larger two bedroom, two bath and it has plenty of space and nice big walk in closets and spacious bathrooms. Maintenance responds promptly to any requests and office staff is very helpful when issues arise. It is a quiet complex, but if you have an apartment close to the playground, you may experience quite a bit of noise from the kids, especially in the evenings. We are about to renew our lease and will be upgraded to new stainless steel appliances which will be a plus, look much nicer and be more energy efficient. Parking can be a bit tough in the evenings, unless you pay a monthly fee for your own carport. They offer monthly resident events for adults and kids which is nice. Overall, very good complex in a great neighborhood.
- limited parking space, no visitors without special permit - entrance gates does not work for weeks - mandatory wallet trash - water is not metered. So you pay for everybody (probably including leakages) - management is OK, when you have no issues, but in my opinion it is not customer focused Nothing special with this apartment complex, a little bit overpriced because of the school.
This place is terrible. No parking rude staff apt was not fit to rent. Lucky for me I was able to pay to break the lease. Stay away....
