Very good maintenence. Stayed here for 3 years. Very happy - nice walking trail right across, Public park with tennis courts right next door close to rivermark plaza. Outstanding view of sunset and west mountains from my bedroom along with the new 49ers stadium. But top floor apartment got extremely hot during the day especially the bedrooms facing west- even more so in summers.
Place: A very nice and quiet neighborhood-Nicely maintained.Interiors are good. A fully functional kitchen and a large washer dryer unit. The wardrobes are very accommodating and a nicely ventilated place. Cost: On the higher end but when compared to other places in this location , it is a good price one is paying for a good place. Staff: A very mixed experience here. The maintenance staff is very prompt with fixing anything within 24 hours but the problem was with the the leasing office staff.. they are not good at communicating rent details and when one is due for how much. I had to pay a lump sum in advance as a security deposit in Oct. For Nov rent , when I approached the leasing office , I specifically enquired how much I owed as part of rent and by when. I was told the initial lump sum will take care of Nov rent and I had nothing to pay. Five days later, I get an email from the same person saying I did not pay my Nov rent and a $50 fine! I decided to escalate the matter , since it was their mistake, the late fee was waived off but given I had to pay my rent the last minute with little planning, I decided to pay it online...and the transaction fee was $25 !! It was a total rip off for their lack of communication! The staff simply apologized saying that the internal account system did not show the rent due correctly and that they cannot reimburse portal fee. I would have appreciated if they had done something to credit the unnecessary expense due to their bad communication. A very bad experience for the first month given everything else is great.
Usually around 5 days out of every week it's directly under SJC's traffic pattern, which means pretty regular airplane noise. They're in the annoying habit of watering everything, every night, and in addition to times like right after it's rained, maybe 1 out of every 15 sprinklers is broken and just shoots water 10 feet in the air whenever it's on (4-5 times a night). That leads to huge muddy patches everywhere, some stagnant mini ponds, and the need for them to reseed several times a year to replace the grass they drowned. The pool facilities are nice, but are cleaned infrequently and the heaters turned off (for the hot tubs) and as many entrances to them as possible chained shut after 11PM. It all wouldn't be so bad, but you're not finding a place in here for less than 19,000$ a year with an almost guaranteed 10% increase every time you sign a new lease. Kind of feels like they cared more about being a "luxury" apartment maybe 10 years ago, but now they're more of a "we're 5 minutes from Intel/Cisco/Marvell so you're going to pay for whatever we have."
the units are nice but there are so many hidden fees. I rented a 2 bedroom unit and at the end they didn't even give my $500 deposit back because they said they have to paint and clean the carpet , I told them that I was in this unit for 3 months and I took pictures of the walls , I didn't even put one nail in the wall to hang a painting but they said they will charge me anyway because this is there standard process. Staff are nice and friendly but I do not recommend this place
The place is quiet and the apartments are beautiful. However it's a bit expensive average $1800 for a 1 bedroom apartment.
