I liked Pinebrook Village while I lived there mostly. I was there for 2 years and I think I lucked out with neighbors because I didn't have any noise problems. The facilities are fairly well kept and the maintenance is great. The problem is the management. When I renewed my lease after the first year, the rent was raised $200!! That is unbelievable. And they don't budge on this. It makes you feel like they would rather get old tenants out (even though we were never late on a payment) and get new ones in. And I think I found out why. They really stick it to you when you leave. We had a pretty hefty cleaning fee, even though we cleaned the whole apartment and don't smoke and we were charged $100 for not returning the parking STICKERS they gave us. Not a parking pass that you hang, a non-reusable STICKER that you stick to you windshield. My roommate and I threw them away after we pulled them off our car because they got torn and were worthless. It's not like Pinebrook is near the beach or anything. No one would park there that doesn't live there. It's just another way they can scam you out of more money. So many residents leave being angry and bitter at the place.
Unfortunately, I have to say I would not recommend living here. We were in love at first thinking we found a great place, and it is great in a lot of ways, but into your lease you start finding problem after problem. First of all, they have been doing work to the apartments for months which keeps you from using certain amenities you pay for each month, which is extremely irritating. There are tons of loud and obnoxious neighbors and so many parents that just let their kids do whatever they want without supervising them. These kids are constantly playing in the street, not looking out for cars. I constantly tell them to be careful and watch for cars because I have seriously seem them almost get hit about 5 times and these are SMALL kids. The apartments are cheaply made on the inside, everything falls apart. The maintence guys are really nice though and are usually pretty quick to come when you put in a work order. Everyone that works in the office is really friendly. Like I said, there are pros and cons to this place. I would just not recommend it, because what you pay in rent is not worth what you are getting, plus they are two bedrooms. Your water bill and electric bill is going to be astronomical here because the ventilation sucks throughout the apartment. When we don't run our A/C, I feel like you could cut the air with a knife in our apartment. Also, one of the bedrooms, the air does not come out barely any. I've called maintence to come by twice and all they say is to close all the other vents and that still does not help. They are a split level, which I like because it feels more open and roomy. The rooms are pretty good sizes. You will fall in love with these apartments like we did when you first see them, just beware. Compared to other apartments in the area, they will seem like the nicest ones. All in all, I would say on a scale to 100, how much I like this apartment would be rated as 50 because there are things I like and do not like. Bottom line though no matter what, they are overpriced.
DON'T LEASE HERE!!! They promise a "quiet, family oriented community where people have lived for 15+ years." They are lying!! Especially the short, overweight hispanic manager. She even pulled the whole "I'm a Christian & a single-mom" card when we toured the complex. This place is LOUD, people party & walk around outside very late & the windows may as well be made out of paper because you can hear EVERYTHING! Our car got broken into IN OUR CARPORT even though we were told there was "on-site security" which is not true! We bought out of our lease & moved & now they are sending us a $300 bill for cleaning & carpet cleaning. We only lived there 2 months!!! BE CAREFUL OF THIS PLACE!!!
