They always say location, location, location, and that’s one of the reasons I chose Parkview Terrace! It is located right across the street from a nice shopping plaza, which includes Stater Bros. grocery store, several restaurants (including a French patisserie with macarons!), a florist, and more. The 10 freeway is also not too far away (Tennessee Street, Alabama Street, and California Street exits are all nearby – close enough to be convenient but far enough away to avoid the noise and traffic). Parkview Terrace’s location is great because it is in Redlands, but right on the Loma Linda border so you can get to Loma Linda University, LLUMC, the VA hospital, etc. very quickly. You can also be in downtown Redlands within 7 – 10 minutes. Redlands is a charming city which has a lot to offer, including the Redlands Bowl (longest running free summer outdoor concert series in the country), Redlands Market Night on Thursdays, lots of eateries, community theater and the arts, etc. Citrus Plaza and the new Mountain Grove Plaza (great shopping complexes) are just a few miles away too. In addition to the great location, I chose Parkview Terrace because they are pretty much the only apartment complex around that has not only washer and dryer hook-ups, but ALSO the washer and dryer included! A lot of the apartment complexes in Loma Linda and Redlands do not even have washer/dry hook-ups. At Parkview Terrace, the washer and dryer are located inside your apartment, not outside on the porch – so that is really convenient. The units also have a microwave, refrigerator/freezer, and a full range (gas stove and oven). I don’t like electric stoves so the gas range in the unit is great. There is also a real fireplace in the units, and second story units have vaulted ceilings. There are multiple pools and hot-tub spas throughout the complex. At the rental office, there is a gym with ellipticals, treadmills, stationary bike, free weights, and weight machines, etc. There is a park to the north of the complex, which you can access through locked gates. A few months ago, a new owner bought the apartment complex, and then shortly after that, a new property management company took over as well. The new company is Davlyn Property Management and in my opinion they are doing a much better job than the previous management company. One of the things they instituted fairly quickly was online rent payment, including credit card payment. A place I had rented at quite a few years ago charged a pretty hefty percentage to pay by credit card, so I was pleasantly surprised that Davlyn accepts credit cards without an extra fee (great for people who want to get points on their credit card!). The new owner is having all the apartment buildings re-painted, and even the porch railings have been replaced (they were previously wood and are now a durable plastic-like material). The covered car parks are also being re-painted. If there are maintenance needs in your unit, the leasing office gets the maintenance people right over usually within a few hours, one day at the max typically. The other reason I chose Parkview Terrace is because they are a luxury apartment complex, and things are kept up to standard. It’s a gated community with the above-mentioned amenities, but one thing that was very important to me was no noise! This complex is really quiet. Even though it is off Barton Road, it is very quiet and very peaceful. There are also a lot of trees and shrubs in the complex, so it gives it a really nice atmosphere.
Old apartments, bugs everywhere, and their "renovations" consist of a fresh coat of paint on rotting wood and cheap, flimsy, plastic fencing for the patios. Also, the new management is planning on converting these apartments into condos to sell in near future, so if you decide on renting here, make plans to be left without a home soon enough. STAY AWAY. Newer apartments for less are all around this area, go check those out instead. We are leaving the first chance we can get once our lease is up.
This used to be a nice apartment complex. Since 2015, they have begun allocating units for a HALFWAY HOUSE/DRUG REHAB program that houses multiple residents in a dormitory style dispersed throughout the property. The foot traffic, the bed checks several times a day, the noise, etc. have changed the residential feel of the community and replaced it with transience. Due to HIPAA act, the management cannot disclose if you'll be next to one of these units or even discuss the noise violations. If you have children or even value your privacy/quiet, I'd AVOID THIS PLACE AT ALL COSTS.
I was satisfied with this complex until the recent onset of cockroaches, small roaches, and spiders. We keep our apartment spotless and super clean. My wife and I are both germaphobes. We thought we may be leaving some area unclean or something but could not figure out where. We moved furniture, appliances, rugs etc and cleaned and scrubbed everywhere. We then talked to other friends in our complex and they all had the same complaint. We started finding spiders in our bed, couched, and linens. We then learned that this was a common complaint as the office announced they were sending a bug guy to look at the common complaint. However nothing has changed....
Good: safety, response time to fix problems. Bad: relatively expensive Ugly: no sense of courtesy, lies, very unkind administration (except few of the staff). - When I moved, I was surprised that I had to pay for water. They told it wouldn't be a big deal, average of $ 20 a month, so I decided that wasn't bad. Few months later, the water bill was doubled, first they said that the city of Redlands doubled the price, later I found out that each unit (total of 8 apartments) shared the same water meter and the cost was divided "depends on how many people live in each apartment". Of course no one explained that when I moved in, and no one will explain it to you when you move in, so be careful because if you decide to leave before you lease is over, they charge you 2 months, it is a trap! - The first day I moved in (November), the patio was full of leaves and some trash. I called the office to inform, they told me that the patio wasn't their responsibility. After 10 minutes of argument that it was their responsibility since I just moved in, they finally sent someone that took him 10 minutes to clean. Again, don't expect any courtesy. Although some of the staff, like Marwan, are nice, their boss is not. I witnessed few occasions where she was a total witch, and I think they do whatever she wants so they keep their job. - No grace and no courtesy, after 15 months of living and paying rent before time, I had to leave the country urgently and came back on the 6th of the month, they still charged me late fees although I explained to them what happened with me. Overall, although this place is nice and safe, I would leave in heartbeat shall I find a similar place or nicer but with more courteous people. These guys at Parkview will make you feel that they don't really care what you think or if you want to leave. They act as if they have enough or a waiting list, just like BestBuy after Circuit City was gone. So, look around unless you can live with unkind and non-courteous people, it is your choice. I'm moving as soon as my lease is over.
