We LOVE this apartment, but are no longer going to be students and are looking for at least one person to take over our lease. (At that time, the place would be completely yours -- you wouldn't be subletting. And you could have others sign on with you later -- five people maximum for this floor plan.) Your lease would begin September 1st, but we're looking for someone to sign as soon as possible.
// The space
It's cute and homey. There are three of us living here comfortably right now. We're on the second floor, but there's a private entry from the ground level. The place is pet-friendly with some breed restrictions. There's really nice natural light in the living room with a sliding glass door that opens to a great little patio for bike storage. Each bedroom has a closet, and there's also a closet in the hall and another outside on the patio. The bathroom has two mirrors and two sinks so you can still brush your teeth if someone is taking a shower. The apartment comes unfurnished, but we don't know how much of our stuff we'll need when we move out -- we could talk about leaving behind some furniture for you if there's anything you want or need. // The location
It's a great student apartment -- Office Max, Rite Aid, Safeway, and a variety of restaurants are all within quick and easy walking distance. There's a Unitrans bus stop right outside with multiple lines pulling through (W & M). And there's a lighted bike path out back that takes you directly to UC Davis with no stoplights -- you can get to campus in less than 10 minutes if you need to. Other than that, South Davis is a really nice, easy place to live. There are great neighborhoods and paths for walking, running and biking, and there's a huge nearby park with a dog area, soccer fields, multiple play structures, tennis courts, and a whole network of fitness paths.
// The amenities
This place is popular with both students and families. There are multiple laundry rooms scattered about the complex and one that's really close to the apartment. You can pay your rent online and schedule maintenance visits online, which is really convenient. There's also a pool, two hot tubs, a workout room, and a little study area in the main office with free coffee and popcorn. The current management maintenance staff are very pleasant. The apartment comes with one covered space, but it's never a problem to find a space in the perimeter parking area.
// The logistics
The cool thing about taking over this space from us is that we're basically reserving it for you in the meantime. To sign for this apartment, you'd have to turn in an application at the main office. (The application fee is $30 and if you don't have any reported income, you'll need a cosigner for another $30, unless that's changed recently.) The office staff can help you through it if you have any questions along the way. We all had co-signers when we arrived and had no trouble getting accepted. Once you're accepted, we'll set up a date to meet at the office and the three of us will sign the place over to you. And that's all that needs to happen.
