2015 - present I spent a lot of time researching apartments in the area and felt The Marks was the best value by far. I've listed off categories that were important to me when making my decision and I hope they can be of value. Location: The location is great! Close access to 85, 285, and I-25, access to the light rail and bus lines, also has a new grocery store down the street. South Broadway has plenty of entertainment and there are numerous parks in the area to relax. Safety: I have been living in this area for 2 years now and have never felt unsafe walking around at night. The apartment staff has always been quick to alert the public of any security issues and I have not seen any apartment resident cause any concern for my safety. Buildings: The apartment buildings are all well maintained but I have not had a chance to really use the public facilities (pool, gym, ect). Neighbors are all very respectful with noise. Parking: You may have to mark by a different building if you arrive late at night, however, overall there are plenty of spaces. They are wide enough that opening car doors will not ding other vehicles. I also feel that residents park respectfully. Apartment: My apartment was clean when I moved in and I had no problems. Obviously with any rental - take pictures and document any issues with unit. I can hear my upstairs neighbor walk around but it is an apartment and I believe that is part of living here. I felt that the trade off was better than paying significantly more renting a house. All units have a name brand washer/dryer and dishwasher. Front Office: Staff is great. They have a system set up for holding UPS/Fed Ex packages. They have office hours 7 days a week and are friendly when working to resolve problems. Lease/Contract: Nothing out of the ordinary. Utilities are accurate and additional fees are similar to other apartments.
I lived in the marks for a one year lease, in a 1 bedroom w/ office apartment from 2012-2013. I have waited and experienced 2 other apartment complexes in Denver before deciding on coming back and reviewing the Marks. I have to say, the Marks is the best apartment experience I have ever had. Having lived in 2 states, and rented apartments for about 5-6 years, The Marks' staff was the easiest to work with and any issues that arose were handled quickly, and by friendly staff. The apartments aren't the most updated, but they are more than adequate and, even to this day the pricing is still competitive (similar places and areas I have lived in are shooting up towards $1500 for 1/bd). My only negative point is I wish the Marks would have tried to negotiate the lease re-signing price before I moved. I was quoted a high resign rate, found another apartment, and on moving out and handing over the key I was notified they would have lowered the price had I decided to stay. It was unfortunately too late, but often my fiancée and I think about how different and easier our lives would have been had we resigned here rather than try to flee and escape extreme rent prices in the area.
My husband and I lived in the Marks 25 years ago when it was first built, and again we moved back there for a year. I never had much interaction with the staff 25 years ago, but this last year, we had the worst of family tragedies, and the staff at the Marks were so exceptionally compassionate, and kind. Christina, is an amazing manager, always there if you needed her. Alyssa worked with us a lot, as well (sadly she has moved to another property) and we just thought the world of both of them. From the maintenance to the top of the food chain at the Marks, you could not find one person who was not nice and helpful. They took care of you like you were family. We moved out just a few days ago, but I want everyone to know what a beautiful property it is, how well it is taken care of and how all of the tenants are treated like they are the most important tenant. The staff and maintenance crew here are friendly, efficient, and easy to work with. I had very few issues come up while living here and they were all handled quickly and easily. I had quite an issue with my uhaul rental and had to stay an extra week. Luckily, my apartment had not been rented yet and they accommodated me staying at the month-to-month rate (prorated for a week). If I stayed in Denver, I would have stayed at this complex. My one big complaint is that they changed the policy on cigarette smoking halfway through my lease so that anyone who came over had to smoke INSIDE the apartment and couldn't smoke on the balcony or anywhere in the community. It was a pain having smoking friends over if they even wanted to come. A smaller complaint is that I drive a mid-size truck and 75% of the parking spots are made for super compact cars so finding a big spot close to my building was an issue. My neighbors were mostly nice and quiet and waved or said hi in passing. I would definitely recommend this place if you like a clean, quiet, family and pet friendly environment.
I would avoid this place, Rent to High for the place. Thier windows are cheap and get frost buildup in the winter. They have niose issues the floors squeck really bad. If you have an upsatirs neighbor you will hear every footstep. Over all just poor experince there, I would not suggest this place to anyone!
