Trust me, don't live here. Don't do it. I wish there was a 0-star option. I lived at Camden Vantage for 3 years. Since the switch from Alexan to Camden 1.5 years ago, I haven't been happy with them Pros - great rooftop view of Atlanta - very nice apartments and amenities - gated parking* - location: super close to 85, and O4W and Inman Park are awesome Cons - In addition to a one-time $400 pet fee (not a deposit), $25 amenities fee, and $150 parking fee, here's what I had to pay each month... 1. base rent 2. $30 valet waste (Not an option to take out your own trash. You have to get the valet, which doesn't run on Fri, Sat, or holidays) 3. $15 pet fee (if you have one) 4. $10 compactor disposal 5. $60avg water bill (total of entire complex divided by # of units + $10 for them to do the math) 6. $4 service fee (as if they do these finances by hand) 7. $11.17 base charge (was never explained to me) - Our rent was raised by about $400 every year. I get that the real estate is going up in the area, but that's ridiculous. There are absolutely no perks to being a renewing resident. - Don't expect help with management for anything. Maybe one in 10 times they were helpful and positive. - They won't hold packages for you. Former management did, but Camden decided they didn't want to devote the space and time to it. Which means packages are left at your door with the possibility of being stolen, or you have to arrange with UPS/FedEx/USPS to make sure they don't leave them at your door. - The past year our hallway has smelled like dog pee. I actually saw a resident let their dog pee in the hallway on the way outside. They never cleaned it up. Every few weeks there is dog poop in the hall. I don't know why management never considered using all that money they're getting to install security cameras inside. - *Crime: If you move to the area, you're probably aware of the risk, but you've got to be okay with the fact that your car and apartment have a good chance of being broken into. It happened to neighbors (apartment) and my roommate (car). The gated parking doesn't alleviate that, unfortunately. - There isn't enough guest parking. I understand that there is only so much space and that it's not something management could fix, but it was inconvenient when friends had to park down the street and had their cars broken into. (Also- residents would often park in guest parking and management wasn't helpful with preventing this.) - Not enough parking for residents in the gated decks because management has "visitor passes" for rent (not at an affordable price). Which means if I come home after 10pm, I have to park on the top level outside. I'm positive that if everyone were home at the same time, there wouldn't be enough parking spaces. - Moving out, we were charged hundreds of dollars in fees. Everyone has to pay a $75 cleaning fee upfront that doesn't actually cover anything. Even if your apartment is seemingly spotless, they'll find something to charge you for (Like a $20 oven cleaning). I even had a certificate I won from THEM for a full apartment cleaning and carpet steam cleaning that I'd been saving to cover these things during move-out. Didn't matter. We were charged $25 for leaving more than 1 trash bag outside the door for valet & $20 for a shelf I left on the wall because management had told me they would take care of it and not to worry about it. We were charged a $10 compact disposal for the last day of living there (it's $10 per month but apparently 1 extra day deserves the fee for the next month). $100 more because I hadn't given them my parking deca (my car died on the day of move-out so I couldn't give it back until I got my car out, otherwise they'd boot it for not having a sticker). Again, something I had already discussed with them that they said not to worry about. $215 more for carpet stains that they were going to replace anyway. I've met my character limit. I am current resident. Be careful for your money. Their rent payment system was error but I have to pay late fee and nsf fee. They just insist to pay the late charge and nsf charge without any effort to find reason. They noticed additional legal fee of $500, if I don't pay the late fee within two day. They or their rent payment system company made mistake. I have to pay late fee and nsf fee nevertheless I didn't make any mistake. Totally terrible.
I've only lived in Camden Vantage for a week now, but have to say that so far I am completely satisfied with it. The whole process of getting everything set up for the move was smooth and everybody in the leasing office was very helpful. So far I've enjoyed the rooftop garden and the gym every day that I've been living here, both are great. I'll be updating my review after I've been living longer, but I don't think it'll differ too much from this one. Definitely seems to be a great place to live!
Vantage is a very comfortable place of living and it would be a wise decision to consider making it a personal home. The property is well maintained and the landscape is nice. The drive into the complex displays an amazing view of downtown Atlanta, one of my favorite features! The inside of my apartment is clean, I had an issue with a couple of items, but maintenance replaced the items immediately after I put in a request to have them fixed. Thanks guys! The pool is clean and the gym is top notch!
Best place we've lived at so far. The staff are friendly, helpful and seem to go out of their way to foster a good sense of community. The amenities are great. I'm particularly a fan of the gym which is better equipped than what I would expect from an apartment gym. The apartments are pretty quiet, I haven't had any issues as far noisy neighbors or anything like that. Security is awesome, everything has electric locks and gated parking. All and all, I plan on staying here for quite a while and I would definitely recommend it to those still looking.
