Lived here for two years. While it's not the murder capital of Marietta like some people make it out to be, it does suck. I had an absolutely terrible bug problem the first year and management was in denial. It was so bad I was ashamed to have guests over. They tried to say it was because I left food out, but (a) I'm not a slob, and (b) I'd quit cooking/eating in the kitchen entirely because of the bugs. New management came and the bug problem went away. The second year they only opened 2 of the 3 pools and continued to advertise all 3. Their excuse was that they had to run a phone line to the pool... uhm, call AT&T and get them to run a phone line. It's not that difficult. What really got me was when I moved out and was handed to collections within a month before ever receiving a bill. I'd paid everything I owed on time for 2 years. Never late once. Suddenly I was getting 5 calls a day, and aside from the utilities, I don't owe the money I was sent to collections for. It's not a ton of money but I don't really want to pay someone else for the $110 of cleaning that I did and $25 for the gate key I returned. What a bunch of crooks! If you are going to lie and nickel and dime on move out, take a security deposit instead of paying 3rd parties to harass past tenants. Oh wait, then NO ONE would live there. They will also try to jack up your rent by a ton every year which is stressful. (I think they have a formula for how much they can raise rent by versus how much it will cost you to move.) They were trying to raise mine by like $80+/month when I moved. I really liked some of the people who lived and worked there but am truly disappointed in how unethically the place is run. Now I'm living 900 miles away and having to deal with this petty crap in addition to moving out of state. My advice: live somewhere else!!
We had multiple issues with illegal drug use and pest problems, management was completely unconcerned and rude to us about that. We moved out 2 weeks before our lease was over, I went in and filled out all paperwork, left them our forwarding address, turned in keys and wrote a check for our last utility bill. They incorrectly wrote our move out date as a week after our lease was over (not sure where they got that random date), then sent corporate the incorrect forwarding address (also not sure where they came up with a random address), which has now caused our account to incorrectly be put in collections. They've had to retract all of our information and our account from collections due to their errors, but this has been a complete headache. The management and office staff are HORRIBLE at their jobs. I seriously don't know how they are still employed.
Wow. I am a current resident. Only been here for 5 months and I feel like I made a huge mistake. First off let me say the grass isn't always greener on the other side. When I moved up here last year, not knowing the area i moved on franklin road in what now is called the gallery. Every one would tell me that's a bad area but I never had any problem. No noise complaints, no bugs, extreme spacious. the only reason I moved was because my apartment was basement level and i just don't like that whole concept. When it was time to renew my lease they didn't have any walk in 2 bedrooms so i decide i would move to where I can be accommodated. I use to ride pass laurel hill on my way to work so among other properties i stopped by. Did the tour and although much much smaller i liked the layout of the two two. I'm not going to even get into all the b.s i went through with those ratchet unprofessional leasing agents I'm going to get to the bigger issue. after the big screw up they did with getting my apartment, move in day came, when I walked in the apartment the odor almost killed me. It smelled of wet stray dog and old paint. Lauren said it was the paint. Okay i figured well it would go away in a few days if it's paint. I started moving my furniture in and realize my carpet was soaked. extremly soaked. As if they rushed a hour before and tried to clean it. finally two weeks later the carpet dried but not without leaving hideous stains. When the "paint" odor didn't go away i asked my neighbor did a dog live here previously. She said oh yes honey there were at least 3 of them in that apartment. Needless to say the apartment reeks. I'm embarrassed to invite any one over. I have spent so much money on spray, odor eliminator, candles. Nothin works. It's sad that the cable man asked did we have any dogs. My biggest issue of all is thebugs. I whole heartedly tell the truth when i say not a single day go by where i don't see one of those huge black cock roaches. I have called countless of times about pest control .they say they are going to add me to the list which piss me off because I'm like what list? I pay for pest control every month. Smh. I have to creep in my apartment with my broom ready to smack a roach. It's gotten out of hand. I am so sick of this place, i want out so bad. But I am trying to stick it out, as I do not want to ever break a lease but i am at my witts end with this bug infested stank ass apartment. With nasty neighbors that let their dog poor in the grass and in the wall way. I've had enough. I'm not going to oven start on the hidden fees. Omg please stay away from this place. i wouldn't recommend this community to ANY one.
If I could give it a 0 I would. Don't even bother filling out work orders cause it takes days or weeks or never to even happen. If you're expecting to swim when summer begins, add 2 months to that date and then maybe all the pools will be open. Also, leases are supposed to be 1 year. Not a year and an extra 20 days. Which I heard one of the management staff tell another staff member, "when you make a lease it has to be exactly a year from the date they moved in" after they just told me a move out date 20 days late and said it can not be changed. Almost done, and they lose your checks sometimes which is lovely. And don't be deceived by the gates, they get hit or break every other day. Oh but if you love tons of bugs, this is the place for you!
They get 1, count them 1 star because they don't have a negative number This place champions mediocrity. From the assistant manager Stacy, a blue ribbon loser when it comes to "management". Absolutely NO conflict resolution skills with this person. Racist, small mind, lazy, worthless turd are just a few of the adjectives that come to mind. Maintenance is incompetent at BEST. The office forwards the phone during the day so it doesn't ring, don't want to be bothered by those pesky tennnant people. Apartments are never ready on time, gate is NEVER secured. Assaults and thug life are rampant here. Trash over flows weekly, Mailboxes are in disrepair. Office staff never communicates to you , the Tennant, when things , like your move in date change. You are UNPLEASANTLY surprised on MOVE IN DAY! A water heater ruptured in an apartment and they did NOTHING for the tenant except tell her " That's why you have renters insurance " ARE YOU GETTING THIS! Take heed and listen carefully to what I'm stating here , save yourself the hassle and frustration, DO NOT RENT HERE! KEEP GOING RIGHT ON BY! NIGHTMARE.
