If I could give it 0 stars I would. Management was awful, they consistently lost my packages and the only way to get a work order done is say it is an emergency. When I moved out they hit me with over $700 of move out charges for items that were already falling apart before I had moved in. They did not try to contact me in any form, and just turned it over to a debt collection agency. I fought with this apartment complex to receive a partial reimbursement and it was a terrible and relentless process of the manager promising to call me back and never calling, even JRK, their management company, promised to call me back and never did. I had to call twice a day for 2-3 weeks in order to get results. The staff really acts like they could care less. DO NOT LIVE HERE.
So I moved in with some friends in August of 2015 (roughly). And overall, the pricing is probably one of the better deals you can find for a relatively nice apartment. However, keep in mind that here u get a good bit less than u pay for. Yes, the apartments are nice, the design and architecture is pleasing and its pet friendly (insane rent upcharges for cats and dogs tho) however the maintance crew is definitely sub par and borderline incompetent. In the heat of spring-summer, they labled our broken down A/C unit as "low priority". That doesn't make sense to me. The service is very unreliable. Sometimes it will take a handyman a few hours to get to you after you call the leasing office and sometimes he will take months. The apartments they sell are almost as is. The way they ready rooms as far as I can tell is replace severely damaged areas and paint over everything. There is at least two layers of paint peeling off my door. The staff at the office are nice and friendly but unless the big boss or area manager are in, not much gets done. I give a 2 based on the consensus of all my roommates bases on our experience. Warning: DO NOT PAY WITH CHECK. They will lose it and you will be harrassed by collection agencies. Paying online is the best way. Also, apparently they " lose" packages at the office. Overall, if ur a low income person/family looking for a roof over your head, it's not TOO bad, but if you can afford something more pricey, don't even look here. I'm moving out as soon as my lease is up
Here are some things I encountered while living here (thank goodness I've moved!): 1. Upon moving in we had a walk through of our apartment and were able to write down things that needed to be fixed before we moved in. We were told that these things would be addressed before we moved in. Except they weren't. After putting in 4 work orders....1 1/2 years later....still nothing fixed. (broken kitchen light, laminate floor coming up, dripping sink, ice maker not working) 2. The (one) pool did not open until mid-June. The other 2 pools were not opened the entire time I lived here. During the winter they do not cover the pool. Causing ducks and frogs to live there. So sanitary! 3. The water bill is based per apartment building and usage is split upon the current residents. Some of the residents in my apartment had multiple families living in them. Causing our waterbill to skyrocket! 4. In the fall our apartment had an influx of scorpions. Yes, scorpions. 5. There were a few "domestic violence" neighbors. Lot's of yelling in the middle of the night. 6. Speaking of residents.....I would advice not going to the pool alone. A lot of the apartment residents (grown men) would hang out around the pool (fully clothed)and in the middle of July why would anyone go outside and hang out at the pool and not swim? They were obviously watching the women who were at the pool. Completely inappropriate! Especially some of these women were mothers. Not safe! 7. We had a (huge) rat issue in our kitchen. After catching the rat, we were told that it was our fault that it got inside. What?! 8. After leaving this apartment complex, we gave laurel hill our change of address. Thinking that any bills would be sent to our new address. Nope. We did drop off a check for our last water bill that we received. Then a few days later we were notified by a bill collection agency threatening us to pay our bill....the same bill we dropped the check off for. Paid the angry bill collector. Called laurel hills. They lost my check. 9. The trash is ALWAYS broken and overflowing. 10. The gate is ALWAYS open. Even at night. 11. When we received our lease renewal notice, the rent had doubled in price for our apartment. Kinda weird for them to raise our rent so significantly after they never fixed anything. Just a warning to anyone thinking about living here. Sort-term, yes they can move you in asap...but in the longrun, not a good option.
If you need anything done you have to do it yourself. The office staff is completely incompetent. More than twice they lost or misfiled payments and related paperwork, resulting in harassment and collections calls, even after I moved out. Charges for pest control monthly, but my apartment was completely infested with roaches and other insects. Consistently high water bills, no shows from maintenance, my apartment was broken into and they wouldn't even come out and fix the door. Do Not Rent Here.
I give this place "NO STARS" ( I Had to give it at least a 1 * to send the post) Reason being everything about this place is an horrible experience, utter nightmare , from the gate, to the staff, including the maintenance workers, and the apartment its self. If your looking for an awful living experience, then this is the place for you, If not (PLEASE KEEP LOOKING). The staff does not care about the needs of renters, and their actions proves it. Its like their just there for a pay check, not to provide a great living experience for renters at all, I was paying to be in a gated community but the gate seem to always be available to anyone and everyone, I felt like what's the point of paying for a gated apartment if the gate is never closed, It completely defeated the purpose of it being gated, yet still I was being charged but never had to use the gate key. The pool was never in swimming condition I've been there through summer of last year and never once was able to get into the pool because of the debris and the green color, no one ever did what they needed to do so that anyone could enjoy the pool throughout the summer, I don't know maybe they didn't know a pool guy/company that would come out. I couldn't utilize the pool at all which I was pretty upset about, I've called the office many times about the amount of bugs I was noticing, I was told after going to the office because of the lack phone calls the was being unanswered, that someone will spray around the place, doesn't seem like that happened at all. I felt like I was sharing my place with bugs that just wouldn't go away, Anytime you call out to them you could barley get them to answer the phone to assist you with your needs. So going in would be a better way to handle issues which isn't always convenient, but that's just how the staff showed courtesy for others needs.Renting from this place was the worst mistake I've ever made, and I regret it, It might be ok as far as the picture goes, but don't be fooled its a complete money trap. Please save your time, effort, and money because this place is just not the place to be renting from, If It was up to me I would fire everyone for poor service, maybe even go as far as tearing the place down. horrible, horrible, horrible, horrible experience.
