If I could give this place negative stars, I would. Let me start with the incompetence of the office staff. They don't handle anything at all because they're money hungry. I've complained about my neighbor being too loud on several occasions and they did nothing. My husband, who is a sheriff, went up to talk to them, yet again to no avail. Finally filed a formal complaint with the Collier County Sheriff's Dept....They sent an officer upstairs, and the guy never answered his door. Management was upset with US because we called the cops and told us to use the courtesy officer next time. Second, no one cleans up after their pets, poop strewn everywhere. Mailbox area is so poorly lit that I actually tripped over a dog lease as I was entering my lanai because I couldn't see the lady our the dog. Raccoons have been stewing garbage all over, because the tenants are too lazy to use the PROVIDED garbage cans for valet pickup. My last, and most important complaint. We canceled our debit for our rent TWO MONTHS AGO, and gave our intent to leave paperwork, and they are still taking our rent out of our checking account. Three only good thing was......maintenance was on top of things for us. This place is a joke, and all they care about is cash flow, so be warned. Here, you're just a number and NOT an appreciated consumer.
Great location. Clean. Never have problems. I have a wooded view that I don't see other buildings. Little pricy. But happy overall.
Wish I could rate 0 stars. Don't believe recent positive ratings, I believe them to be written by tenants looking for a few bucks taken off the next months rent. We moved in, in Feb 2015. We moved out end of July 2015 and cut our lease short. Yes we paid 2 months rent penalty and had to pay for 2 months rent after we gave notice. $4000+ wasted, just to get the hell out of that hell hole. With many drunken alcoholic, chain smoking tenants in the complex it came as no surprise when our car was totaled in the middle of the night by a drunk driver who lived across from us. He took out 4 cars that night. The new mgmt company had many promises regarding the grounds and maintenance and our sales lady upgraded us to a "courtyard" view for $20+/month.. That courtyard was nothing more than a ditch filled with weeds and dog crap, rats.. yes rats, and a sewer grate that was completely blocked up which causes the ditch to convert to a swamp lake view with floating dead weeds, poop, cigarette butts and God knows what else. After the first weekend I ended up taking sleeping aids NIGHTLY bc the neighbors (7 ppl plus dogs in a 2 bdrm) were very loud, passed the noise curfew and allowed their 3 kids to run up and down the cement stairs all through out the night.. After numerous complaints, nothing changed. Even after I expressed anger and feeling like something bad was going to happen. Those neighbors eventually ended up in a physical fight outside, busted up a moving truck, broken glass everywhere, police banging on doors.. that was the weekend we left. I sprained my toe on uneven cement in the "pathway" from the parking lot and also broke a shoe in the same place, 3 months later the repair had not been done. Since we were "upgraded" to the "courtyard" we lost ample parking spaces which caused us to spend another $50/month on parking spaces. So for $70 more monthly we got a crappy view filled with dog crap, rats, garbage, rat traps and butts and parking spaces halfway through the lot from our door. Nobody respects the noise curfew of 10pm and often talk right outside your window in their loudest voice possible. I could hear the man on the other side of the wall fart at night and hear the baby cry downstairs. Baby didn't bother me, but hearing gasses and conversations while the neighbors brushed their teeth... ugh. Walls, ours were painted in sections, or touched up but in colors that did not match exact. Also dust was painted on, it always felt and looked dirty. The AC is loud enough to wake you up and at times you have to turn up the volume on the TV. The lanai doors were clouded so badly that it looked like the glass was smoked. Despite my complaints to management, nothing was done. After pleading for a lighter penalty to leave early I was basically told "too bad" and even after reaching out directly to the main Aspen Square office, I heard NOTHING back. Totally ignored. I got one letter demanding the fees and then a collection letter. I am not a debtor, I pay my bills. I was simply WAITING to hear back from Aspen. The grounds are awful, weeds everywhere and the roads are very bad as well. Easy to hurt an ankle while out for a run or pop a tire on a bike ride. The mail box area is not well lit or maintained. It is dirty and disgusting. The dumpster was disgusting and dirty, stinky and garbage was ALWAYS piled up outside. Nobody picks up after their dogs, its like walking in a mine field and to that complaint I was told to "take a picture" of the violators. The new golf green consists of 1 piece of green and 1. The pool is unkept, algae and leaves always present. Oh and when the pools were being re-vamped, the "pool ppl" aka nomadic type drinkers were given the apartment across from me. I was constantly checking behind me when I was making way to my door, they were some sketchy ppl and I am from New York. Overall this place sucks. Outdated and everything is reused. Our bath door was once used to open from the left, now opens from the right so the old hinge markings showed. We hated EVERYTHING here.
The best service that we have seen. Lorette is great we stopped in for a tour and she made us feel like we were at home. We had just finished touring another rental community but we left as the treatment wasnt great, she was an angel for us. River Reach staff you are all amazing, Thank you again. ~Mary, Rick
It's crazy to see how much change has happened since the new management group has taken over! The leasing office is now actually friendly and helpful. Had an AC issue last week and the maintenance staff had it fixed quickly. Some of the 'rougher' tenants have moved out and I feel safe and comfortable knowing the management team is working to turning this property around.
