Although I cannot speak for everyone's experiences, I can agree with the one star reviews 100%! Starting with the bug problem, I have seen the exterminator once since living here just under a year and a half and that is only because I went through the leasing office/management to contact the bug control company they use and directly talked to the company, setting up the appointment myself to spray for fleas, ants, roaches, and termites. After requesting on several different occasions and explaining I had a flea (which I think was contracted from the "dog park") problem, I was told I was put on list for the bug control. I took off from work 2 weeks in a row because I was told on two particular dates someone would be by. Both times, no show. Fleas, ants and roaches continue to be a problem. There have been some positive experiences like the pool but the leasing office and staff, is most definitely not one of them. A few months ago management posted a flyer on all resident doors stating that personal items are NOT ALLOWED outside your door with the exception of a door mat. Within the hour of maintenance removing items, I had forgotten about my bicycle under the staircase (that I had just rode that day), after realizing I had left it under the staircase I went to see, it was gone. After speaking with the leasing office, they reported that the bike had been trashed and they would look into it. Speaking with the leasing office for nearly a week, I physically went to the manager in the office and was told they didn't remove any bikes. RED FLAG! Yes, I should have had a lock on my bike, but it seemed a little strange that within that hour the bike was gone and had left my bike out like that on several occasions. I was inclined to think that maintenance, leasing staff or management was not about thievery, until my neighbor told me one day he had dropped his phone in the grass walking his dog. He tracked the phone with GPS and followed it to he leasing office. Once inside he asked about his phone and management was cooperative until he called the phone and heard it ringing several times. Any who, the pricing is way to much, for what is called "luxury", water bill is unfair. I left for business travel for a month and how is it that I still pay 60 dollars for water when not used...AT ALL? Maintenance is really not that great, although is not the worst I've seen. The pool this year has been the grossest pool I've ever seen from glass, to urine I guess, just nasty. I don't know what happen from last year but, this year it has been clear as mud. If I had to recommend this place to anyone, it would be college students and I would NOT call these "luxury" apartments. Overall this place has not been the worst place I've lived and I hate to be so negative about this company but I think a lot of little issues and problems I've had just adds up and this management seems to never improve.
STAY AWAY FROM THIS PLACE!!!!!!!! they will tell you false information to get you spending money and not getting it. They do not have a clue of what their jobs are.... Awful customer service.... Read the reviews before you go there. Yes it is in a great location, but go somewhere else.
Constantly changing "management" and staff. Most of the time, they are unhelpful and somewhat rude. Though it should be stated that not every experience with the front office has been bad. There have been staff members that were nice but next time I go in there and they no longer work there. I have put in a maintenance request twice to have my tile re-grouted in my bathroom because of mold. The maintenance man said he would be back and never heard back. I find it very unfortunate that you must be so forward and stern to get anything done. They recently sent out a letter stating the things we are not allowed to do such as putting curtains on your porch. Though I understand they want a "uniform" look, I feel as though residents should be allowed to decorate their apartment as they please. In a sense we are paying customers and they act as though it is a nuisance to deal with us. Without these residence they would not have a job. The worst part about this apartment complex is the water bill. It is COMPLETELY overpriced. I feel as though Landmark should be much more straightforward about the cost of water. The only real positive about this apartment complex is location. Overall, I find the change in management with all new staff every few months VERY frustrating. The apartment complex does not notify the residence when there is a change in this management. I don't feel as these new staff members get proper training in how to handle day to day situations with the residence. I completely understand that there are most likely residence who overly complain and do not pay their bills on time. I don't feel that all should be punished for the intakes of a few, The staff should remember that Landmark may just be a job to them, but for us it is our home.
I have been here for almost 3 years. There have been different "managers" nearly every time I have had to go to the office. I have never written a negative review for anyone, however I feel as if you are looking into this property I should warn you. After paying my rent on time, online for nearly 3 years I went to log in this month to have a $42 "convenience fee" with absolutely no notification that this was going to happen. I ask in the office and at the management property office and no one seems to know that this is on their site. I can not log in with my account and they say I can. Also, in addition to rent your water bill will be a minimum of $60/month that added on to your rent monthly. I was told they add up all of the water for the property and divide it among all residents. That was not told to me up front but something I have just come to accept. I am only home 3-4 days per week for 9 months out of the year but I pay the same water as a full family using water daily. I did not have heat until my 3rd winter here. I filed a request several times and they always came to "fix" it but it never worked until I went at the beginning of this winter and really pitched a fit. I pay for monthly pest control because roaches and ants have been in abundance since I moved here but they only come to spray once a year. I have purchased all ant roach things possible to keep it under control so why am I paying them to do it? Parking spots here are great only if you have a fiat. My car has been keyed and hit in this parking lot. The "granite counter tops" are not granite, they look like it from a far but I lived here when the redid them and they only sprayed them. They are impossible to keep clean and look cheap. I was told I was going to have a screened in balcony by the pool but when I moved in I was not even near the pool and my balcony is not screened in.
Very much enjoy living here. First, the staff is incredibly nice and very helpful. I haven't had any trouble with maintenance, they're normally in my apartment a day or so after I submit a request, so long as I don't put it in over the weekend. Residents are respectful and cordial. I also enjoy how close it is to shopping, and the beach is only a handful of minutes away as well. I would recommend this property to anyone.
