Came and checked it out, liked it. Was told on phone 6 and 12 month lease. When paperwork was done they ONLY gave us option of 13 month lease. The first day was nice, the second day the neighbor above us was horrible (banging on the floor very loudly, waking us up even in the other room from where the noise originated) and everyday after that as well; neighbors said several people have complained of same thing (perhaps why they moved out maybe? idk). Complained but little to nothing got done (he took it as a reason to get worse and retaliated by stomping everywhere and slamming things down); ultimately they said they can do nothing about it. Three days in ants started to show up for no reason. We had only just arrived and no food or mess was in unit. They never stopped coming. Work order consisted of ant traps that never worked (only drew more ants and leaving dead bodies all over our kitchen and bedroom). Cars are constantly screaming by at front entrance road into the apartment with VERY loud mufflers and at high rpm's... at all hours! The gate for the "gated community advantage" NEVER works! anyone can get in. The personal gates are often left open for no reason. When they are closed and people walk through they shut with a loud bang that wakes us up. Neighbors are nice but clearly being taken advantage of as well. No more free parking spots, there is never any place to park if you dont pay. Everyone seems to be moving out. No one seen moving in. My ONE bedroom went from 9 something to about 1,200 before expenses. I HIGHLY suggest you save your time and money and steer clear from this place! I dropped off money in the exact amount they wanted in cashiers check, but they refused it over less then a $100 difference; asking for more money then I was just quoted 20 minutes earlier (saying that the market value has "risen $80.00 this month, and will continue to rise every month and the lady who quoted you didnt know" (than why does she have the power to control such things?); which would also be reflected when lease runs out; meaning when your lease runs out the monthly change will reflect it). Then the next day they showed up in force, banged on my door very loudly demanding the check back (yes, the very same one they chose to return....) with a horrible attitude that scared my gf. We have kept carpets brand new, constantly cleaned and were even complimented on it by a maintenance worker doing measurements in the unit, paid rent and were never a problem to them or neighbors. The only problem about rent that arose is when the manager herself LOST a cashiers check! Claiming that she "remembered taking it, noting that it was a cashiers check but lost it; "problem of the change in ownership (not a change in management)." Three months later (without any word) she is demanding the amount again. They constantly leave 24-hour notes on the door for various reasons (occupancy check, inexplicable measurements) and one time the 24 hour notice stated they would be here before the 24 hours was even over! Other times they didnt show up at all; wasting our time. Slum lord, without a doubt. The manager will smile when you get here, then she acts strange, rude and discussed your business in front of other tenants, maintenance workers etc. and simply claims that "its not any vital information." I would like to stay, but these actions are borderline criminal and I have never had to deal with ants before. Oh, one more thing; I LOVED everyone in the office (except the manager). The ladies there, and one guy, were so nice to work with; VERY friendly. There was one that spoke with us alot in the beginning; Staisha? If that's incorrect spelling than forgive me, but she was amazingly nice and helpful. They hire wonderful people. IMO: The manager should be replaced, if this company wishes to thrive. Shes very combative and seems to be looking for fights.... I mean who in their right might returns money? And gets angry with nice people who have done well and respected their property? Bad business. They will do well do dispense with here services.
This apartment complex is great for people utilizing public transportation, as the MAX is just a quarter-mile down Burnside. Anytime something has been broken, or needs mending, our service requests have gone through quite quickly and professionally. One thing I do not like however, is that none of the gates- aside from the car gates- work. It is a little upsetting to be super excited to have gates on all sides that require keys, just to be letdown and know that they are all broken, and no matter how many times a complaint is put in, they are not fixed. If we are paying to live in a gated community, I would like the gates to actually work.I would say that that (and the office never answering their phones) is my largest grievance with this apartment complex, although the noisy neighbors come in a close second. No matter how many times they are complained about they still blasting their music and shout at all times of the night. Another grievance I have is the rent skyrocket-Avalon Apartments was bought by a different company and are now called the landings at Morrison. When Avalon was purchased, the rent skyrocketed so now a 400 something square for an apartment went from around 800 a month to around 1200 a month with Pet, sewer, and electric. The manager can be somewhat snotty if you catch her on a bad day, but for the most part all of them are nice. If you're looking between places, I really would not recommend living here. The amenities are subpar and definitely not worth the price tag. 2/5 would not recommend.
As for safety the gate is usually broken. There are gates all around the complex that get left open and I saw a young teen jump the so called *GATED COMMUNITY GATE LAST NIGHT!!* DO NOT MOVE HERE!! RENT IS HIGH AND STAFF IS POOR!! When there is an issue i have to continuously call because no one will get back to me at the office. You might as well go talk to them in person because as a tenant here today I feel very well mistreated!
I've been a resident with my boyfriend since June of this year. We fell in love the moment we took a tour. In Gresham, it's very hard to find a clean, quiet complex. This is definitely clean and quiet. Maybe it's due to the higher rent, but if higher rent is what it takes to live safely and quietly, so be it. I love it! The staff is friendly and knows you by name after a good while. I've only had one issue whilst living here, loud neighbors. The staff dealt with it wonderfully and were very receptive of my concerns. They even check in after a few days to ensure things are still OK. The apartments themselves are beautiful and very big. Patrol is here regularly, which allows me to feel safe and protected. Please do not take negative reviews too seriously, it's usually people who were poor tenants, got confronted by staff/neighbors and then took revenge by writing an angry and untrue post. Come live here, you won't regret it!
Avalon Apartments in Gresham has a friendly staff and a nice community of residents. I have had one maintenance issue in 6 months and it was fixed within 3 business hours. I am recommending Avalon for its great staff and friendly community.
